burlington county: Camden County and Burlington County | NJ | Seller Financing - 09/01/09 09:01 AM
This is another great article that I just read.  I've blogged a lot about seller financing and other alternative methods of buying a home, and I thought it would be good to share another professional's perspective.

burlington county: Camden County and Burlington County | NJ | First Time Homebuyer Tax Credit - 08/29/09 08:21 AM
This article makes a great point that a lot of people don't realize.  I know that there is a big push to extend the credit, but if I was a first time homebuyer, I wouldn't be gambling my $8K on it.
Give me a call if you're interested in purchasing a home before you miss out on the $8,000 tax credit.

burlington county: Camden County and Burlington County | NJ | Real Estate Investing - 08/27/09 06:11 AM
I wanted to pass along another article today.  I'm glad to see that it's not just South Jersey experiencing this recovery.  It seems that investors are getting back into the market on a daily basis.  I would disagree with the author though, I don't think that these bargain prices will last too long.  I've seen situation with multiple offers more than once in the past month.  If a property is priced right, the buyers are lining up.
If you'd like buyers lining up at your door, give me a call today.

burlington county: 53 Rye Ln | Larkspur | Shamong | Burlington County | New Jersey | Home for Sale - Success - 08/21/09 07:15 AM
I know that I've been talking a lot about all of the good news out there in the housing market, and I just wanted to take a minute to thank all of my clients, and the people like them that are making this recovery happen.  I think one of the best examples of this recently were my clients at 53 Rye Lane in Shamong.  They listed their house with me a little over a month ago, and it was under contract within 30 days.  Now there home is in an area where several other homes have sat on the market for … (0 comments)

burlington county: New Jersey | Selling Homes in Today's Market - 08/20/09 08:41 AM
Well, again it's been a few days since I've posted anything to my blog, and again it's because there is just so much happening in our market.  Last time I mentioned that I had just gotten two houses under contract, and since then I've put one more under contract and have one small multifamily investment property that we're negotiating.  This is just incredible activity given the recent past.
In case you're wondering, none of these homes are being given away, and only one is a short sale.  I think that this is more evidence that the recovery is in full swing.  … (0 comments)

burlington county: South Jersey Real Estate Investing - 08/05/09 10:11 AM
I had an interesting conversation with an investor the other day that I wanted to share with everyone.  I had met this investor a few times and had sent him the occasional multifamily or commercial listing.  At some point in our conversations it came up that I am also an investor, and I typically purchase properties that are very similar to the ones that he looks for.  After that comment, it said that there was no reason for me to show him deals, because clearly I would be taking all of the good ones for myself.  I heard this before, and … (0 comments)

burlington county: Camden County and Burlington County | NJ | Rent to Own Opportunities - 07/29/09 03:37 AM
It's been a little while since I've blogged about rent to own opportunities, but I think that it's about that time again.  As many sellers are finding it difficult to sell there properties, more and more are starting to entertain the idea of selling their home as a rent to own.  I've come across several of these opportunities recently, and some of them are still available for a 'well qualified' buyer.
At this point some of you may be wondering what a 'well qualified' buyer is for a rent to own, and the answer is: it depends.  For most of the opportunities that I've come … (1 comments)

burlington county: Medford Village | Medford | Burlington County | NJ | Buying a Home - Negotiations - 07/15/09 07:54 AM
Yesterday I was speaking with another agent in my office about negotiating, and the topic of silence came up.  This is one of the true secrets of success in face to face negotiations.  The secret is that after you have stated your case and asked for what you want, Shut Up.  I've often read, and seen in practice, that the first one to speak after an offer in made loses.  Sometimes I'm amazed at the power of this technique.  I was speaking to a potential seller about a property that I was considering purchasing earlier today, and after he stated his … (0 comments)

burlington county: Medford Village | Medford | Burlington County | NJ | Buying a Home - Negotiations - 07/09/09 04:35 AM
As a continuation of yesterday's post, today I'm going to cover the basic things that a home seller should do to prepare for negotiating the sale of their home.
1.  First the seller should figure out what their bottom line is.  What is the minimum that they would take for the home and still net the amount of money that they truly need.  This should always be decided up front because it is when the seller is thinking most rationally , and not yet caught up in the drama of the negotiating process.
2.  Then the seller should determine the market … (1 comments)

burlington county: Medford Village | Medford | Burlington County | NJ | Buying a Home - Negotiations - 07/08/09 03:08 AM
As promised, I'm going to spend a little time blogging about negotiating the sale or purchase of a home.  I think that the first and most important tip that I can give is to be prepared.  I know that this sounds like common sense, but I can't tell you how often I'm involved in negotiations with people who clearly have not done their homework.  Let's take a quick look at what the buyer should do to prepare for the negotiating process:
Buyer Negotiation Preparation:
1.  The very first thing that a buyer should do is to know what they can afford.  This entails … (0 comments)

burlington county: Medford Village | Medford | Burlington County | NJ | Buying a Home - Negotiations - 07/07/09 08:35 AM
I was speaking with a client of mine this afternoon about negotiating an offer for a home purchase, and it occurred to me that this is a topic that I have neglected to post on my blog.  I believe that negotiating a one of the most important aspects of my job when working with both buyers and sellers.  I'm not sure if it would be completely fair to call myself an expert negotiator, but I have been negotiating for a living since 2001 and I have also studied negotiations on a graduate level while earning my Master's degree in Real Estate … (0 comments)

burlington county: Medford | Burlington County | New Jersey | Pricing Your Home to Sell - 07/03/09 06:43 AM
I had the pleasure today of listing the home of a good friend of mine.  I say it was a pleasure because it's great to go to a listing presentation and know that the person that I'm talking to trusts me and knows that I'm looking out for his or her best interest.  Now I'm always honest with potential clients, but I can often tell that they're wondering if I'm really looking out for their best interest.  This usually becomes most evident when we talk about pricing their home.
I strongly believe that if my client is truly interested in selling, they … (0 comments)
