Bidding Wars, Declining Inventory, Rising Rents, Oh My!!  
A recent article in the Wall Street Journal on bidding wars is just one example of the increasingly positive news seen in the print and on-line media about shifts in the housing market.
 
Perhaps it’s not positive from the perspective of the buyers engaged in those competitive situations, and who may be losing out on the homes they are trying to buy.
 
That doesn’t make it bad or unwelcome news.

With the more stringent requirements in place for obtaining a mortgage, and for a variety of economic reasons, the manner in which buyers are financing a home in Carlsbad and surrounding communities has shifted.  As one example, there are more investors buying properties for cash since prices are more favorable.

It seems that the typical question we hear in the "buyer's market"...how much less will the sellers' take (or some variant)...is being replaced. The new questions are:
Will an offer at the asking price be good enough? Should I make an offer over asking? How much over asking should I go?  While this is not the commonplace question for your typical sale, it IS for the REOs and the short sales these days. The media has been telling us it's a buyer market for some time. The real estate community talks about it too. Everyone seems to believe it.
I think the Buyer's Market is over-rated. 
Before you get your britches in a bunch, hear me out. 
Saying it's a buyer's market, as a general rule, overlooks those markets, and niches, where this is clearly not the case.

We are all in need of some good news, and I have been hearing more and more of late.
No, we cannot say the market is normal or has recovered, nor have the short sales and foreclosures disappeared. People are still losing their homes, experiencing problems paying their bills, and losing jobs (a good friend back East just got laid off yesterday). The news is still bad in many areas.
But I am hearing good news from lots of folks out here - fellow agents, inspectors, mortgage officers, attendees at the recent REBar Camp Los Angeles.

I am finalizing an offer with some terrific out of town clients - first time buyers - who have been looking for some time. In their price range and area, almost everything for sale is an REO, a short sale or a pre-foreclosure. Many of them are pretty ugly and need a lot of work. Schools are important and must be factored in.

In follow-up to my recent post on housing affordability in Carlsbad and nearby communities, and since I often get asked, I though I'd pass along some information on some terrific buys for buyers. 
With escalating prices in recent years it has been near impossible in our area to find anything under $100K or even higher (except for manufactured and mobile housing which is typically in seniors communities). 
That has now changed, and folks who ask "can I buy something for under $100,000?" will get a resounding YES rather than "are you kidding?"

housing market: San Diego Real Estate Sales up 56% in September...So What!? - 10/21/08 01:59 PM
Dataquick is reporting that the home sales for September 2008 in San Diego climbed a whopping 56% over September 2007. This is great news. Or is it?
They also report that in the Southland (Southern California) sales rose an unprecedented 65% over 1 year ago (the 6 counties in this analysis ALL reported substantial sales increases in September). And home sales were up over August of this year as well.

I often have inquiries from out of area or relocation buyers interested in the Carlsbad real estate market, or housing in nearby communities. Many time buyers do not have a good handle on the pricing and, I suspect, are rather surprised when they see what they can buy for the money. This does not include any private sales.
In May 2008 there were 130 homes sold in Carlsbad’s 4 zip codes (92008,92009,92010,920110, which represents the largest monthly sales thus far this year...about 4 times what we saw in January.
Here’s the breakdown of activity.

Let's count the ways...
726 homes on the market as of 12/21/07
While the prices here are high compared to other parts of the country, they are, relatively speaking, better than many of the other coastal communities (except for Oceanside to the north).
The inventory has remained fairly stable (less than 8 months worth), and prices have not shifted much this year (see the November Carlsbad Homes Market Report).

This is for you, Mr. and Mrs. Seller. I hope this does not describe you. But it might.
I see a lot of Carlsbad sellers who are sabotaging their home sales in this market. I think of them as saboteurs, since they are doing things, either intentionally or not, that are making it hard, if not impossible, to sell their homes in a reasonable time frame and for top dollar.
Or they are not doing the things they ought to do that would facilitate a sale.
And they make other comparable homes look like a better value.
