But when it’s official you are the new owner, it’s a very special moment indeed. It might take a few minutes to get … (31 comments)

first time home buyers: Sometimes You Don’t Know You are Being Unrealistic Until You are Told - 02/12/15 11:11 PM

Sometimes You Don’t Know You are Being Unrealistic Until You are Told You Are

With the low inventory and great interest rates, plus pent-up demand, activity for buyers in our area is vigorous. Homes that are well priced disappear quickly, but despite being a seller’s market, some homes languish on the market.

And there is always a reason – location, price, and condition are the primary ones

Buyers have wish lists for their home searches. Sometimes those lists are realistic, given prices and neighborhoods of interests, but often they are not.

It may be … (29 comments)

first time home buyers: Are You Flipping Crazy?! - 02/08/13 02:39 PM
Are You Flipping Crazy?!
I’ve been touring a good number of homes in the general area with buyers and on my own previews, despite limited inventory. After seeing several properties, my question is…

Are you flipping crazy?

Several examples.

An average 3 BR home with about 1600 SF was purchased less than 2 months ago for $300,000. By my read, and looking at comps at that time, it seemed just a tad below market value.

The investor came in and painted throughout, installed new carpet, changed a few lighting fixtures and the home is back … (34 comments)

first time home buyers: Carlsbad Buyers, Are YOU Prepared to Make an Offer? - 01/27/13 09:28 AM
Carlsbad Buyers, Are YOU Prepared to Make an Offer?
For many Carlsbad buyers, making an offer prompts a great deal of anxiety and emotion, especially considering the amount of money involved.

In our competitive market where home tours are more like a party, with multiple offers and plenty of cash buyers, you have to be prepared.

Carlsbad Buyers, Are YOU Prepared to Make an Offer?

If you aren’t prepared, you are wasting your time and your agent’s, plus you won’t get the house you want. Although if you aren’t serious none of this matters anyhow.

first time home buyers: Front Porches – Are They a Must Have in Your New Carlsbad Home? - 06/22/12 09:51 AM
Front Porches – Are They a Must Have in Your New Carlsbad Home?
Front porches have been around for a long time, a significant part of the architectural history of a number of classic home styles…at least in my humble opinion. I’m no architectural historian.

Southern plantations (at least the ones I have seen), New England farmhouses and colonials, and other home styles offered front porches as a welcoming spot for guests, a place to entertain, a gathering spot to watch the world go by and socialize with neighbors, protection for company standing at the door while waiting … (7 comments)

first time home buyers: Carlsbad Buyer Responsibilities - 10/23/11 01:37 PM
Carlsbad Buyer Responsibilities
We often talk about all the responsibilities we, as agents, have in any real estate transaction. Many of us have a detailed list of all that we do as REALTORs. I share mine in my pre-listing kit for sellers. But many of these also apply in the case of the buying side of any transaction.

And of course there is the Code of Ethics for those who are REALTORS that outlines standards of conduct.

But there is no Code of Ethics for buyers.

There are certainly responsibilities that buyers have in order to … (10 comments)

first time home buyers: Will That House Suit Your Lifestyle? (Part 2 of 2) - 08/11/11 01:02 AM
Will That House Suit Your Lifestyle? (Part 2 of 2)
There are many factors that buyers consider when choosing a particular home in the Carlsbad CA area. Requirements vary, of course, from person to person. And they may be very specific or fairly general.

The first post in this series was about 2 buyer questionnaires available to my clients to help them in their home search with a focus on lifestyle. You can read more about these questionnaires, and download them:

first time home buyers: Buyers, What You Need to Know about Escrow - 05/12/11 12:51 AM
Carlsbad Buyers, What You Need to Know about Escrow Here in California we use escrow companies to manage the specifics of the contract between buyer and seller.
Escrow companies are neutral 3rd parties responsible for ensuring the details of the negotiated contract between buyer and seller are met accordingly. They cannot change the specifics of the contract (the "escrow instructions derived from the written offer to purchase) without the express written permission of both buyer and seller.
Some escrow officers are better than others in terms of communication, follow-up and organizational skills. Keep in mind that they handle multiple escrows at … (8 comments)

first time home buyers: I'm Lookin' Out for You, Buyers - 05/02/11 06:37 AM
I'm Lookin' Out for You, Buyers  I'm looking out for you, buyers, in a number of ways.
Why? Because I should, and jumping through these hoops makes me better able to help you in your home search and during the purchase process.
How do I do this?
Here are a few of the ways.
****************
I check the MLS daily, sometimes multiple times, to look for new properties in the areas I service and follow the status changes - price reductions, homes going into escrow, properties whose contracts expire.

I set up automated searches for key areas, house types, … (37 comments)

first time home buyers: Are You Ready to Buy Now? Or Will That be in the Future? - 12/19/10 03:56 PM
Are You Ready to Buy Now? Or Will That be in the Future?  The question "are you ready to buy now, or will that be in the future?" is an important one.
It's important to know, as the REALTOR working to help you achieve your real estate goals, but it's a question you ought to be able to answer also.
I often work with relocations from around the country and other parts of California. Some buyers need to move right away, while others are planning to buy down the road - a second home for now, an investment to later live … (48 comments)

first time home buyers: California Home Buyers – More Tax Credits Coming Your Way - 03/26/10 01:44 AM
California Home Buyers - More Tax Credits Coming Your Way
The California Association of REALTORS announced yesterday that a new tax credit bill, AB183, was signed yesterday by Governor Schwarzenegger. As a result, homebuyers in California may receive up to $10,000, or 5% of the purchase price of a new home in state tax credits. $200 million has been allocated.
This bill is different than the last California tax credit bill which afforded buyers of new homes (never unoccupied) up to $10,000 in tax credit and which was wildly successful - the state used up the $100 million allocated for that … (8 comments)
