Denver's Real Estate Market is Changing...Quickly


In the last few months, buyers looking for Denver real estate have noticed the limited inventory available, and in some cases seeing multiple offers.  Showing homes on the weekends, Realtors are experiencing overlapping appointments with other Realtors and their clients.    Showings set for homes in the Denver Metro area have doubled from the previous year on Fridays, Saturdays and Sundays, but our inventory has increased minimally.
When the supply of active Denver home listings become limited, and the demand increases, we surely will see some pricing increases in the next few months. … (30 comments)

Denver’s real estate market has been very good over the last few months, and is evident by the numbers.    December's inventory is low, especially in the condo/townhome sector.

Effective Sunday, January 22, 2012 mailing a first class envelope will cost you an extra penny going from .44 to .45.      Here is the a chart from the United States Postal Service showing the rate changes.


It will be necessary to have a few one cent stamps on hand for mailings.     Post cards and mailings to Canada and Mexico increased a bit more.

Sales of luxury homes in the Denver metro area over $1 million increased in December over November by three sales.     Inventory of active listings decreased 19% over the inventory from first week of December.  (inventory is low all over the Denver metro area in all price ranges.)

When I list a home, my seller and I always have a conversation on motivation.    I do believe it is much less stress for a seller to list for the REALISTIC price.     This way the seller will get offers on their home within a short period of time.   Usually the first offer will be your best!      I always discuss having multiple offers within the first couple of weeks!

I know I was raised properly with morals, ethics and drugs were not real prevalent in our schools.    Today, our kids need to be aware around every corner to not get DRUG into that lifestyle.
