buying waterfront property: 20 tips for buying a lake home in NW Wisconsin. #19 What You Should Know About Wells - 10/13/11 11:01 AM
When you’re shopping for a home or cabin in Northwestern Wisconsin, you should know about the two main types of wells.  If you do, you’ll be able to make a better, more informed buying decision.  Here’s a quick overview.
The first type is called a drilled well.  These wells are drilled deeper, and they’re a larger diameter.  They usually have a submersible pump.  These wells are more reliable and more efficient; they also yield a larger volume of water.  The water from these wells usually tastes better, too.
The second type is called a driven well.  Sometimes it’s also called a … (3 comments)

20 tips for buying a lake home in NW Wisconsin - #17 Aquatic Invasive Species
Although Wisconsin is also being invaded by other alien plants, mollusks, and fish, here are the three invasives that are causing the most concern right now:
Eurasian water milfoil The only non-native milfoil in Wisconsin, Eurasian water milfoil has invaded waterways in more than 50 percent of the state’s counties. It grows well in heavily used lakes and thrives in high levels of nitrogen and phosphorous runoff. It disrupts aquatic communities by preventing larger fish from accessing certain waters, and it reduces the number of native … (2 comments)

20 tips for buying a lake home in NW Wisconsin - #16 Shoreland Zoning Regulations NR 115 In 1980, NR 115 was amended to create minimum shoreland and wetland standards. After many committee resolutions and public hearings, the final rule went into effect February 1, 2010. Counties have two years from that time or until February, 2012 to update their shoreland ordinances to be consistent with or exceed the state's rules.
Some standards remain the same:

20 tips for buying a lake home in NW Wisconsin: #12 Critical Habitat Designations - Why They’re Usually a Plus
If a cabin, lake home, or land is on a body of water where certain areas have been designated as critical habitat, it’s something you can feel good about.  It means there’s something on the lake or stream worth preserving.  These designations rarely undermine the value of property.  In most cases, they’re actually a plus.
First, keep in mind that the critical habitat designations described at at http://dnr.wi.gov/lakes/criticalhabitat/ often overlap with other regulations that are already in place at the state, … (0 comments)

20 tips for buying a lake home in NW Wisconsin: #11 Critical Habitat Designations - How They Affect Waterfront Owners
Depending on where you live, critical habitat designations may overlap with other regulations that are already in place at the state, county, and local level.  In some cases, they may provide additional protections.  In other cases, they simply clarify the regulations that would already apply.
As the DNR explains at http://dnr.wi.gov/lakes/criticalhabitat/ , Critical Habitat Designations provide advance information to waterfront owners when they want to begin a construction project or some other activity along their shoreline. If a project is proposed … (0 comments)

20 tips for buying a lake home in NW Wisconsin: #10 Critical Habitat Designations - What Are They, and How Do They Affect You?
I recently heard from someone who is thinking of selling his lake home.  He had a few questions for me about something called a “critical habit designation.”  His lake home was in an area that had received this designation.  Was that a good thing, or a bad thing?  How would it affect the value of his property?  And just what is a “critical habitat designation?”
hHere’s a quick overview.  I’ve borrowed part of my explanation from the … (0 comments)

20 tips for buying a lake home in NW Wisconsin: #9 Critical Habitat Designations - How the Process Works
Bodies of water being inventoried for critical habitat areas are chosen on the basis of three factors:
quality of the resource; amount of knowledge and information the Department holds regarding the water body; and current and future risks of the resource to riparian development and in-lake activities. After a lake is selected, DNR field staff compile and review the most current scientific data that already exists. In the field, they make further observations and establish the boundaries of the sites containing critical … (0 comments)

20 tips for buying a lake home in NW Wisconsin: #8 Beauty or Price
What does beauty or price mean? Let me explain.  While it’s true that the market seems to be showing more activity this spring, there’s still a lot of unsold “inventory” out there.  No matter how beautiful the home or land, and no matter how great the location, there are a lot of other properties on the market.
If you are looking for property anywhere in Northwestern Wisconsin, you'll potentially be comparing several possibilities.
Consider how each property stacks up with respect to  beauty or price. In other … (0 comments)

20 tips for buying a NW Wisconsin lake home: # 6 Lake Frontage and Shoreland Zoning
Among the features to consider about the lake frontage include elevation, vegetation, and sand. If you are primarily interested in swimming, then you may be looking for properties with a sandy beach front, or at least, a sandy lake bottom.  If you have small children and want to keep an eye on them while they are playing on the beach, then a level to gently rolling elevation of the home to the lake front will be important. If you are less interested in water activities … (2 comments)

20 Tips for Buying a Lake Home in NW Wisconsin - # 4 Recreational Activities
What are your favorite recreational activities? As you are searching for the ideal lake home, think about the type of lake, as well as the surrounding area, that offers the most activities.
Local communities are also important. Most local communities will at least have a grocery store, liquor store (in Wisconsin they’re usually together), gas station, post office, restaurant/tavern. Very likely, you’ll be within a half hour drive from a larger town or city that will offer more shopping options. Typically, they will offer a summer … (2 comments)

Wisconsin’s Pier Regulations
In the summer of 2008, new legislation concerning the placement of piers on Wisconsin waterways went into effect. The 2008 legislation expands the exempt piers, provides more flexibility in the number of boat slips allowed for commercial and multifamily lots, and creates a registration system to grandfather piers placed before 2004 that do not meet today’s standards.
