With the early winter snow storm Denver had last week, it hastened the leaf process and ended up with a yard full of those colorful leaves. It is nice to have mature trees for shade but in the fall it can be a chore keeping those leaves cleaned up!

The first snowfall in Denver has arrived overnight. The big news over the last few days has been the impending winter storm bearing down on Denver and mountain communities. This is good news for the ski resorts (some are already open).

September's numbers are out for the Denver Real Estate Market! Inventory is very low especially under $200,000! Banks are finally approving the short sales and in a shorter time frame. This data is for the entire Denver Metro area, and areas of Denver are in high demand, and not seeing this same picture. Those properties listed closer to downtown, priced right, and shows well are selling within a week!

My phone rang this morning at 6:30 am and scared me to death! I usually have my phone on from 8 am to 10 pm, and turn it off every night. I am SO glad I forgot to turn it off last night! Upon answering, a young man asked me about a HUD home in Denver he wanted to buy for him and his fiance. We chatted for a little while, and joked about how early he makes calls. The Colorado Association of Realtors had their State convention downtown at the Sheraton Hotel last week. This was a great opportunity to see new technology, take CE classes, network with Realtors across the State and enjoy some great speakers. There was even a talent night --- Realtors Got Talent where 5 selected performances were selected and the audience got to choose the winner!

The interest rates for second homes is the same as if you were buying a primary home! Rates are hovering around 4% (depending on individual's credit history) and second homes are very popular right now. With having a second home in Denver, you have access to the mountains within an hour for enjoying skiing, hiking, biking and camping. Weather in Denver can be a bit unpredictable -- one day 80 degrees, next day we can have a snowstorm. The past weeks have been very nice in the 80's and a couple days into the 90's. Most days in Denver you have clear blue skies, some without a hint of a cloud. We do enjoy 300+ days of sunshine.

There are times in everyone's life where you feel a bit negative, and could be your surroundings. The news, emails, newspaper and even our clients. To be able to portray a positive attitude takes a lot energy, but so worth it. Marte is right on --- delete the bad news, stay positive! Sales of luxury homes in the Denver metro area for September 2011 were up slightly over the previous month. With jumbo rates becoming more affordable there were more million dollar homes sold, with those homes that have been on the market for a while sold. Days on market increasing from August - 154 to September - 217.
It was interesting to see five Million Dollar new construction homes sold by builder this month. There was one that was a bank owned forecloure and one short sale. (16 comments)
