buyer counseling: Do You Have Time to Meet with Me? - 08/07/11 08:13 PM
Do You have Time to Meet with Me?
I love getting this call or email, don’t you?

Seriously, I think this is a great call or email as opposed to those where someone calls willy nilly, and wants you to drop everything to go show them a home…someone you have never met, have not qualified, and know nothing about.

First, I find that people who call or email this way are pretty darn serious and want to initiate a discussion about real estate, as opposed to those “just looking” calls. The people I have met this way are … (33 comments)

buyer counseling: What is YOUR Buying Strategy for 2009? - 12/23/08 09:33 PM
If you are considering buying a home in 2009, or perhaps have been working on it but it hasn't happened, you might want to do some planning.
What IS your real estate buying strategy?
Do you HAVE a strategy or are you going to just go about it haphazardly?
Consider the following:
DON'T IGNORE THE INTEREST RATES
Interest rates are historically low and there are predictions of 4.5%. It's worthwhile checking into what programs you can qualify for and what this means financially for your monthly budget. Be aware that loan qualification requirements remain very tight and a good number … (44 comments)

buyer counseling: What Do Buyers Need Us For? - 04/15/07 01:38 PM
There has been much talk, and a bit of controversy, about the changing role of the real estate professional as the Internet has evolved, discount brokerages have become more prominent, websites have cropped up all over the place for sellers wishing to represent themselves, and buyers, in general, have become more knowledgeable through on-line research. The question often comes up, either explicitly or implicitly...what do buyers need us for? Perhaps we ask ourselves (if we don't we should). Certainly buyers are asking.
Agents have had to change their thinking about what buyers want and need because the demands have shifted...dramatically. Many have, … (38 comments)

buyer counseling: Mediocrity - You Don't Have to Stand for It, Buyers (Part 2 of 4) - 04/04/07 10:08 AM
So now we are going to talk about mediocrity and buyers. No, not on the part of buyers, but on the part of the agents that buyers sometimes must contend with.
My previous post on mediocrity had to do with sellers and the problems they sometime face with agents who are, shall we say, sub-standard. Let me suggest that buyers, too, must sometimes deal with mediocre performance by the agents they "hire" to help them buy home.
This is a serious dilemma, given one is acquiring the largest purchase of a lifetime, and the person assisting you in that acquisition acts as if … (3 comments)

buyer counseling: Home Buyers and The Buyer Presentation | How Do You Benefit (Part 1 of 2)? - 03/18/07 11:50 PM
This is the first in a 2-part series on buyer presentations:
1. Why you should have one
2. What you should expect from a presentation
If you are a first time home buyer, you need to learn a lot about the process of buying a home. And you likely have a zillion questions to be answered. Plus, as a first step, you need to decide who you want to work with in the purchase process. There are lots of agents out there, some good, some not.
How do you choose?
I've talked before about choosing a REALTOR (some articles have to do … (13 comments)

buyer counseling: First Time Buyer Counseling - 10/16/06 10:48 PM
I have done alot of work with first time buyers (more so back in Boston) and always require a first meeting to discuss a variety of issues before we agree to start working together. This gives me a chance to better understand the buyer's needs and requirements, answer their questions, and share information about myself, the process and how we might work together.
Here is a quick overview of what I do (this is, of course, customized somewhat to the particular buyer and the situation and timing). I generally take no less than a hour to do this and often 2 … (2 comments)
