Carlsbad buyers! Don't be put off by this title. It's not to imply you are doing something that doesn't make sense (although perhaps you are). But it's about USING your senses when out house hunting in today's market.
When touring homes it's easy to get distracted - by clutter, or art work, by food, the family dog, the kids in tow, your phone. But paying close attention is key, especially when touring homes that are not in the best of shape, and especially many of the distress sales and REOs.

Carlsbad home buyers have much to be thankful for.
Let's count the ways...
726 homes on the market as of 12/21/07
While the prices here are high compared to other parts of the country, they are, relatively speaking, better than many of the other coastal communities (except for Oceanside to the north).
The inventory has remained fairly stable (less than 8 months worth), and prices have not shifted much this year (see the November Carlsbad Homes Market Report).

I went out yesterday with some new clients, who happen to be first time home buyers. They are trying to cope with finding a home that meets their needs, in a neighborhood they like, and for a price they can afford, just like anyone else. The 7 homes we toured were all between $450 and $500K, which in our area is at the lower end of the market. Scary! But the experience compelled me to sit down and share some advice.

Looking for a home in your new location will be exciting, but challenging, especially if you are not nearby and need to focus only online. It can be even more stressful when you don't know the area and need to learn as much as possible quickly. The Internet is a great tool for doing this, given the amount of information that is there. And with your Realtor's help you should be able to target your search fairly quickly, once you narrow down the price range (by getting pre-approved) and the communities you are interested in.
