Westwood Village is a large well maintained condo complex located at 55 Mill Plain Road in Danbury.   The community of 294 ranch and townhouse style units  offers modern floor plans and designed careful around the natural surroundings.  The community offers reasonable common charges, yet great on site recreational opportunities.  It’s a great spot to run errands from, with 2 grocery stores, a pharamcy, a couple of pharmacy’s,  dryer cleaners and more within a 3 minutes of the neighborhood entrance.

Westwood Village – Recent Real Estate Activity:

Up to the middle of 2008, Danbury seemed to be immune for the economic slowdown and housing crisis. But in this market, there is a correction.  1 bedroom units prices have declined about 15% since 2007, which is about typical for the entire marketplace. Prices of 2 bedroom units have fallen dramatically about 29% since 2007.  Three bedroom units have only experienced a slight decline, due to lack available inventory of 3 bedroom units in the development.

A common thing that a lot of my clients want to be is close to the New York State Line on I-84. In most circumstances, if you are willing to commute an extra an 5 to 10 minutes in each direction, further into the Danbury, there can be significant savings.

For example, a 2 bedroom 2.5 bath townhome at Kensington Woods, on Larson Drive, next to Exit 2 on I-84, close to the New York State Line, sold for $325,000. The same exact condo at Arlington Woods, located on Sienna Drive, near exit 8 on the east side of Danbury, sold for $275,000. The monthly payment by commuting a little bit further can is about $250 less on a 30 year mortgage. It should not cost you $250 a month in gas to commute an extra 10 minutes each way to work with the price of gas. On the other hand, you do need to think about how much of a ‘time’ factor is important for you.

Location is the most important thing in real estate since you can not change it. Before you rule out a property because you think it is too far away, think about these things.
