In the last few months, buyers looking for Denver real estate have noticed the limited inventory available, and in some cases seeing multiple offers. Showing homes on the weekends, Realtors are experiencing overlapping appointments with other Realtors and their clients. Showings set for homes in the Denver Metro area have doubled from the previous year on Fridays, Saturdays and Sundays, but our inventory has increased minimally. When the supply of active Denver home listings become limited, and the demand increases, we surely will see some pricing increases in the next few months. (30 comments)
The Town of Parker is Southeast of Denver approximately 30 miles. It is a quaint town that is commonly called a bedroom community. It has the small town feel, yet has lots to offer. The Town of Parker is approximately 20 square miles.Like Denver, Parker real estate is very low in inventory and difficult to find a non-distressed home for a family that is under $200,000. The distinction of a Denver loft is the exposed duct work, 9+ foot ceilings, sometimes the ceilings are concrete, exposed brick walls, and very open floor plans. There are some Denver lofts with partial walls for the bedroom(s). Some units feature ceiling to floor windows/doors allowing light to flood into the units. Most are ranch-type units, but there are townhomes available.

Denver’s real estate market has been very good over the last few months, and is evident by the numbers. December's inventory is low, especially in the condo/townhome sector.
Sellers are beginning to put their homes on the market, and homes are going under contract fairly quickly. We are having a mild winter with warm days for previewing homes. Postage Stamp Increase - January 22, 2012 Effective Sunday, January 22, 2012 mailing a first class envelope will cost you an extra penny going from .44 to .45. Here is the a chart from the United States Postal Service showing the rate changes.
It will be necessary to have a few one cent stamps on hand for mailings. Post cards and mailings to Canada and Mexico increased a bit more. For additional questions - visit the web site.

Sales of luxury homes in the Denver metro area over $1 million increased in December over November by three sales. Inventory of active listings decreased 19% over the inventory from first week of December. (inventory is low all over the Denver metro area in all price ranges.) In the City of Denver the first week of December showed 26 under contract, and first week of January there are 15 in the luxury market. Every Seller's Goal Should Be To Attract Two Offers - 01/01/12 08:30 PM
When I list a home, my seller and I always have a conversation on motivation. I do believe it is much less stress for a seller to list for the REALISTIC price. This way the seller will get offers on their home within a short period of time. Usually the first offer will be your best! I always discuss having multiple offers within the first couple of weeks!

I know I was raised properly with morals, ethics and drugs were not real prevalent in our schools. Today, our kids need to be aware around every corner to not get DRUG into that lifestyle. Laura Sargent gave us a great statement, please go and comment on her blog, as I have disabled comments.

If you live in an area that enjoys cold temperatures (below 32 degrees) you need to think about winterizing your home. Denver has had an average of 39 degrees in the month of December, and very important to get your home prepared for the winter weather!
