The quip that the three most important things in real estate are "location, location, location" has become such a cliche that we don't give much consideration to what it means anymore. I've posted a couple of times on my blogs about an experiment that I do sometimes going to a community I'm unfamiliar with on Realtor.com and examining the copy written for the higher end homes for sale in that market. It's strange but something always seems missing. It's context. It's what kind of forest is this? It's what's the location, location, location all about for this home?

The lead editorial today in the Durham Herald-Sun is headlined “Durham’s message is getting around.” It sites a poll that seems to confirm that the residents of Wake and Orange counties increasingly have a favorable view of Durham. It cites the efforts of the Convention and Visitors Bureau, The Chamber of Commerce and Downtown Durham, Inc. for doing a better job of telling Durham’s story. A friend and reader of the Durham Luxury Real Estate blog forwarded an article to me about branding in real estate. The analysis was primarily intended for large national developers but it made some points worth considering in our effort to improve the marketing of luxury properties in Durham.

There's an old cliche in advertising that advises "sell the sizzle not the steak" or emphasize benefits over features. In spite of this most of the advertising of homes for sale emphasizes square feet, lot size, number of rooms, and other features...not benefits. This is really just a lingering habit from a boom market.
As the market shifts from one dominated by sellers to one dominated by buyers the best agents will begin applying more sophisticated marketing techniques to make their listings competitive.  One way to begin shifting this perspective is to empathize more with the buyer's situation.
