I recently attended a seminar hosted by Brendon Fray,a home mortgage consultant with William Pitt Mortgage. In addition to having a buyer approved for financing, banks also need to look at the community and see items such as:
-What % of units are delinquent in payment of their homeowner’s association dues?
-Any pending litigation, arbitration or mediation going on in the community?
-What % of units are being rented out?
-Amount of money in reserves?
-For new construction, what % of the project has been completed & if all common elements or amenities have been completed?
-Insurance coverage
