Carlsbad buyers! Don't be put off by this title. It's not to imply you are doing something that doesn't make sense (although perhaps you are). But it's about USING your senses when out house hunting in today's market.

726 homes on the market as of 12/21/07
While the prices here are high compared to other parts of the country, they are, relatively speaking, better than many of the other coastal communities (except for Oceanside to the north).
The inventory has remained fairly stable (less than 8 months worth), and prices have not shifted much this year (see the November Carlsbad Homes Market Report).

I went out yesterday with some new clients, who happen to be first time home buyers. They are trying to cope with finding a home that meets their needs, in a neighborhood they like, and for a price they can afford, just like anyone else. The 7 homes we toured were all between $450 and $500K, which in our area is at the lower end of the market. Scary! But the experience compelled me to sit down and share some advice.

Looking for a home in your new location will be exciting, but challenging, especially if you are not nearby and need to focus only online.
