Promises from Lenders - 03/27/10 08:15 AM
Yesterday was told that my seller will need to have "a little patience", and we may or may not close this Wednesday.     So he said in the beginning - underwriting only takes one day, two days in closing, and docs will get to the title company.
Well, 4 days so far in underwriting, and MAYBE the file will be out on Monday, and MAYBE we may close on Wednesday.    I was told, lending is a little more difficult now days!    Well, that was NOT the tune he sang when I called and said I had never heard of his company, and … (4 comments)

Spring Storms - 03/26/10 07:37 AM
Here in Denver, we enjoy the month of March with weather changing every day!     Within the last week, we will enjoy our THIRD snow storm in the last week!     If we get the 5-10" today we are expecting, this will be a total of two and a half FEET within the last week.    Luckily, most of it melts, because in between these freak storms, we have 60-70 degree days with full sun and blue skies.

Short Sales Should Change Soon - 03/23/10 02:28 PM
Per the Wall Street Journal, effective April 5th, banks are being offered incentives to accept short sales.     After this date, the BPO will be done prior to listing, and the seller will know the minimum amount the bank will accept.    Once there has been an offer submitted, the bank will have 10 days to accept.
Not all sellers will be accepted into the program, it is called Home Affordable Foreclosure Alternatives (HAFA), but many will, and will help out many sellers in need.
We might be able to remove this from our vocabulary --- Short Sale/Long Process!

Springtime in Denver - 03/22/10 08:43 AM
This past week, we have really been experiencing springtime in Denver!     Last week, we enjoyed 60 degree weather, grass is starting to turn green, and bulbs are popping up everywhere.    Friday, we got 10" of snow, was fairly cold on Saturday and back to 61 and full sun on Sunday.    Very little of our freak storm is left!    Today we should be expecting near 70 degrees!
Good thing the yard got fertilized on Thursday!    Buyers were out all weekend, and homes are going under contract!   Sure seems like spring!

My Take on CLEAN! - 03/20/10 11:20 AM
All Realtors have been there!     You walk into a listing presentation, the smell hits you smack in the face!    You SO try to ignore it, but upon closing the front door, you see all the black fingerprints on the back of the door.    As you carefully walk around all the shoes PILED around the front door -- you wonder as you walk on the filthy carpet, when they decided to remove shoes!    The dog that has not had a bath in a few seasons, is jumping on you and make a mental note.

You know it is springtime, when you get notice of storm siren testings!     Here in Denver today we are expected to get 12" of new snowfall, and in my water bill today there was notice of storm siren testing --- too funny!
By the end of March, 56 outdoor warning sirens will be silently tested to warm for any eminent danger in the City of Aurora.     If the National Weather Service should activate with extreme weather, these sirens will sound a three-minute "wail" tone, which indicates there is extreme weather, and everyone should seek shelter.    A 3-second "whoop" tone indicates … (4 comments)

Due to many FHA mortgage insurance claims, the FHA has decided to add more stringent lending requirements and higher fees FHA borrowers must pay.
With foreclosures up 21% from a year ago, and 120% up from two years ago, The FHA has decided to change the requirements for FHA loans.    Half of all loans are FHA that have closed within the last two years.

Denver Market - Looking Good! - 03/14/10 09:33 AM
Per the Denver Business Journal this week, our single family home prices for the Denver metro area is showing an increase in median pricing up 2.2% from December 2009 to January 2010.     From January 2009 to January 2010, there was a 5.6% increase in median pricing.
This pricing increase includes the five metro counties - Denver, Adams, Arapahoe, Douglas and Jefferson.   Boulder & Broomfield counties were not included.    In the City of Denver, prices rose 1.5% in January compared to previous month, and rose 10.8% from the previous January.

Seller's Agent or Buyer's Agent? - 03/10/10 08:04 AM
Over the weekend, I was fortunate enough to receive an offer on one of my listings!    Always nice see, and it was a good one.     We just needed to negotiate a couple items my seller wanted to change.    The agent said right away --- I am new in the business, and have no idea.      No Worries!    I was new once too!
Since that conversation, the buyer's mom has called me direct a couple of times.    Yesterday I had to "tactfully" explain the reason I had not called was I AM A SELLER'S AGENT.     Had to explain to her who works for who.     … (3 comments)

Upon paying my gas bill, they had a sheet with some helpful hints ---
BE ALERT!  Keep gas meters clear of snow and ice!
 - Routinely check the outside gas meter and surrounding area for snow and ice buildup.
 - Gently clear snow and ice from the gas meter and any associated piping, and divert any snow and ice gathered on rooftops away from it to avoid a dangerous situation.
 - Keep the path to your gas meter clear, but avoid using snow removal or sharp equipment on and near the meter.

Denver - The Mile High City - 03/02/10 08:19 AM

Denver is the PLACE TO BE!     We will enjoy almost 60 degree weather this week and blue skies!      Our unemployment is now under 8%, much lower than the national average.
Denver is also a great place for single people!     It was announced yesterday on The Today Show, Denver has the most educated people, and they hang out in the pubs downtown.     We have many diverse families and cultures, along with the best sports fans in the US.
The Rockies baseball team is getting ready for spring training, and we are all looking forward to their return to Coors Field!
