It is a little sad in today's times we have to be so careful, rather than just doing our job!   There was a day we would not hesitate to sit in an open house even if it was vacant, not think anything of all the strangers walking around in this property.     You would have never given it much of a second thought!

Great new listing, that is ready to move in!    Easy transaction, as this is not a distressed property, and the sellers have done a great job preparing it for sale!      The gleaming hardwood floors just got refinished, there is new carpet in the family room and shows great!

The economy has hit everyone, and we all get those unwanted sales calls daily.     They are from lenders, SEO companies promising to get us all on Page One (never knew page one was THAT large...) and also from web site companies trying to get our business. So, when the cell rings, and caller ID says LONG DISTANCE, do you answer, or let it go to voice mail (IF they leave a message)?      When I do get those "junk" calls, I usually save them in my phone as such, so next time I KNOW not to answer.   … (34 comments)

The International event -- BIG AIR has arrived in Denver!    There was 6 FEET of snow pumped onto the ramp with a 14-story tower, 300 feet long, 101 feet tall and 80 feet wide so the boarders will have great snow!     This ramp is located in Civic Center Park and has brought athletes to compete this week.    This is an honor for Denver to sponsor this event, as it has been ongoing for the last three years, and the first to held in the U.S.

The luxury market for the last quarter 2010 had 101 sales ranging from $1.2M to $3.95M and the average price being $1.475M.
Homes listed above the $1M had an average days on market of 279 days.
The sellers in this market were able to close their properties with 76.86% of the original list price.    This is the biggest eye opener of all the data.

It is very normal for statistics in December to be one of the slowest months, and the numbers look pretty good, considering the real estate economy at this time.     Bank owned properties and short sales are still available, and are in all price ranges.

Allied Van Lines reported that Texas leads the Country is relocation, and Colorado was 2nd on this list!    They reported 2,190 families were moved into Colorado in 2010, compared to 1,786 departing from Colorado.
Analysts confirmed Colorado's quality of life and lower unemployment were reasons families relocated to Colorado.     November's unemployment was 8.6%, compared to the national average of 9.8%.    Colorado added jobs for three months in a row September through November, and the unemployment still on the rise.

In 2009 Colorado ranked 4th behind Texas, Arizona and North Carolina.

As we enter into a New Year, it is fun to look back at last year, and past years.     There have been business plans, budgets, technology and programs that helped our business grow!     What will work best for the 2011 year of business?
