Testimonials: A Powerful and Free Marketing Strategy - 02/26/10 09:05 AM

Via Integrity Mortgage Funding:
Testimonials are one of the most valuable and cost-effective marketing tools you can have for your business, but only if you follow two important rules. 1) Get the testimonial, and 2) Use the testimonial. The good news is: they are easy to get. All you have to do is ask.Think of the clients you've had a great working experience with over the past year, and ask for a testimonial. Send them an email with the following request:"Hey Bill – I know you've mentioned that you've really enjoyed working with me, and I've sure enjoyed the relationship too! Would you … (1 comments)

Your Dog’s Breed Can Increase Your Homeowners Insurance Premium - 02/24/10 09:42 AM

Via Paul Murphy (Paul Murphy Insurance Agency, Inc.):
When you go in for homeowners insurance, man's most faithful pet, the dog can pose a likely problem. Depending upon the breed of the dog insures by law, can actually deny you insurance or charge you additional premium. Some insurers are even persuading their long time customers to get rid of their dog if they want to continue with their covers.
The American Kennel Club has taken a legal position on this issue. According to the organization, insurers should take into account the dog's behaviour and not its deeds. It goes on to … (5 comments)

Bad weather? Make good use of your time inside. - 02/24/10 08:26 AM
Bad weather?  Make good use of your time inside.
It's sleeting here in Greensboro.  It should turn to snow later today.  We ahve yet another snow storm predicted for early next week.  That would be about the sith snow of the season for us.  Very unusual.
So, the kids have been home from school quite a bit.  Work was delayed or even shut down.  You can't watch one more game show.  What to do with all that time cooped up inside?
Get your home prepared for the spring selling season.  Don't wait. Why scramble at the last minute.  Put the kids … (3 comments)

Friday morning and feeling good. - 02/19/10 10:09 AM
Friday morning and feeling good.
Even though I had to be at a closing at 7:30 this morning, I'm feeling good.  Coffee had to wait.  The closing was long overdue and trying for all involved at times, but it's over.  Best of all, these were first time buyers, who were thrilled to be home owners.
They appreciated all of the work I did on their behalf.  It feels good to know I helped them.  The sellers were relieved to know there home was finally sold.  So, all in all, everyone was happy.
It's a good way to end the week.  It … (5 comments)

How easily do you get irritated or offended? - 02/14/10 11:18 AM

Via Dale Davis (Colorado Western Title):
How easily do you get irritated or offended?  When you are under pressure, do you remain calm, or do you get angry and aggitated....  Are you a joy or a jerk... Why do people become irritable?
The 2 key reasons that people are irritable are Stress and Selfishness.
Stress: Stress weighs you down and drains your energy.  It even weakens your health!!!!  It is usually caused by overworking, overplaying and overspending.  Other contributors are not getting enough rest, nutrition or excercise.  We ALLOW these deficiencies in our lives and then we become irritalbe

Lead Conversion - It's not part of the game, It IS the game! - 02/14/10 11:02 AM

Via Mitch Ribak - The eHomes Realty Network:
Have you ever wondered why some people on here are very successful with Internet leads and others seem to have no idea what to do?  Capturing leads, even though not done very well by most, is extremely easy.  You can do pay per click marketing and by tomorrow have a good amount of leads...if you have the right capture tools of course.  However, it really doesn't matter how many leads you receive, it's how many buy or sell a home from you.  I like to call it "creating a customer for life".

Via Brian Smith (Professional Roof & Home Inspection):
Homeowner's Guide to Water Quality: Drinking Water

Homeowner Guide to Water Quality:
Drinking Water

The United States has one of the safest water supplies in the world. However, national
statistics don't tell you specifically about the quality and safety of the water coming out
of your tap. That's because drinking water quality varies from place to place, depending
on the condition of the source water from which it is drawn, and the treatment it
receives. Now you have a new way to find information about your drinking water if it

"Do NOT give out my lockbox code to anyone!" - 02/13/10 10:02 AM

Via Kris Wales - Macomb County MI real estate blog & homes for sale search site (Keller Williams Realty - Lakeside Market Center):
"Do not give out my lockbox code to anyone!!" I've been seeing this remark (and variations of it) on many listings in our MLS over the last 6 months or so.  As always, it makes me cringe when I realize that the listing agent has had to deal with other agents who do not treat a sellers property with care and respect. Finally the National Association of Realtor® addressed this issue in the updated Standards of Practice - Article … (2 comments)

The Devil is in the Details to get a Loan Approved - 02/12/10 09:52 AM

Via Rick Pelleriti - Upfront Mortgage Broker (Clarion Mortgage Capital, Inc.):
Underwriters these days expect perfection in the loan file, so it is imperative that your loan officer be meticulous and oversee every single condition and issue that might pop up from over-zealous underwriters. Here is just one small example that occurred today for a refinance. I have a client who is a Senior Executive for a very large corporation, and who has made a significant bonus for many years.  Because the bonus makes up a pretty fair percent of the total compensation, it was needed in order to qualify. It … (2 comments)

Via Jay Beckingham (Allied Home Mortgage Capital Corp.):
Enough is Enough!
It's time to stop dwelling on the sins of the past, and
Focus on the solutions!
There is no doubt that there was an abundance of mistakes made in the real estate arena over the last 5-10 years. Some unintentional, some intentional, yes there was fraud and there still is, and unfortunately there always will be. We can try to isolate particular areas and industry's, but like it or not, the facts are that there is plenty of blame to go around. We, and I do mean we, as in all … (0 comments)

Get ready to Stage in Spring...Westchester County Home Stager - 02/12/10 09:16 AM

Via Joanne Palumbo (Homestyling101, Westchester County):
Spring is a time for fresh starts: It inspires new thoughts, change and growth. The excitement that surrounds this time of year is both exhilarating and contagious and it inspired me to think of new ways to share the passion I have for Staging with my colleagues in the Real Estate community.
Are you inspired to change this year? Consider this: Do you want your sales to surpass last year’s sales? Do you want your listings in 2010 to sell faster than your listings did in 2009? What are you going to do differently this year … (0 comments)

Via KEVIN CORSA H.I.S. Home Inspections Stark & Summit County, OH Home Inspector (H.I.S. Home Inspections (Summit, Stark Counties)):
Have you ever wondered... or even cared where all the trash that you generate goes?
When you think about how much trash each and every one of us generate every day, every month, every year, it becomes a staggering thought. What if all that trash had to be piled up in your own back yard? Would you feel differently about it then? Of course you would.
Unfortunately, Americans, and most of the rest of the world usually give little or no thought … (0 comments)

Spring is just around the corner. - 02/11/10 10:34 AM
Spring is just around the corner
I know for many of you, especially in the Northeast, it's hard to believe.  With feet of snow on the ground, it doesn't seem like spring will ever get here.
Before you know it, the grass will be turning green again and the trees will start budding.  The early signs will start popping out of the ground to tell us of the coming warmer weather.
Are you planning on listing your home in the spring?  If so, start preparing now!  If possible, start cleaning up the winter debris in your yard.  Plant some pansies in … (0 comments)

It's a great time for buying and selling real estate in Greensboro, North Carolina. - 02/08/10 11:28 AM
It's a great time for buying and selling real estate in Greensboro, North Carolina.
Last night I hosted a Superbowl party.  aside from the great game and the commercials, a big topic was real estate.  Specifically the current state of the real estate market in Greensboro, North Carolina.
Several people were considering putting their home's on the market this spring.  But they were concerned about the real estate market in general, the economy and the current value of their homes.  They were not sure if it was a good time to sell, or if they should wait another year to sell.  … (1 comments)

New FHA regulations re : condos....confusing! - 02/03/10 02:20 PM
New FHA regulations re: condos....confusing!
I am having a great deal of trouble getting my buyers to close on a condo.   The underwriters told us they needed a condo survey from the homeowners association, the day before closing.  We got it to them ASAP.  Now we are seven days past the original closing date and no closer to a closing date.
After repeated call and e-mails to HUD, the lender was told today, that the complex is not FHA approved.  If the association is willing to apply and pay a fee of $500.-$1,000., it could then take weeks til there is … (4 comments)
