denver realtor: Denver Market Report - April 2012 - 05/16/12 04:57 PM
Denver Market Report - April 2012 The Denver real estate market has shown signs in many parts of town of being a seller's market, and Denver's warm spring weather is creating a strong market. The inventory was down 42% in April for both single detached family homes and multi-family, which is causing some multiple offer situations especially with homes showing well and priced correctly. Those sellers that have thought about putting their home on the market should do so now. The need to be realistic with the list price is still critical! Pricing homes higher

denver realtor: In a Seller's Market - The First Contract Doesn't Always Work - 04/24/12 06:29 AM
In a Seller's Market - The First Contract Doesn't Always Work In a seller’s market property tends to go under contract quickly, and with an average 33 days on market this is happening all over Denver. When viewing a home the emotions are running high, and if decisions are made quickly, they may be made by the heart, not with the brain. We are seeing properties coming back on the market within a week or sooner in some cases. I have asked listing agents to contact me if their listing should fall, and have gotten two calls in

denver realtor: Working with Relocating Clients - 04/19/12 02:49 PM
Working with Relocating Clients Relocating from one State to another or from another Country is a bit different than working with clients moving within the City. There are quite a few things I do differently with incoming buyers from other States and outgoing sellers moving out of State. ~ We are a Mile High --- and hydration is critical before visiting Denver. Drinking several ounces of water a few days before and all during the visit will insure you do not feel altitude sickness. ~ We have “rules” that may not apply in other states, such

Now that the Inspection & Appraisal are complete - What is the Next Step? The exciting part of purchasing a home is finding the Home of your Dreams and getting excited about all the bells & whistles in this new home. The inspection is scheduled and completed, the appraisal is done and value has come in right on track --- now what? There is a flurry of activity in the first couple of weeks once you get your property under contract. After you have reviewed HOA documents, appraisal and inspection are complete, there will be a lull

denver realtor: Divorce & Selling the Family Home - 04/12/12 05:20 AM
Divorce & Selling the Family Home Selling a home when there is an impending divorce can be difficult. If both parties can be civil, it sure is easier on all parties, and a much smoother process. Talking about the final result civilly will allow for good decisions made by all. With years in real estate, we have many requests to sell properties due to a pending divorce. First, let's hope the divorce will be filed AFTER the home is sold, since this could put a cloud on the title. If the divorce has been filed, an agreement from

denver realtor: Getting the Most Money out of your Updates/Remodeling - 04/10/12 06:16 PM
Getting the Most Money out of your Updates/Remodeling We would like to sell and you will LOVE all the updates we did! Time and time again we visit with Denver sellers hoping to sell their homes, and at a price they have in mind. They may have bought the home at the top of the market, could be the largest home in the neighborhood, and have done the upgrades since the purchase. Even though all signs are pointing to Denver enjoying a seller’s market, values have not been increasing just yet. Appraisers are still

With a loft downtown, you are able to enjoy the cultural events at the Denver Center for Performing Arts, the many events at the Convention Center, go bowling, go to a movie and experience the diversity of many 5-star restaurants, all within walking distance. In a few short years, the light rail will go from Denver International Airport to the downtown area, which will make it easy to

denver realtor: Denver Market Report - February 2012 - 03/19/12 06:49 PM
Denver Market Report - February 2012 The Denver real estate market is rebounding very well, and the early spring weather is bringing buyers out in droves. The inventory was down 41% in February for both single detached family homes and multi-family, which is causing some multiple offer situations especially with homes showing well and priced correctly. Our inventory is low because Sellers are still feeling their home cannot sell for they would need to move onto their next home. Pricing homes higher than what the market can bear is still dangerous, as the appraisers are not increasing

denver realtor: Denver Market Report - January 2012 - 02/21/12 06:54 AM
Denver Market Report - January 2012 Denver’s real estate market is absolutely CRAZY right now. For sellers --- you have to be loving it. Multiple offers, some offers above list price and still hoping the appraisal comes in at contract price! Buyers --- it may be a bit frustrating being involved with the multiple offers and not feeling like you can offer more! The 90’s are back - FAST AND FURIOUS! The time has come when we contact all our potential sellers and ask them if they are ready to put their homes on the market. The problem is, many

denver realtor: Denver's Real Estate Market is Changing...Quickly - 01/30/12 10:00 AM
Denver's Real Estate Market is Changing...Quickly In the last few months, buyers looking for Denver real estate have noticed the limited inventory available, and in some cases seeing multiple offers. Showing homes on the weekends, Realtors are experiencing overlapping appointments with other Realtors and their clients. Showings set for homes in the Denver Metro area have doubled from the previous year on Fridays, Saturdays and Sundays, but our inventory has increased minimally. When the supply of active Denver home listings become limited, and the demand increases, we surely will see some pricing increases in the next few months.

denver realtor: Denver Market Report - October 2011 - 11/19/11 10:18 AM
Denver Market Report - October 2011 October's numbers are out for the Denver Real Estate Market! Inventory is very low especially under $200,000 price point! Denver is seeing more short sales are getting approved in a shorter time frame. This data is for the entire Denver Metro area. Entering into the cooler time of year and the Holiday season, showings have slowed down considerably, which is very typical. We are seeing the buyers viewing properties are making decisions. The amount of active listings have continued to decrease, as October 2010's market report showed an increase of
