That's It? That's the Best I'm Going to Get?

Believe me...I understand how hard it is when selling your home, to separate your personal attachment, blood, sweat and tears from the analytical, business perspective of the deal. But that's why you hired me. Right? To be the mediator, the therapist, the negotiator, the analyst, etc.

I'm here to tell you that as your professional full-time Realtor who markets homes and gets them SOLD, believe me when I say that the majority of the time, the first offer you get on your home is the best.

Sure you have to clean the home, price it competitively for the market (this one is key) and expose it to the masses, but barring any off the wall issues with the home or overpricing, you should attract fairly reasonable offers on your home.

So, when you get that first offer, as long as it's within range of what other similar homes are selling for in the area, you should try and "Make it Work." I work darn hard to get my sellers the best price possible for their home. Keep in mind, there are a number of items other than price that can be negotiated. But, I'm here to tell you that letting a home warranty, curtains, a day or two extra to close, is not worth losing the deal over.

Ask yourself...how long did it take for you to get that first offer?

The reality today is that you are 1 in 14,000 homes listed for sale and there is a 7 month supply of inventory in Columbus and surrounding areas. So, here's some advice for sellers and for sale by owners...respond to every offer you get, and negotiate all offers the best you can...especially the first one.

The Christmas 20 for Charity

From now thru New Years, Pickerington has a subdivision that is putting on a fantastic Christmas light show/display. Open 7 days a week from 5pm-midnight. Now thru New Years.

20 homes all connected and synchronized to Christmas Carols. They've been doing this for a couple years now and each year seem to add more homes to the display.

Painting to Sell, Painting to Dwell

When it comes to updating interiors, paint is one of my favorite mediums. It's so versatile and affordable. Paint can brighten, lighten and provide a room with an entirely new appearance. To the inexperienced, selecting the perfect paint color and finish can be intimidating. After 27 years of selecting paint colors, I can tell just by looking at a paint chip what it will look like in a room and how it will change a space. If you are considering painting, here are a few tips.

Color Selection: When painting a home that you live in, color choice is very personal. There are no "right" or "wrong" colors. It depends on the home and the individual. In general, lighter colors will expand space and make a room feel larger. Dark colors can make a room cozier, moodier and more masculine. Dark colors have a reputation for making rooms feel smaller but, when a dark color is used at the end of a sight line, such as an accent wall, it can produce an effect which will push the wall back and expand the room. Very small spaces such as powder rooms and dens are excellent opportunities to use dark, rich colors. No one expects a powder room to be "spacious" and using strong color can create architectural interest where there is none as well as punctuate the rhythm of an otherwise neutral palette running throughout a house.

If you are planning to sell your home in the near future, the days of "paint it all white" are over. If you look at a listing photo of an all white/vacant room; it's difficult to tell what you are looking at, and it also lacks character. If you want your home to stand out from the competition, I recommend using neutralized colors. These are universally accepted colors that just feel good. Examples of "neutralized" colors that are good for selling are straw, golden beiges, mushroom, warm grays (trending hot this year) and silvery sage green. In general, muted earth and soft water colors are very effective.

Whether you are designing to dwell or designing to sell, make sure the paint color you choose complements the wood tones in floors and cabinets, the color of granite, tile or stone and any other existing finishes. You want the wall colors to flow from room to room and complement each other. Selecting the right paint color can make your moldings stand out and your cabinets and tiles look richer and more expensive.

Paint comes in several different finishes. Flat or Matte finish is just that - flat, because it doesn't reflect much light. It is very forgiving if there are imperfections on your walls but it doesn't have much zip. Eggshell is what I usually recommend for walls. It is slightly shinier than Matte finish so if your walls have imperfections they may require some prep work. Satin finish is slightly more reflective and shows a shine when looking directly at the surface. It is typically used on trims and doors to make them "pop," but can be effective on walls that are in pristine condition. Semi-gloss paint works well for moldings and doors, as it is easy to wash and very durable. High Gloss paint has the highest sheen and is typically used for doors and built-in bookcases or cabinets.

Additionally, there is an array of textural designer finishes that offer interesting options. For example, Ralph Lauren Paint line has a "Suede" finish (just roll it on) and another called Candlelight, which emulates the "flickering glow of candles" on your walls. Benjamin Moore and Ralph Lauren also offer metallic finishes (an old-world bronze, silvery iron and subtle gold). Used on a ceiling or in a powder room they can be very dramatic.

Painting a kitchen, before and after.

Some of my favorite paint transformations include painting a worn hardwood floor for a fresh new look. You can paint the entire floor or design a painted "faux area rug" to break up a large expanse of hardwood. Your new "area rugs" can be used to define seating areas or "rooms" within the room or simply create interest. You must first prep the floor by sanding it, then lay out your design (borders and geometrics like diamonds are easy) and tape it off with painters tape before painting. Most people don't realize that laminate counters and cabinets can be updated by painting them with a finish called Melamine paint. Make sure you sand them well and wash them with TSP (found in any paint or hardware store) to remove grease so the paint adheres. If you have builders' standard oak cabinets, you can stain them with a dark walnut stain and replace the hardware for a trendy new look. Also, paint dated wood paneling for a total transformation from dull and dark to House Beautiful! These techniques will require some elbow grease but they are affordable options for a do-it-yourselfer. You'll be amazed at the transformation.

Clutter May Be a Buyer's Best Friend...

When counseling buyers, we discuss what is important to them in finding a new home. We also discuss what is important in getting a good home at a great price. In my opinion, three important traits of a potentially good buy are:

1. Overpriced. A home priced just out of its market range will get few showings and fewer offers. If the seller can afford tosell at a market, our offer may be the only one they see. There is a fair chance that, if the offer is presented properly, they will accept it.

2. Unusual paint colors. Any color that causes a potential buyer to focus more on the walls than the house will send many quickly to the next showing appointment. My advice to my clients is to expect to see, and learn to love homes with ugly colored walls. Much of your competition has moved on, and about a hundred bucks worth of paint will fix it.

3. Clutter. Wading through piles of the owners' "stuff" is annoying, and too much furniture makes the place look like an overstuffed dollhouse. The home looks unattractive, and it will be passed over by many potential buyers. That's great for us. Fewer potential offers put us in a much better bargaining position, and we know that all the stuff will be gone by the time we take posession of our bargain home.

WORK: Who Needs It?!!

When prospective buyers view a property for sale, the two things that they don't want to be reminded of are WORK and POTENTIAL PROBLEMS!!!

Remember to be careful of the subconscious messages you are sending to buyers while they are viewing your listing.  I have observed all of the following in recent listings. They are sending messages you don't want the buyer to hear!



These are attractive floor fans, BUT what the buyers hear whispered in their ear:   "Hmmm. . . the air conditioning system isn't doing its job."

Floor heaters send a similar message: "It must be cold in the winter. I'll need additional heaters and the utility bills are going to be high!"

Humidifiers: "Well, I guess they haven't installed one on the heating and air conditioning system. No telling how much that will cost!"



Doors that stick: "Oh, no! I just went through that in the house I'm in now."

Toilet plungers: "Plumbing problems? I'm definitely NOT dealing with that!"



Speaking a bit softer, but still whispering are full trash cans, and toilet brushes. All remind the prospect of work to be done.

KEY CONSIDERATIONS IN CHOOSING YOUR NEIGHBORHOOD

Where do you want to live? The answer depends on your wants, needs and your budget. Think about your current lifestyle, the amenities that are most important to you, and the kind of community you want to be a part of.

For many people, the community they live in is just as important as the actual house itself. Since every neighborhood has its own assets and liabilities, start with the basics. Your REALTOR can search for homes in those neighborhoods that you find desirable and would feel comfortable in.

What types of neighborhoods appeal to you? Do you prefer quiet suburban communities, downtown city living or a rural country setting? Each is unique and has its own advantages. Being realistic about your needs and the characteristics you desire in a community are important in identifying the areas you want to live in. Based on this information, your REALTOR can arrange for you to look at homes in those communities that appeal most to you.

Locating the ideal neighborhood can be time-consuming, but is an important part of the process. Key Considerations in Choosing a Community...

Location, Location, Location!
You may have heard the classic adage...buy the modest home on a more expensive street. Doing so, generally results in better resell potential later on and they hold their value well. So, be sure to consider the location of your home carefully. In considering the right community for you, if may be helpful to drive and walk through those neighborhoods at different times of the day, at night and on weekends, to get a feel if it's a neighborhood you want to live in. Look carefully at how well the homes are maintained, the noise levels, traffic patterns and overall neighborhood activity.

Neighborhood Trends Pay close attention to what's going on in the neighborhood. If the neighborhood is going downhill, buying a home there could pose problems later down the road when you want to sell. On the flip side, if it's in an up-and-coming neighborhood, buying a home there could be a smart move.

Commute Time and Proximity Take into consideration proximity of the neighborhood in relation to other key areas of your life. Is it important to be close to Schools? Family? Friends? Work?

Amenities In the Area Think about the amenities available in the community. Is it important that you can walk to a local carryout or grocery store? Do you want to be close to parks and schools? Are there shopping malls and recreation centers in the area? These are all important questions to ask when deciding on a neighborhood. Your REALTOR can provide you with information on the amenities available in each community.

Neighborhood Demand Look at the neighborhood demand by asking your REALTOR whether the gap between the list price and sale price is decreasing, what the average sales price over the last several years has been, the number of homes currently on the market in the area, the number of homes that did and did not sell in the neighborhood, etc. Your REALTOR can provide you with valuable information to help you determine if a neighborhood is the right one for you.

Profit Potential Looking to the future, most homeowners decide to sell at some point. In order to protect your hard-earned dollars and your investment...Your Home...you want to make sure it has profit potential. Therefore, when evaluating a neighborhood, you have to evaluate the resale potential of the homes there A stable neighborhood, where property values at least remain stable, is generally a good choice. A neighborhood where property values are on the rise is even better. Consider neighborhoods with a high percentage of owner occupants, a small number of renters, good proximity to a variety of shops and stores, a shorter than average timeframe for homes to be on the market before selling, convenient commuting options to metropolitan areas, etc. In general, look for are stable or may be "Hot" in the next few years. Although there is no crystal ball to see the future, your REALTOR can provide general information about the potential resell value of a neighborhood.

Other considerations include:

Quality of schools
Traffic
Crime rate
Future construction
Proximity to parks, schools, work, hospitals, shopping centers, grocery stores, banks, public transportation, prisons, airports, freeways, and cultural centers

You want a community that you can feel good about and call home, and one that buyers will want to live in when you are ready to move on.

The Most Dangerous Appliance In Your House

What do you think it is? The microwave? Toaster? Hot tub? Computer (for lots of reasons...)?

Actually, it is none of the above.

The most dangerous appliance in your house may be your dryer!

Think about it. Dryer fires cost Americans as much as $100 million annually! They result in almost 50,000 fires that require the fire department, and average 400 injuries and 15 fatalities - annually. They cause more fires than electrical problems. And 81% of them happen in residential homes. (1) That is dangerous!

Most dryer fires are reported in the laundry room. In the olden days, that meant the basement or the garage. But in modern society, the laundry room location has shifted to the bedroom, kitchen, family room, hallway or closet.

When to most fires happen? Incidences increase dramatically from November to March, with 10.6% happening in January. Why? Probably because that is when we wash our heaviest clothing. It takes more time to dry them, they heat up and poof!

And what is the most common cause of dryer fires? VENTILATION. And that for many reasons:

1. In modern houses dryer vents cover longer distances to reach an outside wall.

2. Clogs that occur because of sharp bends or turns.

3. Plastic or foil wrapped "slinky" venting. This venting has lots of pockets that can trap lint. Solid vents are highly recommended.

4. Incorrect venting which does not exhaust outdoors but into a crawl space, attic, or interior walls. This can also contribute to the increase of molds and air deterioration. Also, incorrect venting which allows animals to get inside where they nest or otherwise obstruct air flow.

What is the most important thing we can do to prevent dryer fires?

Keep our vents clean! That means disconnecting the vent tubing from the dryer every one to two years and either cleaning it all ourselves (including as much of the tubing as possible) or hiring a professional company to do it.

And by following proper installation guidelines when the dryer is first installed.

Dryer Loss Control Recommendations -- Per the U.S. Consumer Product Safety Commission (CPSC):

1. Clean the lint screen/filter before or after drying each load of clothes – If clothing is still damp at the end of a typical drying cycle or drying requires longer times than normal, this may be a sign that the lint screen or the exhaust duct is blocked.

2. Clean the dryer vent and exhaust duct periodically – Check the outside dryer vent while the dryer is operating to make sure exhaust air is escaping.

3. Replace plastic or foil, accordion-type ducting materials with rigid or corrugated semi-rigid metal duct – The flexible plastic or foil type duct can more easily trap lint and is more susceptible to kinks and crushing, which can greatly reduce the airflow.

4. Take special care when drying clothes that have been soiled with volatile chemicals – Special care is required when drying clothes exposed to gasoline, cooking oils, cleaning agents, finishing oils and stains. If possible, wash the clothes more than once and, preferably, hang the clothes to dry. If using a dryer, use the lowest heat setting and a drying cycle that has a cool-down period at the end of the cycle.

My recommendation: When you buy a new dryer, have it installed professionally. Most retailers will deliver and install nowadays. And pay special attention to keeping your vent clean where the vent exits the dryer and enters the wall, and where it discharges on the outside of your house!

Top do-it-yourself home improvements that return the biggest bang for your buck!

One question that we Realtors get asked regularly by folks who are listing their homes for sale is what do-it-yourself home improvements would be most beneficial in selling their home.

HomeGain just released the results of their annual survey, Home Sale Maximizer. This survey covers the top do-it-yourself home improvements as recommended by Realtors, and the expected monetary return on investment. After reading the survey results I have to say that based on my personal experience I would have to agree.

According to the HomeGain survey, the top five home improvements that Realtors recommend to home sellers based on cost and return on investment (from highest to lowest ROI) are:

1. Cleaning and de-cluttering ($200 cost / $1,700 price increase / 872% ROI)
2. Home staging ($300 cost / $1,780 price increase / 586% ROI)
3. Lightening and brightening ($230 cost / $1,300 price increase / 572% ROI)
4. Landscaping ($320 cost / $1,500 price increase / 473% ROI)
5. Repairing plumbing ($385 cost / $1,250 price increase / 327% ROI)

"Many Realtors agree, especially in a buyer's market, that sellers who make these recommended home improvements often get their homes sold faster and at higher prices," stated Louis Cammarosano, General Manager at HomeGain.

Rounding out the top 12, the list of low cost, do-it-yourself home improvements includes: updating electrical, replacing or shampooing carpets, painting interior walls, repairing damaged floors, updating kitchen, painting outside of home, and updating bathroom's.

The home improvement projects with the highest price increases to a home's resale value are updating the kitchen ($1,200 cost / $2,850 price increase), followed by painting the outside of the home ($900 cost / $1,815 price increase) and home staging ($300 cost / $1,780 price increase).

ATTENTION HOME SELLERS: TRY THESE TOP 5 NASTY LITTLE HOMEBUYER TURNOFFS.

Ok...you or your Realtor have done a great job marketing your home and the showings are starting to schedule nicely. Don't blow your first impression chance by doing these little things that immediately turn buyers off and make them run out the door, down the street and into the door of another home for sale instead of yours.

Who would think that these little tiny things could do so much damage? And...ultimately cost you, the seller, more money. Your home sits. You pay more carrying costs for mortgage and utilities. Oh yeah...and that house you had your eye on...well...you might just miss out on a 30% equity advantage by purchasing now while the market is down.

So here they are. The top 5 nasty little buyer turn offs.

1. TOILETS. Flush them, clean them and close them for your open houses and showings. YUK!

SECRETS FOR SAVING $$$ WHEN BUYING A HOME. You Don't Make Money When You Sell a home, You Make Money When You BUY it! Here are several strategies to consider when purchasing your next home.

Understand How Much Financing You Can Afford. It's crucial that you speak with several lenders and discuss the many financing programs available. Each mortgage company sets its own limits for some items. Be sure to shop and compare at least 2, preferably 3 lenders to find the best deal. You Realtor can provide you with lender names and help you sift through the many options.

Do Your Homework Before You Shop. Knowing what you can afford before you go shopping for your next home, can save you time and aggravation. It's always best to speak with a lender and do some preliminary homework, so you can have a pre-approval letter in hand when you make an offer. The pre-approval letter will put you in a much better position to negotiate the price and terms. So, before you head out to look at homes, be sure you know your comfort level regarding the price and monthly payment, and have that letter.

Location. Remember, you make money when you BUY a home, not when you SELL. By selecting a home in an area that continues to increase in value, has good curb appeal, and has attracting features, you're setting yourself up to be in a good position later. Now, you don't want to buy the most expensive home in the neighborhood, but you don't necessarily want to buy the lowest priced one either. Be sure to take into account all of the factors that might hinder the sale of your new home down the road. Your Realtor can help you determine the pros and cons , by doing a market analysis before you make the offer. This will show you what homes have sold for, how long homes are on the market and other factors.

Timing. Consider the length of time you plan to live in your new home. It takes about 3 years to be in a position to make money from the sale of your home. Unless you purchased the home at a drastic under market value price, or had a large down payment, you'll either break even when you sell or you could possible lose money. So, be sure to consider your future plans and length of time you plan to stay in your new home.

Homebuyer Tax Credit EXTENDED and improved!

Great news: Yesterday President Obama signed the homebuyers tax credit extension. It will now expire on April 30th 2010. The credit is still up to $8000 (10% of purchase price) for 1st time buyers. The definition of a 1st time buyer is someone who has not owned a home in the past 3 years. There have also been some changes such as raising the income limits and the addition of a credit up to $6500 for existing homeowners who have lived in their current homes for at least 5 of the past 8 years. This limit is to avoid fraud.

The actual deadline now refers to having the home under contract by 4/30/10 but allows an additional 60 days to close escrow.

There are many more details to the tax credit which may be best explained by a tax professional, but I have the basic information. This is great news for you, so keep looking!
