Denver's Real Estate Market is Changing...Quickly


In the last few months, buyers looking for Denver real estate have noticed the limited inventory available, and in some cases seeing multiple offers.  Showing homes on the weekends, Realtors are experiencing overlapping appointments with other Realtors and their clients.    Showings set for homes in the Denver Metro area have doubled from the previous year on Fridays, Saturdays and Sundays, but our inventory has increased minimally.
When the supply of active Denver home listings become limited, and the demand increases, we surely will see some pricing increases in the next few months. … (30 comments)

It is well-known across the Nation, housing has had its worst years in decades.     The Denver metro area shared in this as well, but has bounced back quicker than most areas across the Country.   
The median value found in the Denver Metro area in 2009 was $248,500, a .48% drop from 2008's median price of $249,700.    This is compared to the national median price which fell 5.9% in 2009 to $185,200 from $196,700.
These figures were released by the U.S. Census Bureau, and were not compared with the local Metrolist's figures.   The Census Bureau has changed their form of computation, and … (8 comments)

denver housing: Danger of Forest Fires - Four Mile Canyon outside of Boulder - 09/07/10 11:24 AM
Yesterday with the heat, and very strong winds, a forest fire started in Four Mile Canyon.    This popular canyon is just outside of Boulder with many homes and businesses.    As of this morning, 3000+ residents have been evacuated, with over 7100 acres affected and several structures and fire trucks have burned.    With winds over 40 MPH, this fire spread very quickly.
On Labor Day, the reverse 911 was not available, due to landlines being down.      I got on Facebook to check my past clients living in Coal Creek Canyon to make sure they were safe.     They are expecting a baby soon, … (5 comments)

April was a record breaking month!    With the homebuyer's credit expiring 4/30, buyers were RUSHING to get their properties under contract prior to the 4/30 deadline!   Metrolist announced today - Denver had a 27.6% increase in under contracts over last year's figures (4/09).  
There was a drop in late martgage payments also, first since 2006!    USA Today announced today that there was a significant drop in 60-day lates, down 6.77% from the fourth quarter 2009.    This was the first decline in 12 quarters!

As if we have not had enough bad news for the condos and townhome communities --- if the HOA is 15% or more in arrears (homeowners not paying their HOA fee), new buyers will not be able to obtain a new loan until the arrearages are under 15%!
If you have thought about listing your condo or townhome, please check with your HOA to make sure your HOA is up-to-date, and not aware a few days before a scheduled closing.    This could save ALOT of heart ache well before!

Just heads up --- if you are in a price range of under $200,000 - be prepared to have patience with this process!     With all the first time home buyers jumping into this current market, this price range's inventory has diminished.
There are many bank owned and short sales in this price range, both of which NEED patience!    HUD properties are typically selling for $20-30,000 more than listing price.     If you are an FHA buyer, unless you have extra dollars to bring to closing, you cannot offer more than list price.    There is an FHA appraisal completed on the property.      These … (1 comments)

Colorado again makes news - #1 rebound city, now published in Forbes.com.       Our homes closed each month increases, mostly due to our first time home buyers making a move with the $8000 tax credit promised after closing!     40% of sales in Denver are all first time home buyers!
State of Colorado's population has grown from 4.8 million in July 2007 to 4.9 million today.      The preception of our economy, along with the weather (minus the tornadoes) and good place to raise children has been publicized all over the US.

February and March 2009 looked very promising for our housing market in Denver!    Sales were up in February and March 29%.   The median price has increased 6.6% to $232,395.      Average days on market for condos has decreased to 106 days, down 2.75% over a year ago.     The condo sales for 2009 has boomed - primarily due to the $8000 tax credit paid to first time homebuyers.     Metrolist has announced our inventory is very low in the $100,000-$200,000 market.

It was just printed in Forbes, Denver enjoyed a population growth from relocation families choosing Denver as their new home.     In 2008, Denver experienced a 2.17% increase in population, where many other cities across the country experienced little to no population growth.
In PEW it listed Denver as the Number One City of choice if families had an opportunity to move.    Our skiing, culture, vibrant nightlife, business opportunities and of course our weather brought many families to Denver.
With over 300+ days of sunshine each year, gives a great lifestyle for outdoor activities all year long!

In today's news, Tom Clark with the Metro Denver Economic Development Corp. has said we could run another 6-12 months, but Colorado is spared with its full wrath! Most states across the country should see some recovery in 3rd quarter 2009, and some not until 4th quarter 2009.With over $1 trillion in losses that have been written off by banks across the country, still another $1 trillion in write-offs are still expected. Two months in a row --- sales are up over last year's sales! September and October '08 sales were stronger than 2007! GOOD NEWS! Our president has been decided, now HOPEFULLY our global issues will settle down, and we can again enjoy a good real estate market in the Denver metro area. We are still experiencing some increases in a few neighborhoods. There are luxury condos in Denver selling like hotcakes, due to the lack of availability for empty nesters wanting housing in the City.
