It is a little sad in today's times we have to be so careful, rather than just doing our job! There was a day we would not hesitate to sit in an open house even if it was vacant, not think anything of all the strangers walking around in this property. You would have never given it much of a second thought! In the last wee, the police have given Realtors more warnings in the Denver Metro Area that there are thieves running a muck once again. They are targeting resale homes where sellers are still (16 comments)

Great new listing, that is ready to move in! Easy transaction, as this is not a distressed property, and the sellers have done a great job preparing it for sale! The gleaming hardwood floors just got refinished, there is new carpet in the family room and shows great!
This ranch home has 1021 square feet, two bedrooms and one full bath. There is an updated kitchen with newer cabinets, all kitchen appliances are included and there is tile counters as well as tile floors!
This home was built in 1950 and has charm along with the (10 comments)
The economy has hit everyone, and we all get those unwanted sales calls daily. They are from lenders, SEO companies promising to get us all on Page One (never knew page one was THAT large...) and also from web site companies trying to get our business. So, when the cell rings, and caller ID says LONG DISTANCE, do you answer, or let it go to voice mail (IF they leave a message)? When I do get those "junk" calls, I usually save them in my phone as such, so next time I KNOW not to answer. (34 comments)
Tagrid knows her lending information and has put out some great information for those needing to know more about going into default. If you are getting behind, call me and let's discuss options before going into default! Great post Tagrid!
Via Tagrid Shunia (First Pro Capital c/o Credit Consulting Professionals Inc): A number of homeowners want the easy way out from their underwater investment, most are unaware of the ramifications of a strategic default. By definition, a strategic default is the decision by a borrower to stop making payments (i.e., to default) on a debt despite having the (5 comments)
The International event -- BIG AIR has arrived in Denver! There was 6 FEET of snow pumped onto the ramp with a 14-story tower, 300 feet long, 101 feet tall and 80 feet wide so the boarders will have great snow! This ramp is located in Civic Center Park and has brought athletes to compete this week. This is an honor for Denver to sponsor this event, as it has been ongoing for the last three years, and the first to held in the U.S.
The competition starts today and will be viewed on Saturday on NBC at (28 comments)
You are moving to another City --- I have a GREAT Agent for YOU! - 01/24/11 10:22 PM
After I wrote a blog post last week about where is your niche in real estate, I not only got MANY comments, but personal notes from agents all over the Country asking how to break into relocation. This prompted me today to put my Relocation Referral Book in better order for the upcoming busy season!
It is a surprise when you get a call from a really good client, and unfortunately, they are moving out of state. They trust you, and ask how to find a GREAT agent in XXXX State. You need to come up with an agent (32 comments)

The luxury market for the last quarter 2010 had 101 sales ranging from $1.2M to $3.95M and the average price being $1.475M. Homes listed above the $1M had an average days on market of 279 days. The sellers in this market were able to close their properties with 76.86% of the original list price. This is the biggest eye opener of all the data. These sales included the Denver Metro area.
When you get your keys for the home you just closed on, it is imperative you get your new home secure for you and your family! If you purchased a brand new home (new construction), the keys you are given usually change the tumblers in the lock once you open the door for the first time. Make sure you do this with EVERY door lock in your new home. If you purchased a resale, you have NO IDEA how many people may have a duplicate key to your NEW HOME. With this in mind, (22 comments)
Sales in the Denver area for December 2010 - It is very normal for statistics in December to be one of the slowest months, and the numbers look pretty good, considering the real estate economy at this time. Bank owned properties and short sales are still available, and are in all price ranges.

I was Dusting, and had to Laugh - Times are Changing! - 01/02/11 04:16 PM
As we enter into a New Year, it is fun to look back at last year, and past years. There have been business plans, budgets, technology and programs that helped our business grow! What will work best for the 2011 year of business? It is exciting to look forward to the unknown and do a bit of hoping, it will be better than last year! I look forward to getting a new phone this year, and the frustration with learning a new system! We have new contracts that changed pretty drastically to study. Have you looked back to see (65 comments)
