sellers: Finish Before You Begin! - 06/18/07 07:09 AM
Okay, let's try a small experiment... Close your eyes for a moment, and let your imagination take over. Picture yourself as a buyer walking through a home you may wish to purchase. As you step from the fresh outdoor summertime breeze into the home, your nose immediately notices a slight musty smell. The home appears in good condition except for carpeting that shows heavy wear from the activities of a large family and three dogs. Once inside, you mention the heavily worn carpeting. The homeowners explain that they will recarpet the home. They point out new carpet samples on the dining

sellers: Relocation Buyers...a Valuable Source! - 04/19/07 02:17 PM
For the homeowner planning to sell, one of the best sources of ready, willing and able buyers are the "out-of-town" purchasers. They posess all the qualities desired in a buyer, i.e. the motivation to purchase quickly, sufficient dwonpayment to qualify them for a mortgage, and stable employment to justify the purchase. As if to prove the point, not long ago The Codgers held a Carnival here on Active Rain to find homes with great (or not so great) curb appeal. If you have clients getting ready to sell, here are some suggestions to improve their chances of making that great first impression with buyers. Have them walk across the street and take a look at the exterior of their home, the way

sellers: Knowing Exactly When the Market Will Change - 02/21/07 10:41 AM
How would you like to know when the real estate market has hit the bottom and prices can be expected to appreciate again? Wouldn't that knowledge be worth a great deal? Well, believe it or not, I can tell you when that will happen. And if you want, I will share my knowledge with you. You see, it's actually not all that difficult to forecast. The reason for our current depreciating real estate market is simply that more homes are coming ON the market than are going OFF the market. About 19 months ago in the area I sell real estate (the
