There have been posts on AR about Quirky MLS remarks and how truthful they are.  To name a couple...
Steve Crossland's post Does Typing "Hurry" in MLS Remarks Result in Faster Sale? Discusses a home that was on the market almost 300 days.  Doesn't look like using HURRY in the MLS remarks got that one sold any faster.  However, Steve found that using the word "hurry", "won't last", "priced to sell" in the remarks actually decreased the overall average time a home was on the market in his area.

Currently 54 properties are ACTIVE and Listed For Sale in the community.  The average LIST price of these homes is $165,901.  In addition, 17 homes are currently UNDER CONTRACT with an average List Price of $175,746.
15 homes SOLD during the 1st Quarter (January 1, 2007 through March 31, 2007).  These homes averaged 3 bedrooms and 1.5 bathrooms, and an average SALES PRICE of $144,497.
Average number of days on the market for homes in the area is about 85 days.

Wagnalls Memorial Scholarship Programs Available - 04/09/07 01:42 PM
Each year graduating students in the Canal Winchester, Bloom Carroll, Lithopolis and Bloom Township areas of Fairfield County are awarded scholarships through the Wagnalls Memorial Library Scholarship Program.
There are several scholarship funds available, each with their own criteria.  These include:

The Charles V. Moore Endowed Scholarship Fund

New State Law for Teen Drivers - 04/05/07 02:31 PM
A new state law goes into effect tomorrow for teen drivers. 
After many fatal teen crashes across the state, a study was conducted and based on other states that have inacted similar teen driver laws, the results are very favorable, with an estimated 20% reduction in fatalities.

When you begin your search for a home, one of the first and most important steps in the process is speaking with a lender to find out what program is best and what you as a homebuyer are able to afford.

Did you know there are special programs out there just for Firefighters, Emergency Medical Technicians, Police Officers and Teachers.  HUD has the Good Neighbor program which allows for special home ownership incentives.
HUD offers an incentive of about 50% discount off the price of the home.  What do you have to do?  Show proof that you fit in one of the Good Neighbor groups, agree to live in the home as your primary residence for at least 36 months, and qualify with one of HUD's approved lenders.
