      <title>You only get one first impressions once you list your home </title>
      <description>&lt;p&gt;Once you decide to sell your home, you only get one first impression to hit the market. When it hits the MLS, your home should be looking sharp and pristine, something that buyers would like to see. Typically, home sellers have the most activity on their home in the first month it is on the market. &lt;br&gt;&lt;br&gt;I can your home make the right impression. When I go through your home, I will make any suggestions to help your home appeal to the most buyers (such as moving furniture, decorative items, photos,etc) to make your appeal to your target buyer.&amp;nbsp;&amp;nbsp; &lt;br&gt;&lt;br&gt;My job is get to control the first impressions.&amp;nbsp; I am very fussy about the photographs I take and use. If I am not satisfied, I will go back and take replacements. I will not begin to market your home until&amp;nbsp; I feel the photos and ad copy are perfect. As soon as possible, your property will be entered completely onto the major websites, such as Realtor.Com, Trulia.Com, Zillow and more. I want the house to look and show it's best so it can be advertised &amp;amp; market appropriately.&amp;nbsp; &lt;br&gt;&lt;br&gt;We work as a partnership to get your house sold. The home should be ready to be shown once it&amp;rsquo;s hits the market.&amp;nbsp; This is your job. These includes items off the counters, arrangements for kids &amp;amp; pets in plan, items put away, appropriate landscaping for the season, and everything is clean &amp;amp; tidy. That is your job, to make the most have a good impression. &lt;br&gt;&lt;br&gt;If the home is not ready in my opinion to hit the market, I would recommend holding off until the house is ready. If you insist on listing the house before everything is done, that is your decision. However, it is tough to create the initial buzz and interest in your property is the marketing and photography do not show the home in the most favorable manner. We can change photos as the time goes along, but it can be tough to promote the changes of the photos if they get changed.       <description>&lt;p&gt;Homeowner association dues are often a sticking point when you are purchasing or selling your condo or townhome in the Greater Danbury area. &lt;br&gt;&lt;br&gt;The higher the monthly dues get, typically the move difficult it becomes for owners these communities to sell. Buyers, especially first time buyers,&amp;nbsp; are wary of communities when the dues are considerly above the average for the area.&amp;nbsp; Not only are the buyers using a lot of their money to use as their down payment &amp;amp; to pay their closing costs, they will be owns paying their mortgage, property taxes, utilities and improvements as they see fit.&lt;br&gt;&lt;br&gt;I have seen several townhome communities in the Danbury area where the homeowners association were already high increased, making the condo fees almost $425 a month. On top of that, like most communities, you have to pay your own heat, electricity, cable and internet.&amp;nbsp; I understand it takes to keep a place nice and do repairs, but it reaches a point where enough is enough. &lt;br&gt;&lt;br&gt;As the fees get higher, it does limit the buyers qualifying power for the mortgage.       <title>Hire Only 1 Agent to Buy a Home in Danbury,CT </title>
      <description>&lt;p&gt;If you really want to annoy a Realtor ask them to help find you a home and then buy the home through a different Realtor. Like many agents I have been burned this way in the past but not so much anymore.&lt;/p&gt;
&lt;p&gt;I was recently contacted by someone asking for help in buying a home. One of the questions I ask everyone is, "Are you represented by a Realtor?" This person said, "Yes, I have been working XYZ at Sold Realty.&amp;rdquo;&lt;br&gt;Not everyone knows how real estate works so I explained to this person how the real estate process works and how that they need only hire one &lt;strong&gt;good&lt;/strong&gt; Realtor to represent them.&lt;/p&gt;
&lt;h4&gt;Role of the MLS&lt;/h4&gt;
&lt;p&gt;All Realtors who pay their MLS fees have access to the Greater Fairfield County &lt;a href="http://www.danburycthomes.com/Search_for_homes/page_2179818.html"&gt;MLS&lt;/a&gt; which contains all properties for sale. This is a large database of properties listed by any real estate company. 99% of al homes are listed on there.&lt;/p&gt;
&lt;p&gt;This means that all Realtors have access to the same properties. If a buyer tells Realtor 1 that they want to know what is for sale on &lt;a href="http://www.danburycthomes.com/Sterling_Woods/page_2239056.html"&gt;Sterling Woods&lt;/a&gt; they should be able to provide you with the same listing of homes Realtor 2 would come up with.&lt;/p&gt;
&lt;h4&gt;No One Wants To Work For Free&lt;/h4&gt;
&lt;p&gt;How would you like it if you went to work everyday for a company and they decided not to pay you? When you ask a Realtor to do some work for you, they are doing it for free. When you ask a Realtor to do some work for you they are doing it for free. I do not get paid a salary, and I am only compensated when a transaction closes. If you have more than one Realtor work for you, then someone is not going to get paid for their time and effort. It&amp;rsquo;s like you going to work and not getting paid. How would you feel?&lt;/p&gt;
&lt;h4&gt;Hire a Good Realtor&lt;/h4&gt;
&lt;p&gt;I can understand talking to more than one agent if the first agent you spoke with does not know the market, doesn&amp;rsquo;t listen your needs or is doing a bad job.. Often times there is just a break down of communication. Perhaps the &lt;a href="http://www.danburycthomes.com/About_Jonathan_Hall/page_2202895.html"&gt;Realtor&lt;/a&gt; is not sending you the right homes because they failed to ask you the right questions. Sometimes, buyers need to be brought down to reality and some Realtors have a hard time doing that. &lt;p&gt;If you are looking to buy a property all you need to do is hire one good Realtor.&amp;nbsp; Hire a hard working, professional, knowledgeable and experienced local agent.&lt;/p&gt;
&lt;p&gt;Some people think that hiring more than 1 Realtor will motivate the agents to work harder to find them a house. I think the opposite happens. You end up getting a half hearted effort from two agents because one of them is going to end up working for free.&lt;/p&gt;

      <description>&lt;p&gt;Each home is different, unique other commodity prices, such as gold, silver and oil, therefore each home has it&amp;rsquo;s own unique value.&lt;/p&gt;
&lt;p&gt;An example of this is a 3 bedroom 2 bath home. That is a very basic home. Sales for these properties in Danbury have ranged between $80,125&amp;nbsp; to $ 446,740 high, which the average price of $224,167 and a median of $214,500. Why is there so a large difference?&lt;br&gt;&lt;br&gt;&lt;strong&gt;-Location:&lt;/strong&gt; &lt;br&gt;Location is the most important thing in determining a property value. It includes type of neighborhood the home lies in, and access to parks, shops, schools, dining and cultural activities.&amp;nbsp; In parts of the region, in an upscale neighborhood, an empty lot can be worth more than a single family home in another location.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;strong&gt;-Design and Appeal:&lt;/strong&gt; &lt;br&gt;These items include floor plan, the way the home is set up on the lot, room sizes and functionality. They usually have the most impact on prices. Outdoor features, such as curb appeal and landscaping is also important.&amp;nbsp; Sometimes having an extravagant feature (such as an museum quality garage) may not have play in the value of the regular home buyer, but a car enthusiast by be willing to cough up extra money for the special feature. &lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;strong&gt;-Space:&lt;/strong&gt; &lt;br&gt;A&amp;nbsp; home should blend in which the other homes in area. Space should be functional for most buyers.&amp;nbsp; In general, the larger a home is in terms of square footage, the more the property will be worth.       <title>Work with a Realtor when you buy new construction home in Danbury CT</title>
      <description>&lt;p&gt;I recommend all buyers work with a professional agent when they are looking for a new home. This should stay particularly true even when you are looking new construction opportunities.&lt;br&gt;&lt;br&gt;I have heard several first hand accounts of people who have purchased new homes directly from the builder. They have paid, in opinion, much higher than an existing resale property.&amp;nbsp; On-site builders representations are hired and trained to get the highest price and most favorable terms &amp;amp; conditions for the builder.&amp;nbsp; They are not allowed to talk about resale listings in the community, and they can not show you the resale units. &lt;br&gt;&lt;br&gt;I have recently worked with a client purchase a new home after marketing and selling their current home. Since time was important for them, as their sale was secure, we went out and viewed several existing units in the area.&amp;nbsp; They focused in one on community, and we toured all available lightly used resale homes.&amp;nbsp; Many of the units we toured were great, but not quite what the client wanted for another of reasons. We decided then, they wanted to explore custom building, so we went back to sales office. &lt;br&gt;&lt;br&gt;We reviewed what that site were available, and the various floor plans. We decided on a site with the appropriate floor plan. We negotiated the base price, which was a little higher than the market value. I then accompanied then to the design center to pick out cosmetic features (flooring,cabinets,appliances,counters,etc) and a few structural changes (vents, overhead lighting, garage,etc). I made sure the cost for the upgrades would add value for resale as well as make the unit ideal for the purchaser. I was able to check the progress of the construction several times, since the purchaser was out for town for most of the time the unit was completed. &lt;br&gt;When the buyer&amp;rsquo;s lender dropped the ball (the mortgage broker the buyer came in with,), I was able to connect the buyer with a professional that I work with on a regular basis who was able to come in, save the day, and&amp;nbsp; get the unit closed!&lt;/p&gt;
