Luxury Home Sales - January 2012 - Denver Colorado Sales of luxury homes in the Denver metro area over $1 million decreased in January over December by four sales. Inventory is down over December's active listings from 642 to 557 detached single family homes listed above $1,000,000. Of these active listings, two are short sales, and only one bank owned property is active. Luxury Homes in the Denver metro area currently under contract are 63, a monumental increase over any month in 2011! Only one short sale and four bank owned properties are showing under contract.

Denver Market Report - November 2011 Denver’s real estate market has been booming and the numbers show that the Denver real estate market is HOT! Inventory is continuing to decrease, days on market are decreasing and the number of properties under contract and sold over a year ago are all showing positive numbers! Inventory is down 36% over last year's active listings in November! Days on market including single family homes and multi-family units have decreased, and inventory is decreasing by the month. I hope to see more listings coming on the market just after the Holidays

Luxury Home Sales - November 2011 Denver Colorado Sales of luxury homes in the Denver metro area over $1 million increased in November over October by two sales. Inventory of active listings decreased from 131 first of November to 122 first of December. It was surprising to see the number of homes under contract has increased from 17 in October (first of month) to 26 in November (12/4), showing sales are still improving in the luxury market. Denver Sales for April have been released! The numbers are out and shows Denver had a good month of sales! The inventory is up slightly, and pending contracts are up, which means bank owned or short sale properties are moving. The single family homes are showing a 34% increase over March for regular sales. Sold properties are up from March, and average days on market have decreased, but sales prices have decreased. This market report is for the entire Denver metro area, so if you would like a CMA for your particular neighborhood, please let me know.

2010's real estate market started out with a bang, with homes selling quickly and at great prices. As fall sets in, sales are slowing, as sales in August were down 5.5%. 3,259 homes closed in July, and 3,079 homes sold in August 2010. These numbers reflect a sizeable decrease from earlier months where more than 4,000 homes sold each month, while the tax credit was available to first time home buyers and move-up buyers. Buying an older home comes with character, and in established neighborhoods that are very desirable, but come with a price at times. If the home has not been properly maintained, over the years, you could have stone foundations collapsing that could be potentially very expensive to completely rebuild. By contacting a structural engineering company, they could repair this same stone foundation for a lot less money!
