Carlsbad Waterfront Homes in Coastal North San Diego County - Carlsbad California - 06/29/09 01:32 PM
Buyers interested in Carlsbad waterfront homes have a number of options. But it's important to realize that Carlsbad actually has few true waterfront homes because the coast road/historic Route 101/Carlsbad Boulevard runs close to the coastline and many water view properties are actually east of this road. The other issue is the state park - Carlsbad State beach - which is west of the coastal road and takes up a substantial bit of coastline from the southern-most border (by Encinitas) to just past Palomar Airport Road. Presumably a homeowner lists their home because they want to sell it. We know there are some folks just testing the market, and others who for some reason don't really want to sell, or they won't accept a price below a certain number which is well above market value. But let's assume, for purposes of this discussion, that they do want to sell. The issue of making your home available to agents and their buyers is kinda important, as is getting the word out on-line and off-line so folks know about it. That got you didn't it? And now you just have the read on... It's a pretty common sight here in Southern California; folks undressing by the side of the road. Maybe it bothers you, maybe it doesn't. You may not give a hoot...which seems to be the case of many. Are you disappointed there are no pictures?
This is really for visitors and folks moving to the area, since Southern Californias already know this - the folks undressing by the side of the road are, of course, the surfers. Lest you think they are all running around the neighborhoods and (9 comments)
A Peak at a Double Peak in San Marcos - 06/27/09 05:43 PM
San Francisco has its Twin Peaks; Hollywood created Twin Peaks (the TV serial drama); and San Marcos has Double Peak. Double Peak Park in San Marcos just opened, with much acclaim, and I took a peak a few days ago. At 1644 feet (and one of the highest points in San Diego county), the unobstructed 360-degree views from the top of this newly opened park are incredible, even on a hazy day when I was there. Better than the views atop Mt. Soledad in La Jolla which are darned impressive. You wind your way up Double Peak Road off San Elijo, (1 comments)

We all know the promotion is important, although one does not want to come across as salesy or pushy. The same is true of our blogs. We want folks to know about them and the valuable content they offer, but shoving them down someone's throat is not likely to be accepted kindly. It's cheap. It's environmentally friendly. And it runs on bio fuel converted from used vegetable oil. And it can help with our traffic congestion on busy weekends. It's the new Beach Shuttle running through Leucadia, Downtown Encinitas and into Cardff-by-the-Sea along the coast road/Route 101. And it will only cost you $1 (one-way), or $5 for a weekend pass.

A real estate transaction is a complex process, involving many pieces of a puzzle that must fit together in order to be complete. Multiple parties must work together, at some level at least, in order to put that puzzle together. Some pieces do not fit the puzzle which can prevent it from reaching closure. Some pieces are missing and must be found, if the puzzle is to be finished. Not all puzzles can be fixed, however. There often seems to be controversy when one talks about erosion control. And it is even more of an issue when you are coping with erosion along the Southern California beaches. Carlsbad Implements Mandatory Water Restrictions Due to Drought - 06/20/09 10:50 AM
California has been in a drought situation for a long time, and it is getting worse. We knew this was coming and that it was inevitable. So, as in other San Diego communities, Carlsbad is now implementing mandatory water conservation as we are in the Level 2 ALERT stage (no longer a WATCH).
The biggie is restricting irrigation/watering of lawns to only 3 days per week from July 1 through October 1 (commercial growers and nurseries are excluded). Odd numbered homes will water on Sunday, Tuesday and Thursday Even numbered homes can water on Saturday, Monday and Wednesday. Here's a (7 comments)

The Four Seasons Aviara Resort has been a mainstay of South Carlsbad's Aviara area for more than 10 years (they signed a 30-year contract in 1995 with several 20-year optional continuations). That is until the owners of the resort that the Four Seasons Hotels and Resorts manages got their britches in a bunch. The owners are alleging financial mismanagement by the Four Seasons and running the resort in a less-than-cost-effective manner (my words). Recent market reports in Carlsbad, Del Mar, Solana Beach and other North San Diego County markets have shown, in general, an increase in sales volume, some reductions in inventory, and other changes since the beginning of 2009. In many communities the homes in the lower price ranges are moving the fastest, although these also account for the largest percentage of distress sales and REOs.

Del Mar is a small coastal town in North Diego County, just south of Solana Beach and north of La Jolla. Is has a reputation for being one of the most expensive towns in the county. Summer is almost here and it's a great time to enjoy all the outdoor stuff we have going on here in Southern California...if you can drag yourself away from the beach and surfing, that is. I've noticed that since carrying my trusty camera with me everywhere I go that I tend to notice so much more. Sometimes that's a good thing, but I can get easily distracted, and I probably drive the people I am with (not clients) nuts since I want to stop and take photos of everything. We have all had experiences, or seen things that have left a lasting impression - beautiful scenery, an amazing natural wonder, a memorable event. Sometimes lasting impressions comes from things which are not so pleasant - a natural disaster for example.
Some people leave a lasting impression with us, either good or bad, as a result from an encounter with them...a conversation, a customer service experience, an argument. Carlsbad buyers! Don't be put off by this title. It's not to imply you are doing something that doesn't make sense (although perhaps you are). But it's about USING your senses when out house hunting in today's market. When touring homes it's easy to get distracted - by clutter, or art work, by food, the family dog, the kids in tow, your phone. But paying close attention is key, especially when touring homes that are not in the best of shape, and especially many of the distress sales and REOs. Being on camera is often a time for smiling, even for those embarrassing moments. Being on camera when going through a red light is NOT a time to smile. In fact you may not even be aware that you ARE on camera. But when that $370.00 ticket arrives from the DMV along with the photos of you whizzing through the red light (and, yes, they get your face, too, plus your license plates) I doubt you will be smiling.

Two months ago it was in Pasadena, we just had them in Denver and Charlotte and Philadelphia, and on June 25th it will be in Orange County, California.
I'm talking about RE Bar Camp, one of the coolest technology and social media events you can attend. There hasn't been a lot of publicity out there so I thought I would mention it for folks in Southern California, or anyone else who has an interest. San Diego County Fair Begins June 12, 2009 in Del Mar, California - 06/04/09 09:55 AM
The popular San Diego County Fair will open on June 12, 2009 at the Del Mar Grounds and run through July (the fair will not operate on June 15 and June 22). The Del Mar Fair Grounds are world famous for the wide range of events held there throughout the year, but perhaps are best known for Thoroughbred Racing Season (July 22 through September 9) and the San Diego Fair. The Del Mar Fair Grounds are located at the Via de la Valle exit off the 5 Freeway, at 2260 Jimmy Durante Blvd. (Information - 858-755-1161).

In a small Encinitas strip mall near the Henry's Fresh Food Market is a very cool little shop called Cookies In Bloom.
As the name implies, this wonderful shop, hidden away in the west side of this small mall for the last 10 years, offers an amazing array of cookie bouquets, suitable for just about every occasion and sentiment you can imagine.

Our SANDICOR (San Diego) MLS Has a New Status - 06/01/09 07:11 PM
The San Diego MLS known as SANDICOR has a new status. Up until recently we have dealt with Active, Pending, Sold, Expired, Cancelled and Withdraw - the usual routine. The shifts in the market has resulted in some long-needed changes with regard to short sale, pre-foreclosure and REO listings. The MLS had previously added some additional commentary agents were asked to include so folks would know what was going on with these properties (e.g., was there an accepted offer pending short approval by the lender). There is also a field for agents to designate if lender approval (or court approval) is (7 comments)
