Sales of luxury homes in the Denver metro area over $1 million are heating up with Spring weather, 48 properties sold in March, which is an increase from 31 sales for the month of February. The days on market decreased from 231 to 188 days.
Sales data represents detached single family homes only.
There are currently 702 active listings over $1 million, with 8 active bank foreclosures and 3 short sale opportunities. There are 8 listings showing (28 comments)
Many Denver homes for sale priced well and shows well are receiving multiple offers, so quick decisions are necessary. Real estate is off to the races with new listings entering the market getting quick offers. With the freezing temperatures, one would think buyers would not be out viewing homes. The Denver Real Estate Market is strong and Interest rates are still at historical low rates!

The Denver real estate market has enjoyed a seller's market this year, showing 64 average days on market. The inventory was down 32.6% in September for both single detached family homes and multi-family, which is decreasing over the past few months.
Many Denver homes for sale priced below $250,000 are receiving multiple offers, so quick decisions are necessary. Showings showed seasonal slowing for September. Sales of luxury homes in the Denver metro area over $1 million experienced the highest number of sales since July 2011. 51 properties sold in May, which is a increase of twenty sales over the previous month. The active listings increased minimally over April's listings. Sales data represents detached single family homes only.

The Denver real estate market has shown signs in many parts of town of being a seller's market, and Denver's warm spring weather is creating a strong market. The inventory was down 42% in April for both single detached family homes and multi-family, which is causing some multiple offer situations especially with homes showing well and priced correctly.

Relocating from one State to another or from another Country is a bit different than working with clients moving within the City. There are quite a few things I do differently with incoming buyers from other States and outgoing sellers moving out of State.

With 35 properties sold in March, this was a 44% increase in sales over the previous month. Many sellers are listing their homes this time of year, and inventory has increased from 648 last month to 718 this month (up to today). These numbers are for detached single family homes only.

Denver’s real estate market is absolutely CRAZY right now. For sellers --- you have to be loving it. Multiple offers, some offers above list price and still hoping the appraisal comes in at contract price! Buyers --- it may be a bit frustrating being involved with the multiple offers and not feeling like you can offer more! The 90’s are back - FAST AND FURIOUS! Sales of luxury homes in the Denver metro area over $1 million decreased in January over December by four sales. Inventory is down over December's active listings from 642 to 557 detached single family homes listed above $1,000,000. Of these active listings, two are short sales, and only one bank owned property is active.
Luxury Homes in the Denver metro area currently under contract are 63, a monumental increase over any month in 2011! Only one short sale and four bank owned properties are showing under contract.
In the last few months, buyers looking for Denver real estate have noticed the limited inventory available, and in some cases seeing multiple offers. Showing homes on the weekends, Realtors are experiencing overlapping appointments with other Realtors and their clients. Showings set for homes in the Denver Metro area have doubled from the previous year on Fridays, Saturdays and Sundays, but our inventory has increased minimally. Sellers are beginning to put their homes on the market, and homes are going under contract fairly quickly. We are having a mild winter with warm days for previewing homes. Denver Bank owned properties/Foreclosures can be a way to see instant equity, especially if you are handy! Some properties need very little repairs to be livable, and some need quite a bit. Bank owned properties/foreclosures are not like short sales, you will get an answer from the bank on an offer within 3-5 days. I have had answers within a couple hours! If you were looking for a deal in Denver, this could be your answer. Some banks listing foreclosure properties do not offer FHA financing due to safety repairs (16 comments)
