The answer to this question differs between the agents you ask. Some are clearly in the business to make a quick buck and others work hard for referrals. If you're looking to be in the real estate business long term, you better choose the first of the two options: keeping the client. This is a referral business, a business about who you know and who knows you. Your reputation is critical. You need to work hard not to tarnish that with your clients in any way.

For one of James' birthday trips James and I decided to head to the Pocono Mountains in Pennsylvania. We stayed at the Pocono Palace Resort in a fun (but cheesy) champagne jacuzzi tub suite with our own indoor pool and sauna. We sipped champagne while watching the NBA playoffs in our room. We only stayed out there one day and night, but there are many things to do in the area. It's a year-round vacation destination with skiing, casinos, swimming, boating, fishing and plenty of hiking. With the weather getting nicer, the office is looking better and better each day. There has been a lot of landscaping going on and the parking lot has just been freshly paved. Everything is looking real sharp. The market seems to be holding it's own, however banks and mortgage companies are really slowing down the turnaround time on some of our scheduled closings. There are definately still plenty of buyers and listings are starting to come more available and more open minded. James and I are hopeful that the near future has much to bring to our new office.

In the past 90 days in Sturbridge, Massachusetts there have been 31 SOLD single family listings ranging from the sale prices of $148,000 - $615,000. The average list price was $365,110 and the average sale price was $354,985. Average days on market were 164 days.
56 homes were listed in this time and 15 homes went Under Contract.

We got back from our Florida trip late last night and went to the office site today to check on the progress of the build out. Here are some updated photos of the framing that has been done and some pictures of the exterior. Wednesday we are meeting with the builder and the electrician to get a quote on the electrical work. The office is really coming along. We are aiming for a Grand Opening in January and to have the construction completed by December 15th on the office.
