real estate: Free MLS Listing! Or is it? - 10/31/07 07:45 AM
I recently came across a young couple looking to sell their home and they want to save as much money on the sale of their house as possible. Who doesn't? The first place they looked was to try to sell their home themselves and save on agent commissions. They elected to post their house on a website called Iggyshouse.com which claims to give you a free listing in the Multiple Listing Service (MLS), post you on Realtor.com for free and advertise your house for sale on their site. More about Iggyshouse.com later. I can't blame them. I sold my first house by

real estate: Let's Make a Deal - Crafting an Offer in A Buyer's Market, Part 2 - 04/18/07 06:06 PM
This is a continuation of my first post, Let's Make a Deal - Crafting an Offer in A Buyer's Market, Part 1 Like any good detective, either you or your buyer's agent have gathered intelligence about the seller, the home you wish to buy and the marketplace. The information you've obtained will not only help you in developing a price to pay but it will also help you determine a strategy. What goes into an offer? Price, deposit amounts, contingencies (mortgage, inspection, attorney approval, etc.), inclusions (appliances, pool equipment, etc) and closing date. Price. Before you submit your offer, determine the maximum amount you

real estate: Let's Make a Deal - Crafting an Offer in a Buyer's Market, Part 1 - 04/13/07 11:37 AM
Despite the overabundance of houses on the market, sellers are not giving away their largest asset to buyers at "low, low prices." At least not in my market. As a buyer, you still have to craft your offer in order to catch the eye of the seller and at a minimum, pique their interest enough to begin negotiating with you. Great deals exist in this market but many more can be made with a little work. Here's how to make your next home purchase a deal. Be Prepared. Before you begin looking at houses, be ready to buy. Obtain mortgage pre-approval. Sell your

real estate: How to Find the Best Home Buying Professionals - 04/02/07 08:05 AM
This is an article I wrote for First Time Homebuyer Magazine, a publication in Connecticut. It appears in the October/November 2006 edition. The perfect spot to call your own. Room for your family to grow. A yard in which your kids can play. Whatever your dream for your first home may be, the most important thing you can do is to find the best people, your real estate team, who will help make your dream a reality. The key members of your home buying team include a real estate agent, mortgage lender, attorney and home inspector. As a first-time homebuyer, what you

real estate: Trouble Selling? Your listing in the MLS may not be attracting buyers or their agents - 03/26/07 07:53 AM
As a buyer's agent, I am constantly amazed and quite frankly, disappointed, in the information found in the average listing available through the multiple listing service. Whether intentional or not, agents leave out vital information - information that is crucial when I'm making a decision about whether or not to show a property. If you currently have a house on the market and it's not selling or being shown, ask your agent for a copy of the listing as it appears in your local MLS. You should do this anyway after your agent takes the listing. Here are some things agents frequently leave out: Photo(s).

real estate: Websites Every Home Buyer and Seller in Connecticut Should Use - 03/25/07 09:16 AM
This list is not comprehensive but these sites are staples in my real estate agent repertoire. Maybe you know some of them, maybe you don't - but you should... Agentsonline.net - Want to know what real estate agents really think? This site is a lively forum where agents ask each other questions and get advice. Another great feature is that consumers can also ask real estate agents questions and get feedback, without any obligation whatsoever. Visionappraisal.com - This is the largest single source of real property and sales information in the state. If the town you're looking for isn't covered by Vision Appraisal, here are some
