Online Purchases - 02/28/10 08:16 AM
Be careful with whom you do business with on the internet!    (I should know better!)   About a month ago I needed some supplies for my real estate business, and my normal company went out of business.   Did some searches and found another company with competitive prices.    Ordered my supplies and waited....and waited.....and waited.    Finally sent an email to see when my suuplies would arrive.    Got an email back that they had just shipped.   GREAT!    Waited, and waited, and waited.   Another week and a half went by, still nothing.   I called, they said the shipment was shipped to Kentucky, and would ship out … (8 comments)

I have taken this class the last two days, and has really opened my eyes to things we could have "seen" better over the last several years of my career.     Body language, voice tone and negotiation styles make such a difference in the negotiation process.

Remember to Shovel - 02/15/10 09:17 AM
Over the weekend, it was announced 49 states had measurable snow SOMEWHERE in each state --- which is amazing!     In Cities here in Denver, homeowners and property owners are responsible for removing snow & ice from sidewalks within 24 hours after a snowfall ends, or 48 hours after a snow emergency is declared by the City.
Corner lots or backing to a street with a sidewalk, means you have MORE to shovel, as this can be slippery and dangerous for everyone.    Failure to comply to this ordinance can mean a snow ticket.

Census 2010 - 02/15/10 09:12 AM
We all hear this information, but the MORE we hear, maybe we will get this back in!   In March the questionaires will start appearing in our mailboxes.    If you fill it out, and send it back in, there will be no one at your door for more information.    These visits will begin early May, and they could come by as many times as 6 times, end of July.     It is very expensive for these census workers and our government, and they urge us to respond via mail, and get them back in the mail by April 1st.

Business Card Holder plus key ring - 02/11/10 10:37 AM
Here in Denver, we WERE able to get these thru our Board of Realtors (even had the R on it), but the distributor went out of business.     This is SO handy in our business, to carry our cards into the property, and have only our car key.   Especially when we have no pockets.    I also carried the lender's cards for potential buyers.
Has anyone got a distributor for this product?     I have been googling for a few days now, and have come up empty handed.

Stimulus Dollars Available - Energy-Saving Projects - 02/10/10 10:42 AM
Just a reminder, we can educate our sellers and buyers  to be energy conscious.    With many projects, there are dollars available from the government.    $1.35 million will fund projects making energy-saving imporvements on homes and businesses.     Examples of residential programs would include - adding insulation & weatherization sealing or solar hot water heating systems, and loans for building owners to install solar electric, which decreases costs for energy.
This stimulus rebate is expected to generate a signficant number of local jobs (Aurora, CO) such as permit and rebate processing, program marketing, energy auditing, and energy efficiency and renewable energy equipment installers.

As we get into this 2010 real estate year --- we again look at our business to see what worked, and did not work, also what we could change.     Collecting referrals should always be at the top of your list!    They are warm leads that already trust you, due to your efforts with past clients.

Luxury Homes Sales Slip in Denver - 02/07/10 09:03 AM
In was announced in The Denver Business Journal on 2/1, sales ended in Denver with a 9.5% boost in median sales prices from 2008, but a decrease in sales.
The highest price is Denver in 2009 was in Cherry Hills Village - 5 bedroom, 9 bath home and sold for $4.1 million.
December 2009 had 33 homes sales that sold for over $1 million - down from 48 in December 2008.
Median sales prices for December increased 9.5 % to 1.35 million year over year.

If you or a seller of yours has thought about doing some remodeling/upgrading of their homes --- in today's economy, you may want to think about what you put your money into!
In years past, there was a very good chance with upgrading or remodeling parts of your home, you could realize up to 87% of the cash outlay.    Today, those figures are now around 64%, as stated by CNN Money.

Denver International Airport - 02/05/10 11:50 AM
Our international airport here in Denver has recorded the second busiest year ever in 2009.     This comes with our economy showing a 2% decline, and reductions in other airlines.
December's passenger traffic decreased 1.7% from the December 2008.     In December DIA recorded 4 million passengers passed thru, which is only the 2nd time in their history.    The yearly total exceeded the 50 million mark.
