A home office or computer room is becoming a must have for many homeowners according to a recent survey of real estate agents. 93% of the agents polled said that their buyers were interested in a room specifically for this purpose. The JELD-WEN survey also found that 44% of the agents said they have had clients who wanted home theaters, 26% said clients wanted an exercise room, 18% said clients have wanted an arts and crafts room and 8% said clients have wanted a music studio. So keep these stats in mind when staging your home for sale.

We usually post blogs from both of us, JD and Lynda Donahue, but today it is only from Lynda. I have a certification from Coldwell Banker called Certified Home Marketing Specialist. That means that I have taken and passed a course specifically aimed at marketing homes including Internet, brochures and staging. Staging is about selling a lifestyle and that doesn't necessarily mean the seller's lifestyle. Research shows that a well staged home sells approximately 32% faster than a non-staged home. Warm it up. Add color to a bath with towels or a rug. Create focal points. Use contrasting colored furniture. Display something memorable in the entrance foyer. ( Honey, remember the house with the red pony on the pedestal by the front door?) Pare down. Books and photos go into storage. Replace them with accent pieces. Accent with color.
