As many of us in real estate in the Greensboro Triad area have been saying recently, foreclosures in our area are down and well below the national average.  The bubble never was as bad as many areas of the country and the downturn never hit us as hard as many areas.  Of course, those of you with sales well below previous years might not agree, but I'm referring mainly to the foreclosure rate.  I do see the market improving a bit and look forawrd to a strong spring market.

Branding over knowledge?
I just sat through a seminar on branding.  For almost two hours I was told that branding is the most important thing for a real estate agent these days.  that it was far more important than knowledge of the business and years of experience.  They said with proper branding, anyone could be a top agent in their market.  Also, most methods of marketing used by the majority of agents was useless and a waste of marketing dollars.

Greensboro Civil Rights Museum opening Monday February 1st
This Monday, Greensboro will host a long awaited event.  after many years of waiting, The International Civil Rights Center & Museum will open to the public.  This is truly one of the biggest events ever to occur in Greensboro.  Crowds are estimated to be between 10,000 to 15,000.  The museum is the site of the 1960 civil rights sit-in at Woolworths.

From NC Realtor Report 1/20/2010:
N.C. Fares Better than Most in Year-End Foreclosure Rates Foreclosure filings increased 14 percent nationally in December from November, the first monthly increase since foreclosure activity peaked in July, according to a RealtyTrac report out today. North Carolina, however, posted an overall 16.1 percent decline in foreclosure rates in 2009 when compared to the previous year, and was one of only 10 states posting a decline in yearly foreclosure rates while the majority of states worsened.

Does your firm do caravans?
Our office had a caravan earlier this week.  It was the first in quite a while and the first for me since joining Coldwell Banker. 
We visited three properties which were fairly close to each other, so it didn't take up too much of our day.  We had five agents join the three of us with the properties for sale.  Not a huge turn out, but not bad.  We offered a $25.00 gas card as an incentive for agents to join us.

Lately, I've been thinking I really need a new cell phone.  The one I had was only several months old, a touch screen with many features.  However, I could not get Outlook calendar or Google calendar.  Also it did not push e-mail to the phone.  I could set up an application to access my e-mail, but could not get notifications when they came in.
Of course everyone in my office has a Blackberry.  Some Curves, some Tours and many Storm 2s.  I liked the Storm 2 that a fellow agent showed me and decided to visit my provider, Verizon.  Well, since … (1 comments)

Open houses.  Maybe I've changed my mind.  But the jury is not in quite yet.
I held an open house at my personal home yesterday.  All in all, it went fairly well, even though it was a dreary rainy day.  Overall, I had five visitors. Based on an open house I held for a fellow agent in my office the previous weekend, it was a success.  That weekendIi didn't see a soul.
Both open houses were advertised in the local newspaper.  Both had good sign trails.  Both were advertised on listingbook.com.   So why the difference in traffic?

Blogging statistics...over and over and over...it just ain't right.
Is it just me, or does it bug the heck out of you too?  So many times I see it here on AR.  Usually the same people are doing it over and over, just to get more points.  Frequently, it's information we just don't care about, or can be easily find elsewhere.
I realize I'm probably going to stir up a hornets nest with this post, but I have to get it off my chest.  I feel like it wastes time and space here and should not be worthy of points.  If … (7 comments)

Gas prices rising...again. - 01/11/10 01:28 PM
Has anyone noticed gas prices going up daily over the last week or so?  Just a week and a half back, prices in my area were hovering around $2.50 per gallon.  As of today they range from $2.67 to $2.72.  They seem to be going up around .03-.05 per day.  I can't imagine the gas already at the stations cost them more.  And, what is driving (no pun intended) the prices up so quickly?

Sunday open houses, this time of year?
Well, I held one yesterday for a fellow agent.  It was a complete bust. 
It was a nice town home in a good location.  It was advertised in the local paper and in listingbook. Signs were out and clearly visible.  But, no one showed up.
I have to wonder if it's just open houses in general, the very cold weather, or the two football games on TV yesterday.  Maybe it was a little of all of the above.

Homebuilder Lennar posts profit for 4th quarter.
Sales were up 3% for the quarter.  They attribute the increase to the $8,000 tax credit.  This was the first increase in sales in three years for Lenmar.   They also posted a profit for the first quarter.  Lenmar, one of the country's larger production builders, expects the trend to continue for the first quarter.  After that, it's anyone's guess whether new home sale will continue on an upward trend, or if the tax incentive was just a false boost to new housing.

How many of you work from home, or try to?
I can and sometimes do work from home.  I know some agents who work from home exclusively.  Personally, I can't do it.
These days, with everything online, with cell phones and texting and e-mail available everywhere, most of us can work from anywhere, Starbucks, or even our cars.  Or home.

Was that "good news" I heard on TV today?
If my eyes and ears didn't deceive me, I believe it was good news.  About real estate and the coming year.  Wait a minute, good news about housing from the media?  Could it be true?
I wasn't imagining it.  This morning on the Today Show there was a segment about housing in 2010.  Their "expert" kept saying, "Now is the time to buy.  Don't wait and get left out".  She said the housing market has already turned.  That the huge pent up demand will open the floodgates this year and buyers should … (4 comments)
