Luxury Home Sales - February 2012 - Denver CO Sales of luxury homes in the Denver metro area over $1 million decreased by one sale over the month of January 2012. Sellers are beginning to put their homes on the market, and inventory has increased from 557 last month to 648 this month (up to today). These numbers are for detached single family homes only. Luxury Home Sales - January 2012 - Denver Colorado Sales of luxury homes in the Denver metro area over $1 million decreased in January over December by four sales. Inventory is down over December's active listings from 642 to 557 detached single family homes listed above $1,000,000. Of these active listings, two are short sales, and only one bank owned property is active. Luxury Homes in the Denver metro area currently under contract are 63, a monumental increase over any month in 2011! Only one short sale and four bank owned properties are showing under contract.

Luxury Home Sales - Denver - September 2011 Sales of luxury homes in the Denver metro area for September 2011 were up slightly over the previous month. With jumbo rates becoming more affordable there were more million dollar homes sold, with those homes that have been on the market for a while sold. Days on market increasing from August - 154 to September - 217. It was interesting to see five Million Dollar new construction homes sold by builder this month. There was one that was a bank owned forecloure and one short sale.

From July to August, there was an decreased from sales of 54 to 32 in the month of August in the Denver metro area. Average days on market decreased for the sales in August from 182 to 154 days. Average price decreased for the net average sale price in August from $1,666,627 to $1,579,684. Highest net sales price for July was $8,183,000 and August was $3,500,000.
