carlsbad homes sellers: Make Your Carlsbad Home Easy to Sell - Exposure to the Market - 08/31/07 02:26 AM
I recently wrote an article about making your home easy to sell. The focus was on the things you, as the seller, should do, or not do, to more easily sell you home. I suspect some of my suggestions were common sense things you were aware of already, but I find that often sellers in Carlsbad unintentionally do things that make selling their homes more difficult, and which, in effect, sabotage their home sales. Awareness of these roadblocks is the key to your success.
Here we talk more about exposure of your home to the buyer market. In a competitive housing market … (19 comments)

carlsbad homes sellers: Carlsbad Area Beach Access for the Physically Challenged - 08/27/07 10:18 AM
Access to beaches in California is pretty good, as compared to what I have seen in other parts of the country. There is a fair amount of parking (much of it free) so residents and visitors can readily enjoy the outdoor beach life that California is so famous for.
For obvious reasons, beach accessibility can be a real task for those who are physically challenged or who have disabilities. carlsbad homes sellers: Know Your Dates! - 01/08/07 11:51 AM
No, I don't mean people you go out with, silly. I'm referring to dates in the purchase contract. CARLSBAD BUYERS AND SELLERS - THIS IS IMPORTANT!
Knowing your dates is critical for everyone - buyers, sellers, agents - so that the transaction can proceed as smoothly as possible and doesn't fall apart because one party or the other doesn't do their job.
As an agent, you need to help your clients here, and make sure they know the relevant dates. And help them understand the implications of those dates (e.g., time frame for offer expiration, inspections, contingency removal, application for a loan, … (11 comments)

carlsbad homes sellers: So You Are Thinking of Selling Your Home Yourself? (Part 4 of 5) - 11/28/06 02:26 AM
Here is the 4th in the series of posts focused on issues that sellers must seriously consider if they are thinking about selling their homes without the assistance of a licensed real estate agent.
Exposure - This is a buyer's market, for most parts of the country, and a tough one (even for experienced agents) because of the significant inventory. In order to sell a home quickly and for top dollar, it is CRITICAL to have maximum exposure in the marketplace because of this competition. In many areas there are multiple, similar homes on ONE STREET for buyers to choose from. … (15 comments)
