due diligence: Carlsbad Real Estate - What are you Going to do About That RV? - 03/04/09 08:55 AM
Lots of folks own RVs, in various sizes and shapes, and for a variety of reasons. But if you are moving into a new home or condo in some communities including Carlsbad you may have a problem. So what are you going to do about that RV? In some neighborhoods having an RV is not an issue, provided you can park it off the street, especially if it is a smaller one. On-street parking is usually allowed for a limited period of time but not round the clock. But in some communities RVS are not allowed to be parked in front

due diligence: How Do I Find Out About The Schools When Relocating - 03/31/08 09:06 AM
Area schools are often one of the major criteria buyers are concerned about when searching for a new Carlsbad home (and elsewhere), and it’s not only those with school-age children. This is particularly important for those who are relocating and are not familiar with the schools in the community. So how do you find out about the schools in the communities you are thinking about for your new home? School Digger is a great website which provides a wealth of information for families with school-age children (test scores, ethnic information, student/teacher ratios and other metrics). Schools are ranked by a number

due diligence: Carlsbad Buyers - Better Call in the Professionals - 03/10/08 09:42 AM
Carlsbad buyers, whether you seeking your first home or are someone who is more experienced, there will be situations that arise when you had better call in the professionals. Buyers should always have a home inspection completed on a prospective purchase, even if it is new construction. This is a vital piece of your buyer due diligence. You want to know what you are buying, in terms of needed repairs, deferred maintenance, and material defects, plus it’s a good way to gain an education about the home you are buying and its systems. Having a home inspection is especially important in

due diligence: Carlsbad Real Estate - It Looks Like a Circus in Your Yard - 02/13/08 07:00 PM
Hey, it looks like a circus tent in your neighborhood. And a patriotic one at that! Any clue what it is? As a Carlsbad home seller, the circus tent may very well end up in your yard. By choice, of course. Carlsbad homes, like many Southern California homes, often have problems with termites. It seems to be a fact of life here. I am not an expert – for that you need to consult someone who is. But here are some things to consider. There are 5 species of termites in Southern California (this is not my knowledge, I found

due diligence: Carlsbad Real Estate - Is There Mold in YOUR House? - 09/05/07 09:59 AM
Is there mold in your Carlsbad home? Did the home inspection for the property you are trying to buy reveal possible mold? It's likely the answer is YES in many Carlsbad homes. It's important to know that mold is very common both indoors and out, and molds provide a useful service by destroying dead or decaying plant matter. However they can also cause problems indoors - destruction of wall, ceiling, roof or floor surfaces, and may pose a health hazard for many people. In recent years the presence of mold has become a much larger issue in real estate transactions and

due diligence: What is that Noise? - 08/22/07 06:15 PM
Having sold real estate in the city in Cambridge, Massachusetts, and now in Southern California in the Carlsbad area, NOISE has taken on a lot more meaning than it used to. [photos courtesy of Flickr. Highway photo is NOT of the freeway in Carlsbad] I have been asked many times by buyers about noise. Or they have commented on it, or have inquired if a particular area is "noisy." Unfortunately I don't know what that means. Let me rephrase that - I don't know what that means for you, Mr./Mrs./Ms. Buyer. I do know what it means to me, what I am willing

due diligence: What's Shaking? It's an Earthquake. - 08/04/07 10:14 PM
I often get asked about earthquakes, now that I live in California. And I certainly have friends and family members tell me they would never live in California because of the earthquakes. I think it's kinda silly, but it's their reality and that's fine. I have noticed one very minor tremor since I have been here, but I suspect there have been others. I have no other frame of reference, although my wife was in San Francisco on business during the big earthquake there in 1989 (she swore we would NEVER live in California - hah, I convinced her after all)

due diligence: Aesthetic Issue or Environmental Hazard? - 07/19/07 11:08 PM
It may not be an issue in your area, but buyers here in Southern California are often concerned about the presence of high power lines and towers. While many neighborhoods in the San Diego area have telephone and electrical lines buried, there are areas where high power lines and towers are a significant presence, especially in the Carlsbad and Encinitas area. There has been increasing concern for years about the health hazard potential of electromagnetic fields (EMFs) associated with a broad spectrum of electromagnetic radiation, with light being the most common form. Electric and magnetic fields may stem from the more obvious

due diligence: Buyers - You Have Hoops to Jump Through - Be Prepared - 01/15/07 07:58 PM
As a Carlsbad home buyer, getting from "home search" to the closing table means you have a number of hoops to jump through. And, as a result, there is always the possibility of a glitch somewhere along the way. Ask any agent, or any buyer or seller - no matter how smoothly a transaction may be going, before you know it something pops up to burst the bubble. Be prepared for this. While it might not happen, chances are it will, so being prepared mentally will help keep you sane when things don't go as planned. Here are some hoops

due diligence: Due Diligence When Buying a Home - 10/13/06 04:39 PM
So you are going to be buying your first home, or perhaps buying a new one or another one? There's lots to think about and your role as a buyer is critical in order for this to be a success. There are many decisions to make, and while there will be a number of people involved who can assist with providing information and answering questions (your Realtor, insurance agent, mortgage officer, attorney [depending on your state], escros and title companies [again varies by state]), YOU are ultimately responsible for reviewing the available information on a property and making an informed decision. The contract
