Bank owned properties/foreclosures are not like short sales, you will get an answer from the bank on an offer within 3-5 days. I have had answers within a couple hours! Do you see opportunity knocking? Some banks listing foreclosure properties do not offer FHA financing due to safety repairs needed, (16 comments)
"Home Staging Tips ~ Make a Connection with Buyers!" - 05/28/11 09:09 AM
These great staging tips show Realtors and homeowners how the home should look when you are FOR SALE! The home shows it is warm and inviting and outdoor staging makes you feel like you are on vacation. In Denver we would have a pool, but could still have an outdoor setting that could resemble a relaxing atmosphere. Linda Pufford did a great job staging this property! Via Linda D. If you are thinking of making your first real estate purchase, and do not know how Buyer Agency works, here is a great explanation by Peggy Chirico. Buying a property for the first time, you would want an AGENT to be working for YOU. If you have further questions regarding purchasing a property in the Denver Metro area, give me a call.
Via Peggy Chirico, REALTOR® 860-748-8900 Hartford & Tolland County Real Estate (Prudential CT Realty): When I am speaking for the first time with potential buyers, one of the most misunderstood aspects of buying a home concerns buyer representation. (0 comments)
Each week it is fun to see what new bank owned properties are released and ready for sale. With bank owned properties, you can find some gems with little to no work needed to the polar opposite needing complete remodeling. If you are handy, there are some opportunities knocking here!

There have been many listings on Denver's Craigslist lately that are rental scams. These ads will advertise a great looking home, and usually resembles a GREAT deal. These "owners" will break into vacant homes currently LISTED FOR SALE, meet you at the home, sign a lease and take your rental deposit as well as the first month of rent. There are Denver landlords leasing properties that are in foreclosure, and know they will be pocketing any rental dollars they can bring in! I had one family that signed a lease, and in three months got a letter from an attorney (24 comments)

Kristine has made some very valid points with color and style on the inside and outside of our homes for sale. With the Holiday on Thursday last week, you can celebrate Cinco de Mayo Days throughout the entire week! My friend and I rode the light rail downtown on Wednesday to enjoy the beautiful Colorado weather and to partake of some wonderful Mexican food. I have a favorite authentic Mexican restaurant that I love to introduce to friends and clients! D'Corazon is located in downtown Denver, VERY busy at lunch, and sure it is because of the great food and wonderful service you receive.
I enjoy reading Food & Wine magazine, and found a recipe I thought maybe some of you may enjoy as well. It looks VERY easy, and may save you at the grocery store. After all, vanilla extract can be pricey, and making your own just takes time, not much effort! Time needed -- Active 5 min. Total -- 6 weeks Makes about 1 1/2 cups You can use rum or brandy, but this recipe called for vodka, because the neutral spirit lets the vanilla flavor shine through. Homeowners in Metro Denver have received their tax valuations in the mail within the last couple of weeks. This will let you know what the County now says your home is worth. These values are for the period of 1/1/09 and 6/30/10, NOT today's values. These values are only for the assessments of taxes, not for resale values! If you have finished a basement and filed a permit, this added finished square footage and added value to your home. Listing your home in the Spring brings flowers, leaves and the ability to see the beautiful landscaping outside, UNLESS your windows are dirty! With not much moisture (rain or snow) in Denver, the windows should be crystal clear! With clean windows, it allows sunshine to pour into a home, making it show much lighter & brighter. With the grass turning green, the trees are leafing out more and more each day, having a clear view of the lot and neighborhood the buyers are contemplating a purchase is important.
