A common thing that a lot of my clients want to be is close to the New York State Line on I-84. In most circumstances, if you are willing to commute an extra an 5 to 10 minutes in each direction, further into the Danbury, there can be significant savings.

Depending on your down payment & common charges, you might be able to own a home for only a little bit higher than what you would paying in rent for a similar properties. I recently attended a seminar hosted by Brendon Fray,a home mortgage consultant with William Pitt Mortgage. In addition to having a buyer approved for financing, banks also need to look at the community and see items such as:
-What % of units are delinquent in payment of their homeowner’s association dues?
-Any pending litigation, arbitration or mediation going on in the community?
-What % of units are being rented out?
-Amount of money in reserves?
-For new construction, what % of the project has been completed & if all common elements or amenities have been completed?
-Insurance coverage

A majority of condos in Danbury are 2 bedroom units. However, at this time, 1 out of 4 condos for sale in Danbury have 3 bedrooms or more (64 units out of 235, per CMLS 3/4/2010). The average listing price is $347,163, but listing prices range from the low $200s to high $500,000s. Three bedroom units are found in roughly 16 different communities.
