No, this is not my listing but I wanted to share it since I was impressed with the views and location. I was out touring homes and drove through the La Costa Hills to take some photos. I happened to drive by this view lot for sale and thought it was a terrific place to build a home. There are few buildable lots in coastal Carlsbad and this is one of 2 I have seen that has wonderful views of the ocean, and the mountains, as (5 comments)

Are You Lying to your Sellers? You have to wonder if some agents are lying to their sellers. We suspect they may be in certain cases from the stories we hear about proposed listing prices. Who hasn't lost out on a listing because another agent told the sellers they could get $X for their home, when none of the market data and conditions support that contention? We all know what happens then - the home sits there, month after month, with multiple price reductions. And no offers. And then it gets relisted with another agent. I was out running errands just before the holiday and stopped to take some winter photos at South Carlsbad State Beach. Folks were out walking, a family was all dressed up in red and white taking holiday photos, and the weather was in the mid 60s in the late morning - not bad for December 24th. Buyers in the Encinitas real estate market seeking oceanfront homes and a substantial budget will undoubtedly explore the Neptune Avenue neighborhood. Neptune Avenue runs along the bluff fronting the ocean, from just north of Moonlight Beach to Grandview Beach at the northern end of Leucadia. Given the location and ocean views (on the west side of the street), prices are a premium, although they have declined quite a bit in the last 4 years. But compared to Del Mar and La Jolla oceanfront, Encinitas waterfront properties are a bargain. There are 3 major public beach accesses down significant stairs due to (1 comments)
Here in San Diego, America's Finest City, with the weather being what it is, celebrating outdoors at First Night comes a little easier than in other colder climes. But I suspect that doesn't really stop folks from getting out there to enjoy what their respective cities have to offer on First Night. Times Square in NYC is a great example. Leucadia is a funky, laid-back beach town just south of Carlsbad on the North San Diego County coast, and one of my favorite communities. Leucadia has a long surfing history, and as a seaside community retains much of the feel from days gone by - which most people like about the community. This town is part of Encinitas but with a different feel and look. You won't find high end shopping here, nor 5 star dining (but check out Le Papagayo and Auggie's House of Crab for (6 comments)

Let's face it, life has become a bunch of abbreviations. In our personal lives, our business lives and on-line. Seems you can't get away without them. Or do w/o them. Where would we be without abbreviations? They certainly can save time in our writing, and acronyms for companies, organizations, places, and so on become part of the branding. And some abbreviations even serve the purpose of allowing us to swear without actually doing so. This eco-savvy collection of new construction homes is being built adjacent to the master planned community of Calavera Hills in east Carlsbad at Cannon Road and El Camino Real. I snapped this photo, one of a series, after leaving a Open House in Cardiff by the Sea, California. I thought the light was particularly interesting with the layers of color, but it was not what one would call a spectacular sunset. Watching the sunset is a popular activity here. People line the beaches, the bluffs, and other places where they can watch the sun set, then go their merry way. Enjoying an al fresco dinner on the beach is often part of the fun. Cardiff, or more properly known as Cardiff-by-the-Sea, is a small seaside community just south of Encinitas (they have their own zip code, 92007, but technically are part of Encinitas - town government, etc.). Cardiff has a long history as a surfing community, as many do in this area, and despite many changes in recent years - shops, restaurants, new and remodeled housing - it still retains the small-town feel so many residents and visitors enjoy.

I think of Maine, Minnesota, Michigan, Massachusetts, and other non-M states that get REALLY cold. REALLY! The Hotel Del Coronado, perhaps one of the most famous hotels in San Diego, offers folks the chance to ice skate outdoors overlooking the blue Pacific Ocean. Now what could be better than that? Palm tree...sand...ocean...ice skating at holiday time. Ice Skating at The Del, as it's affectionately known, continues until January 3, 2010 on their 10,000 lawn. I've been working with a young couple trying to buy a home in downtown San Dieog near the university. Not a short sale, and they are open to condos and detached homes. THere are some wonderful neighborhoods, and some that are not. We found a terrific condo in the Kensington area of San Diego, next to Normals Heights. This is a wonderful neighborhood, with all sorts of amenities just a short walk away, and some wonderful, and historic housing. Great! Zillow Sent me a Listing Activity Report on a Property That Isn't Even on the Market - 12/07/09 01:28 PM
I opened up my email yesterday morning, even before I had my morning coffee, and found 3 emails from Zillow. Those emails provided me with listing reports - (1) Listing Activity Report for 4686 Cordoba Way; (2) Listing Activity Report for 1286 Discovery St SPC 88; and (3) Listing Activity Report for 1286 Discovery St SPC 88. Two things immediately jumped out: First, there are 2 reports on my listing on Discovery. Hmmm. That's helpful. NOT. Second, the listing on Cordoba doesn't even exist anymore and hasn't been on the market since November 9, 2009. So much for accurate reporting. But, (33 comments)

I doubt most people want to be considered average, though there is probably nothing inherently wrong with being so. Of course a high school grade of C is average, which puts a different perspective on things. Being middle of the road and being part of the status quo is the route many take in their jobs, politics, and lifestyles. Being average is, well, being part of the crowd and therefore like most others you are compared to...including being a REALTOR. The public, as we all know, has a pretty dour view of REALTORS, in general. There are plenty of exceptions, but (69 comments)
