2 Week Countdown to Thanksgiving

Thanksgiving Tips

Do you remember Thanksgiving in your first home? Maybe your entire family came and you prepared the entire meal, or maybe it was just a small gathering and everyone brought something.

As we reflect on this past year, we have had many home buyers come through our doors who took advantage of the First Time Home Buyer's Credit. For them, this will be the first major holiday in their new home. Thank you for letting us assist and be apart of such a rememberable time for you.

Whether you are celebrating your first or your twenty-first Thanksgiving in your home, the Morales Team wishes you and your family a Happy Thanksgiving.

2-Week Countdown to Thanksgiving

A day-by-day guide to getting it all done, stress- free www.goodhousekeeping.com

As the holiday season is drawing close, we hope these links will help in the preparation of holiday meals and celebrations www.eatturkey.com

A popular way to celebrate holidays or any party occasion is to invite friends and family to a buffet. However, this type of food service where foods are left out for a long periods leave the door open for uninvited guest-bacteria that cause food borne illness. Be sure to read over these tips for the USDA's Meat and Poultry Hotline to help you have a Safe holiday party. www.usda.com

Children and Moving

When you decide it is time to move, it is important to engage your children in the process. Depending on the reason for the move and the distance, moving can cause some concerns for children that parents may not be aware of right away. Moving often means going to a new school, leaving favorite playmates, and experiencing a lot of uncertainty about what the new neighborhood will be like.

The transition will be a lot easier if your children support your efforts to get your current home sold. How can you get them involved in the process? Include the whole family in discussions about the move and invite the children to participate in house-hunting trips. Ask for the children's cooperation in keeping their toys and clothes picked up. Teenagers may be especially touchy about strangers invading their space, and may resist keeping their room in "showing" condition. Stay communicative with your children about developments in the home sale to help them feel connected to the process.

Work with a real estate agent who is comfortable with children and can remain sensitive to your children's needs and concerns. When the house sells, take the whole family out to celebrate the event.

Kids and moving

Although various proposals to extend the expand credit have circulated in Congress for weeks, Senate lawmakers finally reached a deal in recent days.
Home, Gardening Tips Fayetteville, NC

The practice of "deadheading" or removing spent flowers is necessary in some cases in order for the plant to produce an abundance of blooms. Deadheading makes the plants put more energy into making more blooms or a stronger plant instead of making seed.

WATERING AND PESTICIDES

Water your plants several hours before applying pesticides, especially during dry weather. Plants that have not been watered are possibly drought-stressed and have less water in their plant tissues. The chemicals that enter the leaves will consequently be more concentrated and may burn the leaves.

AMARYLLIS CARE

Hopefully the cold weather will be over soon. As soon as the danger of frost is over, amaryllis that was forced into bloom can be placed outdoors for the summer. The potted bulb should be placed in a shaded location and fertilized with 1 teaspoon of 5-10-10. Bring it back indoors before frost, and let the soil dry completely so the bulb will go into dormancy. After leaving it in a cool, dark place for eight weeks, bring it back into the light and begin watering again, in another eight weeks, your amaryllis should bloom again.

ORGANIC GARDENING

Organic gardening is a gardening technique wherein no artificial fertilizers or pesticides are used for plant propagation. Only natural nutrients are used. There are some natural insecticides available such as Neem Oil and Insecticidal Soap. Also be sure to use alot of compost to build up a healthy soil.

View some vegetables that grow well in fall and winter

Evaluating Neighborhoods

When sellers think about curb appeal, they usually think about their own front yard and the effort required to keep the house looking good. When prospective buyers look at homes, they evaluate both the house and the neighborhood. The price that your neighbors get for their house will have an impact on the value of your home.

This knowledge makes its own case for doing your part to make the neighborhood appealing. The time to take remedial action is before you think about moving, especially if your house is the one with peeling paint, over-grown bushes, rusty bicycles, and cracked sidewalks. The value of your home will be largely determined by the recent selling prices for comparable properties, and neighborhood "eyesores" do not help to keep the values up. Even if you don't feel that you will ever move again, you will enjoy living in a house that is a real source of pride.

Getting Home ready for sale

Here is a scenario that you may encounter when you sell your home. You make a listing appointment with a real estate agent who shows up with a detailed market analysis and a list of all the advantages of listing with his or her company. The agent then walks through your home with you, making suggestions about how you can present your home at its best.

The real estate agent's recommendations about cosmetic "fix-ups" make some sellers feel a little uncomfortable. They realize how long they have put off all of those "little" projects. If the suggestions about the cat box, spider webs, kitchen and bathroom cleanup, and removal of clutter make you feel a little defensive, remember that none of this is personal! Most sellers need a little coaching to make their homes show well. Providing suggestions for home staging is an important part of an agents job. The better your home looks while it's on the market, the more likely it is to sell quickly, and for top dollar.

Getting Organized

Be sure to check out www.onlinehomes4you.com

Looking at homes can become overwhelming for many prospective buyers. The properties start to run together, and you have trouble remembering which homes you liked a lot and which ones you didn't. Real estate agents use a few tricks that can help you remember what you have seen.

Usually the real estate agent will give you a copy of the listing with all the pertinent information. Write down one distinctive feature on the listing sheet that will help you remember the house. Maybe the house had unusual moldings in the dining room, a red door, or unusual wallpaper. If the house was particularly interesting to you, put a big star on the top of the page to remind yourself that you would like to see it again or even perhaps make an offer. If there are features for which you have a strong preference, or if you eliminate a house from consideration for any reason, be sure to tell the agent why.

Communication between you and the real estate agent is key. This will save you a lot of time and effort in your search because the agent will show you only the homes that meet your particular needs.

If you are looking for a new home, it is important to communicate with your real estate agent about any special aspects of your lifestyle that will influence your choice. This information will help your agent to locate the perfect home for you and your family.

Are you a gourmet cook who loves giving lots of parties? Do you want space to accommodate hobbies such as painting, photography, or woodworking? Will your decision be influenced by the accessibility of a community gym, a golf course or tennis courts? Does your son need space to rehearse with his rock band? Do you need a home office? Are you planning to enlarge your family? Is there someone in your household who cannot climb stairs?

Knowing the significant factors that will influence your housing decision helps the agent to narrow the selection of homes on the market.

Home Inspections

In short, a home inspection is a visual, non-invasive examination of all the major installed systems and components of a home. It is quite simply, the best way to protect against unforeseen problems and future expense. Home inspectors generally receive formal inspection training either through an independent, nationally accredited training facility or through the franchise they have purchased. Previous construction experience is obviously a big plus. All inspectors should have errors and omissions insurance and many carry liability insurance as well. Most inspectors belong to professional organizations such as ASHI (The American Society of Home Inspectors): NAHI (The national Association of Home Inspectors): or A.I.I (The American Institute of Inspectors), to name a few.

Inspection reports will be written and should offer photos, generally are either in a narrative format, a checklist format or some combination of the two. It is important for the inspection report to be complete, concise, accurate and easy for you to understand. It is important for the inspection report to be complete, concise, accurate and easy for you to understand.

The role of an inspector is best described as first being a "point man", to identify and evaluate problems: second to be an educator who helps you understand the significance of the problems: whether they be major problems, safety issues or simple maintenance repairs: and third, a source for direction to expert resources to help resolve issues or problems. A thorough inspections (taking 2-2.5 hours), and inspection report should serve to put any issues discovered into their appropriate place, thus facilitating the negotiating process between yourself, your agent and the seller by helping you make well informed decisions.

Every report follows a somewhat different format; however, in general, the following areas are addressed:

The Exterior Structure, The Roofing System, The Grounds or Topography, The Garage, The Interior, The Bathrooms & Utility Area, The Kitchen, The Attic, The Heating System, The Electric System, The Plumbing System, The Crawl Space

Does a newly constructed Home need a Home inspection?

Certainly any home inspector stands to benefit when a client can be convinced to have a home inspection, but what is an honest answer to the question? Is there a certain age of a home at which an inspection becomes justified? It would seem the best thing to do is simply supply facts so that you can decide yourself. To begin, understand that this is an imperfect world, full of imperfect people (including local building code inspectors), working with imperfect materials. One would expect a new home to be flawless, and outwardly they may appear so, but often time's small overlooked details can become more serious and expensive problems years down the road. In other words, every big problem that is found tomorrow started out as a small problem today. If you were to ask any group of inspectors if they have ever, "not found any faults", with a newly constructed home, the unanimous answer would be NO. This is not to say new construction is bad, people don't care, or workmanship these days is poor...it's just an imperfect world! Toward that end, here's a list of a few actual finding gathered from new construction inspections:

No insulation in attic, bath fan ducts not vented out of attic, no duct installed for clothes dryer, no insulation in crawl space, heat ducts in crawl space disconnected, electric outlets inop, exposed wiring connections, roof flashing defects, exposed nails on roof, plumbing leaks, damaged foundation vents, excessive water pressure, garage door improperly adjusted, Hot water tank pressure relief line faults

In construction trades there is what is commonly called a, "punch list", or "pick up list", which refers to all the usual small details which must be completed to finish the job to the customer's satisfaction. Generally this list includes cosmetic items such as paint touch up, finishing up exterior landscaping, or installing some device accidentally omitted during construction, like a garage door opener, or disposal. While a home inspection generally looks for more serious defects, hidden flaws, or safety issues, it can be also helpful in developing this list for the contractor so that he or she may complete the project to your satisfaction. After all, none of us can deny the value of a pair of unbiased and well-trained eyes.

It is hoped the above information will help you make an educated choice about whether or not to have a home inspection performed on the new property you are considering. Should you not consider this process now, it is strongly recommended you at least have an inspection performed prior to the warranty expiration on your new home. Doing so just may save you considerable personal expense after the warranty period from your contractor has expired.

There are some important things to consider when you hire an inspector. The first and most important are the qualification. The second consideration is will the inspector work well with you?

Home buyers must often deal with deferred maintenance or repairs. For example, you may have found a terrific house and like many competent home buyers, you included a structural inspection contingency in your purchase agreement. What happens when you find out that your "perfect" house needs some work? Do you ask the sellers to pay for the repairs? Before you answer "yes", there are some important considerations.

Some contracts require that all of the home's systems, such as plumbing, heating, electrical and central air conditioning, be in working order. In this case, the sellers may be obligated to repair any problems with these systems. Leaky roofs, damp basements, or other structural problems may not be covered, however. If you ask the sellers to make these types of repairs, you may void the contract by doing so. The sellers might prefer to negotiate the repairs to keep from losing the sale. If there are other buyers waiting in the wings with back-up contracts, you run the risk of losing the home.

Considering Location

The large, stately house that you drive by every morning on the way to work has had a "For Sale" sign sitting in the front yard for months. When you finally call for an appointment and see the house--you love it! And the price is lower than prices for similar houses on quieter side streets.

Houses located on busy streets may represent excellent buys in terms of space and amenities for the price. Some buyers who are very sensitive to noise or concerned about small children or pets may automatically rule out houses that are located on busy residential streets. If you don't share these same concerns, you won't consider a busy location to be a deterrent to buying the property. If the sellers have made pricing concessions on the property based on its location, this could provide an opportunity for you to own a far grander house than you thought you could afford!

Just remember that when you sell the house, the pool of prospective buyers may be smaller, and you may have to pass on a similar price break to the next owner.

Brighter is Better

Sometimes a real estate agent will walk into a home that is basically attractive, yet communicates the feeling that something is lacking. Then the agent notices that all of the drapes are closed, interior lights are off and there is a lot of overgrown shrubbery blocking the sunlight that might otherwise pour through the windows.

A dark house is not as appealing to most buyers as one that is flooded with light. As a part of your preparations to market your home, try to maximize the light in your home. Make sure that all the windows are clean and the drapes are open when the house is being shown. A fresh coat of light paint can do a lot to brighten up the interior. If your house has very dark paneling, and you do not wish to repaint the walls, you may want to consider adding additional lamps. Your real estate agent may be able to provide other simple and cost-effective ideas about how to maximize your home's appeal.

A Sparkling Kitchen

There's no doubt about it--the kitchen is one of the most important rooms in the whole house for many prospective buyers. Smart sellers will take a close look at how they can make their kitchen a real asset when it is time to sell.

Your kitchen doesn't need to be state-of-the-art to be attractive. The first step toward enhancing your kitchen's appeal is a thorough cleaning. This includes the walls, cabinets (inside and out), floors, and appliances. Keep the counter tops as clear as possible of small appliances and gadgets. Consider low-cost improvements which can make a big difference, such as a coat of paint, fresh wallpaper, or new floor covering. Be sure to keep the kitchen sparkling when the house is being shown. This means no dirty dishes in the sink or moldy cucumbers in the refrigerator. This extra effort will pay great dividends!

Enhancing Your Home

A moderate climate can help your home sell, but wherever you live, you can enhance your home's hidden potential by bringing the outside into your home. Minor remodeling projects can be tailored to suit your taste and your budget.

Study the placement of your home on the property. A small window can be made larger to let more light into a room and expand the view. You can create an entertainment area for guests by installing a sliding glass door which opens onto your garden or adding a patio or deck. The addition of a skylight in a dark room can make a dramatic improvement.

You can also consider ways to enhance the outdoor features of your home and integrate them into the living space of your home. Such improvements can often greatly increase the value of your property.

Everyone has questions about termites

Most home purchase agreements have clauses that deal with termites. After the agreement is ratified, a termite inspection is arranged. Before the closing can occur, the sellers must be able to produce papers signed by a licensed exterminator stating that the house is free of infestation and that any termite damage has been repaired.

Before you sign an agreement to buy or sell a home, you should read the termite clause and be sure that you understand it. Who selects the exterminator and pays for the inspection? If bugs are found, who pays for the treatment? Are the sellers obligated to repair any damage and have they placed a limit of the dollar amount they will spend on those repairs? If treatment is required, the buyers may want a chance to discuss the options with the pest control company, especially if someone in the family is sensitive to the chemicals used to control the termites. Ask about the exterminator's guarantees or service contract options.

A Realistic Evaluation

Your real estate agent's job is to find you the perfect home, in the right location, with all the amenities you want--and at the right price. It is the home inspector's job to find any skeletons in the closet -- or in the plumbing, wiring, roof, basement and beams.

The inspector won't pass or fail a home based on what he or she finds, but will go over the house thoroughly to help you understand the condition of the property you are buying. If there are any serious problems, your inspector can give you a realistic idea of how much the repairs will cost. If there are material defects that were not reflected in the asking price, you will have the opportunity to re-open negotiations with your sellers before you commit to the purchase. A good inspector will also explain the operation of the basic emergency systems such as the main water cut off valve and the circuit breaker box, and will go over items that will need routine maintenance.

If you are buying a house, we recommend that you make a professional home inspector part of your home purchase team.
