When does basement wall framing demand pressure-treated wood?
This subject house was built in 1956 and the basement was recently "finished."  At least that's what the house features list touted.
The "finished" basement had many things left unfinished.  Like wiring that wasn't hooked up, holes left in the walls where wiring was fished, no handrail or guardrail on the staircase, and various wood moldings not completed.
But there were various signs that the basement was not finished professionally, indicating, therefore, that there was never a permit pulled. 
One big sign was that none of the sill plates had used pressure-treated wood.

Let's speak frankly about Carpentry 101 - plumb, level and square.
Warning:   If you don't like disgusted sarcasm caused by regular experience do not read further.
I see things during pre-drywall inspections that are simply silly.  They are infantile.  They are amateur.  They reflect a lack of understanding.  They reflect an lack of care.
 
THEY REFLECT WHAT OUR COUNTRY
AND THE TRADES
ARE TURNING INTO.
 
Am I speaking too frankly now? 
To begin:  a few simple definitions.
PLUMB - vertical, absolutely straight up and down.
LEVEL - straight from side to side, with no incline.
SQUARE - quadrilateral, an edge with a 90 degree angle.

Which window trim is better done?  And why?
Often I see this sort of thing.
The window on the left is the subject house of the home inspection.
The window on the right is the neighbor immediately to the right.  (I looked over the fence to compare, and took a photo through the fence.)
Both houses were built at the same time.
The subject house, photo on the left, is not done the best way for two reasons:
1.  There is a horizontal seam in the window trim.  It is much preferable NOT to have such horizontal trim seams as they can trap water.  Other windows higher … (14 comments)

For sure, slap happy "carpentry."
The quotes are because one might say carpentry is involved, but it is not.
It might be better said slap unhappy "carpentry."
But that is just me.
This is a garage roof that has had attention!
And the wrong kind.
One end bulges upward and the other sinks downward.
It can't make up its mind.
It might even be the one "fix" caused the other problem.
I suspect that the right side in this photo used to sag, like the left.
And I don't know if in the photo to the right this was the first "repair" or not.  The cross beam in the bottom … (14 comments)
