Dia do los Muertos – The Day of the Dead is November 1
The Day of the Dead, Dia de los Muertos, is a famous holiday, especially in Mexico where it is an ancient tradition to celebrate the lives of deceased loved ones – altars, music, favorite foods and beverages of the deceased, visits to the cemetery with flowers, and celebration are the hallmarks of this long standing Mexican tradition.

A Walk on the Carlsbad Boardwalk - 10/29/11 10:32 PM
A walk along the Carlsbad boardwalk at the edge of the continent is a tremendous pleasure particularly with the weather we are enjoying right now.
OK, so it's not really a "boardwalk" as one finds along the Jersey shore or Coney Island, but concrete.
And it's not lined by shops and restaurants as I recall part of the NJ board walk to be, especially in Ocean City and Atlantic City.
But having a place to stroll along the beach to enjoy the views of the ocean, the neighborhoods, and the Coast Road is pretty special.
And given the number of people out … (11 comments)

Is There Mold in Your Carlsbad Home? - 10/29/11 07:45 PM
Is There Mold in Your Carlsbad Home?
Homeowners - Is there mold in your Carlsbad home or do you suspect there may be?

Buyers - Did the home inspection for the house you are trying to buy reveal possible mold?

It's possible the answer is YES.

We’ve been told mold is very common both indoors and out, and molds provide a useful service by destroying dead or decaying plant matter. But mold can also cause problems indoors - destruction of wall, ceiling, roof or floor surfaces, and may pose a health hazard for some people.

The Responsibilities of the Carlsbad Seller – Do You Know What They Are?
As agents we have a ton of responsibilities with any transaction, even before a listing has gotten an offer and we are on the way through the due diligence period. Many of those responsibilities are behind the scenes and are not visible to our clients, unless we tell them.

There are certainly plenty of responsibilities for Carlsbad sellers as well. Let’s talk about a few:

Carlsbad Buyer Responsibilities - 10/23/11 08:37 PM
Carlsbad Buyer Responsibilities
We often talk about all the responsibilities we, as agents, have in any real estate transaction. Many of us have a detailed list of all that we do as REALTORs. I share mine in my pre-listing kit for sellers. But many of these also apply in the case of the buying side of any transaction.

And of course there is the Code of Ethics for those who are REALTORS that outlines standards of conduct.

But there is no Code of Ethics for buyers.

There are certainly responsibilities that buyers have in order to … (10 comments)

It’s a Marine-Layer Day in Carlsbad…Again - 10/23/11 01:12 PM
It’s a Marine-Layer Day in Carlsbad…Again
The fall weather has brought more of the marine layer here in Carlsbad. We’ve hardly seen the sun near the coast for several days.

It hasn’t just been the marine layer with gray skies but it has included the ground fog – quite heavy in some areas. You can see it rolling in and moving across the ground.

I was out in San Elijo Hills in San Marcos yesterday showing property (where it was sunny) and took the time to go to the top of Double Peak Park. The 360-degree … (7 comments)

Carlsbad home sellers – this is all about you and what you ought to get when you hire a listing agent to help sell your home.

Just as a general rule, what prospective listing agents tell you about the market, how they work, their services and their marketing/advertising ought to be the reality. What you see (and hear) is what you get.

Hopefully.

Need a New Septic? You Might Need a Perc Test
A perc test, or more formally Percolation Test, is used to determine the soil absorption rate for a septic drain or “leach” field.

If you need to build a septic system, or have a new one for your property (perhaps in a different area) you will need to have a perc test done.

The perc test will allow the septic company to determine where to put the leach field for the septic system, as well as determine how big it must be based on the drainage.

There are lots of buyers "on the fence" as they say, and probably for a host of reasons.
Perhaps they are not familiar enough with market conditions to make an informed decision. They may not have done their financial homework. And some might be concerned, and rightly so, about job security and the state of their own finances.

Can You Say Ethics Violation? Learnings about Agency – Article 1 of the Code of Ethics  I serve on the Professional Standards Committee at my local real estate board, North San Diego County Association of REALTORS, and have for several years. I’ve found it to be a tremendous learning experience, as panel after panel we discover the myriad ways that agents can misbehave, knowingly or not. It may be something done to another agent, or perhaps they mistreat a member of the public.

Certain violations appear to be more common, and in some cases easier to identify, Agency (Article … (25 comments)

Or I found the strength, with encouragement from others, to break the habit.

Easing myself out of the relationship wasn’t that hard, in the final moments once the decision was made, but getting to the point of saying “time to say goodbye Blackberry” took a while.

Your Vacant Carlsbad Home May NOT Be Helping You Sell It! And There is Risk Involved
Selling a vacant Carlsbad home may not be an easy thing to do. I’m not speaking about REOs and short sales – that’s a topic for another post.

But if you are an equity seller, your vacant Carlsbad home may not be helping you sell it, particularly where there is plenty of competition.

Most sellers, when moving out of their home to a new one, or at least a new location, leave behind a vacant house. I get that.

Carlsbad buyers are often looking for homes with views, and there are lots to choose from – the ocean, the Carlsbad lagoons, panoramic, golf course, greenbelts, the backcountry and mountains. Views vary quite a bit depending on location, and will typically cost more relative to a home that has no view other than one of the neighbor’s house. Carlsbad ocean-view homes will generally be most expensive relatively speaking, the closer the more pricey.
