Denver Market Report - April 2012


The Denver real estate market has shown signs in many parts of town of being a seller's market, and Denver's warm spring weather is creating a strong market.   The inventory was down 42% in April for both single detached family homes and multi-family, which is causing some multiple offer situations especially with homes showing well and priced correctly.

Relocating from one State to another or from another Country is a bit different than working with clients moving within the City.     There are quite a few things I do differently with incoming buyers from other States and outgoing sellers moving out of State.

Sales of luxury homes in the Denver metro area over $1 million is experiencing strong sales due to an early warm spring.     With 35 properties sold in March, this was a 44% increase in sales over the previous month.    Many sellers are listing their homes this time of year, and inventory has increased from 648 last month to 718 this month (up to today).    These numbers are for detached single family homes only.

The Denver real estate market is rebounding very well, and the early spring weather is bringing buyers out in droves.   The inventory was down 41% in February for both single detached family homes and multi-family, which is causing some multiple offer situations especially with homes showing well and priced correctly.

Denver’s real estate market is absolutely CRAZY right now.    For sellers --- you have to be loving it.    Multiple offers, some offers above list price and still hoping the appraisal comes in at contract price!

Sales of luxury homes in the Denver metro area over $1 million decreased in January over December by four sales.     Inventory is down over December's active listings from 642 to 557 detached single family homes listed above $1,000,000.    Of these active listings, two are short sales, and only one bank owned property is active.

Luxury Homes in the Denver metro area currently under contract are 63, a monumental increase over any month in 2011!     Only one short sale and four bank owned properties are showing under contract.

In the last few months, buyers looking for Denver real estate have noticed the limited inventory available, and in some cases seeing multiple offers.  Showing homes on the weekends, Realtors are experiencing overlapping appointments with other Realtors and their clients.    Showings set for homes in the Denver Metro area have doubled from the previous year on Fridays, Saturdays and Sundays, but our inventory has increased minimally.

Buyers have many requests for their Denver home purchase besides how many bedrooms & bathrooms and even square footage.     The requests have been to be close to a park to walk the dog, or close to trails for biking or running.      In Denver we have it all, well, except for an ocean.

 
Buyers request to have mountains views.  The snow capped mountains are so magnificent.   You always know which direction you are going in Denver, as they are always in the West.
