improper materials: How NOT To Flash A Chimney, Or A Roof - 02/15/12 06:52 AM
So often, more than seeing something flashed correctly, I see how not to flash a chimney, or a roof. Roof tar does not flashing make! Period. It's great UNDER "stuff," like shingles, or vent covers, and when under it is long lasting. But it is not intended to be installed (my word is "gooped") over "stuff!" But it does inspire song! Please, feel free to sing along. It's best to bob your head too... I SEE A RED CHIMNEY AND I WANT IT PAINTED BLACK, NOT ONLY IN THE FRONT, BUT UNDER AND

It was a dark and stormy night... It really was! We had just moved into our new house, about 13 1/2 years ago. It still had that new house smell. OK, I had done the final walk through and there were 400 things the builder "promised" to take care of. Yes I ended up doing most of them myself. I like to take care of things right away. This is the same new construction as was the previous post. Remember, my beef is professionalism and longevity of work done. Improper materials always cause things to fall apart or otherwise become damaged quicker than they should! And often AFTER the warranty expires! And as to pre-drywall inspections, which I do a lot of, I said this: I have done enough of these to walk into a house and see where the professionals work and where they don't... This is your basic shower stall pan. Plastic, framed, plumbed and attached.

An interesting email came the other day. It was from a former client, for whom I had done an inspection four years ago. His house at that time was only two years old. All the window trim on the house was beginning to rot. My comment at that time was that this was a lot of rot developing in only two years, and that it would get worse. I also suggested that since it was on nearly window that the problem was likely due to improper installation. At that time I was unable to see what could have caused it, but

This is the same house on the previous post and could probably take up a couple of chapters in a home inspection training book on things you hope not to find on a remodel. This house could provide 30 blog posts. Many rooms had been changed. The master bathroom was enlarged by eliminating the linen closet. They wanted a larger, more modern, double shower stall. It looked nice, but sacrificing the only linen closet is not recommended. It had a new vent fan and HVAC register. The register blew no air. The vent fan worked fine (I employ the toilet paper

Some problems in a home can be a ticking time bomb. This, my fifth of six posts regarding What I'm Seeing Now in new home construction, eventually will be a big problem. A true ticking time bomb. Or bombs. There are actually two things: Drywall screws used to secure toilets. Properly installed toilets can be very secure. They often hold a lot of weight, for many years.
