La Grande Oregon Foreclosure Update August 2011 | La Grande Oregon Real Estate | Union County Homes For Sale

Luckily for home owners and Realtors alike, La Grande Oregon's Real Estate market is not saturated with foreclosures. In fact, at this point foreclosures in Union County's real estate market account for less than 5% of the homes currently listed for sale. This has allowed pricing on homes in La Grande and other cities in Union County to remain reasonably stable.

Elgin Oregon is currently the worst hit with foreclosures in our area. Elgin has some acreage foreclosures and short sales currently for sale. However, these homes do not have a tremendous effect on La Grande's acreage real estate market, because due to distance to the Grande Ronde Hospital and Eastern Oregon University, Elgin is not as desirable an area to the professionals that can afford the higher priced acreages in Union County.

I do maintain an inventory list of La Grande and Union County Foreclosures For Sale, although they are not always the buy that the consumer is expecting. Feel free to contact me if you have questions regarding the Union County Real Estate market.

La Grande Oregon Real Estate Market Snapshot: Real Estate in January 2011

So far in 2011, La Grande's real estate market has seen moderate activity for this time of year. Buyers are looking for deals and trying to leverage sellers off their list prices by at least 10% in all the offers I am seeing and writing. Most buyers in La Grande's real estate market are asking for the seller to help out with some closing costs. We have had a lot of snow recently in the Grande Ronde Valley, but that has not seemed to slow the buyers desire to look at property.

A new development in La Grande's real estate market for 2011 has been a (small) surge in Union County foreclosures. These foreclosures, especially in the La Grande area, have the potential to damage owner occupied property pricing if they continue to enter the market. The La Grande area has had a shockingly small number of foreclosures in the years since the recession took hold, to the surprise of out of area buyers. Our prices are in gradual decline but we have buyers so I do not anticipate a massive drop in 2011. We can thank our diverse economic base including the Grande Ronde Hospital and Eastern Oregon University for sheltering La Grande from the more damaging aspects of the Great Recession.

My advice to La Grande Oregon sellers is to price aggressively. I have seen many homes follow the market down the last two years when a substantial price drop on the front end would have netted more cash in the long run.

Will the Foreclosure Surge Skip La Grande Oregon? | La Grande Oregon Real Estate News 2010

For some, the thought that a small town in Eastern Oregon is not saturated with foreclosures and short sales boggles the mind. However, the truth remains that by comparison to larger areas, we have not seen nearly the drop they have seen. Sure, we have lost some real estate value and we have a few foreclosures, but no where near the surge that nearly destroyed cities like Bend and Portland.

So why you ask? There are a number of reasons but I will touch on the ones I believe are the most obvious and biggest contributors.

Eastern Oregon did not overbuild. During the boom, we just did not have subdivision after subdivision going in.

Extreme aesthetic beauty. If you don't know, you should take a trip here.

Low home values to begin with. While we saw some folks shooting for the stars in 2007, we never really had values that were 50% over market.

So now we look toward the future. Will we see a foreclosure surge in 2010 that will ultimately reduce our property values? I think the answer lies with the other areas. Portland and Bend are recovering. California is on the rebound. These have historically been sources of buyers for our small community. We did sustain job losses, but perhaps just as unemployment and savings accounts are running dry, the out-of-towners and an improving economy will help prevent the foreclosures that could occur.
