Build Your Carlsbad Dream Home on this View Lot in La Costa, Carlsbad 92009

No, this is not my listing but I wanted to share it since I was impressed with the views and location.
I was out touring homes and drove through the La Costa Hills to take some photos. I happened to drive by this view lot for sale and thought it was a terrific place to build a home.
There are few buildable lots in coastal Carlsbad and this is one of 2 I have seen that has wonderful views of the ocean, and the mountains, as … (5 comments)

Are YOU Lying to Your Sellers? - 12/30/09 06:02 PM
Are You Lying to your Sellers? You have to wonder if some agents are lying to their sellers. We suspect they may be in certain cases from the stories we hear about proposed listing prices.
Who hasn't lost out on a listing because another agent told the sellers they could get $X for their home, when none of the market data and conditions support that contention? We all know what happens then - the home sits there, month after month, with multiple price reductions. And no offers. And then it gets relisted with another agent. Or it finally sells for well … (117 comments)

Winter Beach Sentinels in Carlsbad - 12/27/09 11:32 PM

I was out running errands just before the holiday and stopped to take some winter photos at South Carlsbad State Beach. Folks were out walking, a family was all dressed up in red and white taking holiday photos, and the weather was in the mid 60s in the late morning - not bad for December 24th.
The cluster of life guard shacks, some old and some new (in blue), caught my eye.

Encinitas Real Estate – A Video Tour of the Neptune Avenue Neighborhood on the Ocean - 12/27/09 10:56 PM
Buyers in the Encinitas real estate market seeking oceanfront homes and a substantial budget will undoubtedly explore the Neptune Avenue neighborhood.
Neptune Avenue runs along the bluff fronting the ocean, from just north of Moonlight Beach to Grandview Beach at the northern end of Leucadia. Given the location and ocean views (on the west side of the street), prices are a premium, although they have declined quite a bit in the last 4 years.
But compared to Del Mar and La Jolla oceanfront, Encinitas waterfront properties are a bargain.
There are 3 major public beach accesses down significant stairs due to … (1 comments)

First Night 2010 in San Diego California – America’s Finest City - 12/27/09 09:45 PM
Hard to believe, but the end of another year is almost here and the First Night Celebrations are gearing up for the crowds.

Here in San Diego, America's Finest City, with the weather being what it is, celebrating outdoors at First Night comes a little easier than in other colder climes. But I suspect that doesn't really stop folks from getting out there to enjoy what their respective cities have to offer on First Night. Times Square in NYC is a great example.
Who hasn't watched the ball drop in Times Square, at least on TV?

A Special Day with Well Wishes for All - 12/25/09 08:29 PM

Today was a wonderful day, with my daughter and her new husband, and my other daughter and her long-time guy, all down from LA for a few days. We always cherish these times together, especially at this time of year where the traditions, new and old, are such an important part of being together. And that, really, is a big part of what it's all about.
Technology has become such a big part of our lives, and today was no exception, In fact, it sorta hit me in the face when I noticed the dining room table. While most of … (18 comments)

A Video Tour on the Historic Coast Highway 101 Through Leucadia (Encinitas) California

Leucadia is a funky, laid-back beach town just south of Carlsbad on the North San Diego County coast, and one of my favorite communities.
Leucadia has a long surfing history, and as a seaside community retains much of the feel from days gone by - which most people like about the community.
This town is part of Encinitas but with a different feel and look. You won't find high end shopping here, nor 5 star dining (but check out Le Papagayo and Auggie's House of Crab for … (6 comments)

Here's the 411 on Abbreviations. U May LOL - 12/23/09 10:12 AM
Let's face it, life has become a bunch of abbreviations. In our personal lives, our business lives and on-line. Seems you can't get away without them. Or do w/o them.
Where would we be without abbreviations? They certainly can save time in our writing, and acronyms for companies, organizations, places, and so on become part of the branding. And some abbreviations even serve the purpose of allowing us to swear without actually doing so.
Our real estate paperwork is CA is a good example - we have an RPA, RLA, DA, AD, CR, WO, AVID, BIA, SBSA, WP, SPQ, TDS, VP, … (60 comments)

Why I LIKE Being Asked About the Carlsbad Real Estate Market
I like being asked about the market. Really, I do. I suspect you feel the same.
Unless of course you haven't made it your objective to be as informed about the local market conditions as you can and should be.
There isn't a day that goes by without someone asking me about the local market, or the market in general. Some recent examples:

(2) How's the market there?
(3) What is the market doing?

Sunset Watching in Southern California: Cardiff Sunset - 12/20/09 05:23 PM

I snapped this photo, one of a series, after leaving a Open House in Cardiff by the Sea, California. I thought the light was particularly interesting with the layers of color, but it was not what one would call a spectacular sunset.
Watching the sunset is a popular activity here. People line the beaches, the bluffs, and other places where they can watch the sun set, then go their merry way. Enjoying an al fresco dinner on the beach is often part of the fun.
I wrote a post some time ago about popular places to gather to watch the … (9 comments)

On The Hunt for Single Story Homes in the Carlsbad Real Estate Market and Surrounding Communities - 12/20/09 10:10 AM
Buyers interested in single story homes have a more limited selection than those open to two or more stories. This is especially true if you want to buy a new construction home, as they are usually in short supply with builders, and some don't build them at all because of cost and most linmited demand.
If your heart is set on having a single story, or there is a need for one reason or another, here are some options for you.

But here are some general thoughts to consider, based on my knowledge and experience, some of which are more specific to my area:

Ice Skating in Southern California? You Bet You Can, in Coronado (San Diego) - 12/14/09 11:40 PM
Ice skating is likely NOT the first thing that comes to mind when you hear "Southern California," even in the winter. I think of Maine, Minnesota, Michigan, Massachusetts, and other non-M states that get REALLY cold. REALLY!
The Hotel Del Coronado, perhaps one of the most famous hotels in San Diego, offers folks the chance to ice skate outdoors overlooking the blue Pacific Ocean. Now what could be better than that? Palm tree...sand...ocean...ice skating at holiday time.

Carlsbad Real Estate – Single Family Homes at Brookfield in Carlsbad California 92009 (Update 12/09) - 12/14/09 09:35 AM
Let's examine the Carlsbad real estate market. The single family homes at Brookfield in Carlsbad California's 92009 zipcode offer a wonderful opportunity for buyers in the under $500K price. Indeed, Brookfield may be one of the most affordable communities of detached housing in Southern Carlsbad, with homes well below the average price of a Carlsbad home in today's market.

Great! Zillow Sent me a Listing Activity Report on a Property That Isn't Even on the Market - 12/07/09 01:28 PM

First, there are 2 reports on my listing on Discovery. Hmmm. That's helpful. NOT.

"I'm Not Your Average REALTOR!" - Are You Sure? - 12/05/09 01:43 PM
I doubt most people want to be considered average, though there is probably nothing inherently wrong with being so. Of course a high school grade of C is average, which puts a different perspective on things.
Being middle of the road and being part of the status quo is the route many take in their jobs, politics, and lifestyles. Being average is, well, being part of the crowd and therefore like most others you are compared to...including being a REALTOR.
