inspections: Is There Mold in Your Carlsbad Home? - 10/29/11 07:45 PM
Is There Mold in Your Carlsbad Home? Homeowners - Is there mold in your Carlsbad home or do you suspect there may be? Buyers - Did the home inspection for the house you are trying to buy reveal possible mold? It's possible the answer is YES. We’ve been told mold is very common both indoors and out, and molds provide a useful service by destroying dead or decaying plant matter. But mold can also cause problems indoors - destruction of wall, ceiling, roof or floor surfaces, and may pose a health hazard for some people.

inspections: Carlsbad Real Estate Buyers - Are You Doing Enough with Your Home Inspection? - 06/12/08 07:23 PM
Folks who are buying Carlsbad real estate, or anywhere for that matter, owe it to themselves to do a thorough investigation of the property they wish to buy. This is not new news, or shouldn’t be. Most REALTORS strongly encourage buyers to hire a home inspector to investigate the home they are trying to buy and part of the due diligence process. To not do so is foolhardy, in my opinion. We even have a disclosure here that advises buyers that to not conduct such an investigation is going against the recommendations of the agent. But sometimes folks don’t listen. With

inspections: Carlsbad Buyers - Better Call in the Professionals - 03/10/08 09:42 AM
Carlsbad buyers, whether you seeking your first home or are someone who is more experienced, there will be situations that arise when you had better call in the professionals. Buyers should always have a home inspection completed on a prospective purchase, even if it is new construction. This is a vital piece of your buyer due diligence. You want to know what you are buying, in terms of needed repairs, deferred maintenance, and material defects, plus it’s a good way to gain an education about the home you are buying and its systems. Having a home inspection is especially important in

inspections: Carlsbad Real Estate - It Looks Like a Circus in Your Yard - 02/13/08 07:00 PM
Hey, it looks like a circus tent in your neighborhood. And a patriotic one at that! Any clue what it is? As a Carlsbad home seller, the circus tent may very well end up in your yard. By choice, of course. Carlsbad homes, like many Southern California homes, often have problems with termites. It seems to be a fact of life here. I am not an expert – for that you need to consult someone who is. But here are some things to consider. There are 5 species of termites in Southern California (this is not my knowledge, I found

inspections: Carlsbad Real Estate - Is There Mold in YOUR House? - 09/05/07 09:59 AM
Is there mold in your Carlsbad home? Did the home inspection for the property you are trying to buy reveal possible mold? It's likely the answer is YES in many Carlsbad homes. It's important to know that mold is very common both indoors and out, and molds provide a useful service by destroying dead or decaying plant matter. However they can also cause problems indoors - destruction of wall, ceiling, roof or floor surfaces, and may pose a health hazard for many people. In recent years the presence of mold has become a much larger issue in real estate transactions and

inspections: Buyers - What Are You Afraid Of? - 03/10/07 08:45 PM
This article is primarily oriented toward first time buyers. However, for those of you who are experienced, I suspect some or all of these concerns have crossed your mind at one point or another as you go about your business of finding a new home in Carlsbad or anywhere else, for that matter. So, what ARE you afraid of? What are the concerns that you have? Are these realistic or not? And how can you address them? Fear of buying in the first place - if this is your first home you may be scared of making that big decision, and take on

inspections: Buyers - You Have Hoops to Jump Through - Be Prepared - 01/15/07 07:58 PM
As a Carlsbad home buyer, getting from "home search" to the closing table means you have a number of hoops to jump through. And, as a result, there is always the possibility of a glitch somewhere along the way. Ask any agent, or any buyer or seller - no matter how smoothly a transaction may be going, before you know it something pops up to burst the bubble. Be prepared for this. While it might not happen, chances are it will, so being prepared mentally will help keep you sane when things don't go as planned. Here are some hoops

inspections: You Wanna Sell Your Home or Not? (Are You Testing the Waters?) Part 2 of 2 - 12/19/06 01:09 AM
Here's part 2 of my short series on strategies for SERIOUS SELLERS (if you missed Part 1...). Consider a home inspection before you list - It's important to learn about problems your home might have (especially if you have owned your home for more than a few years) and take care of these issues, particularly defects that are obvious. Defects that are noticeable are troubling to buyers and often convince them there are other unseen issues, which will translate into a lower offer...or no offer. Be flexible - You certainly don't need to allow showings 24/7 but don't restrict them to just a few hours

inspections: Tips on Becoming a Good Buyer (Part 3 of 3) - 12/04/06 09:43 AM
Here is the last post in my series on how to become a good buyer, whether you are looking for a Carlsbad home or searching elsewhere. Now that your offer has been accepted, you are on to the mechanics of the transaction. This is what you have been waiting for, so do it well! Here are Part 1 and Part 2 in case you missed them. Conduct home inspection- This is the time to learn everything you can about the property and to determine if there are substantive mechanical, structural or other defects that might result in your changing your mind about proceeding

inspections: Tips on Becoming a Good Buyer (Part 2 of 3) - 12/03/06 09:14 AM
Here is the second in the series on some tips on becoming a good buyer. This is particularly important in this market. (Here's Part 1 in case you missed it). Do your home search- Using the Internet (more than 80% of buyers are using the Internet to do their home searching), your agent, newspapers (may or may not be helpful in your area), driving around neighborhoods, going to open houses, etc. The more strategies you use the better educated you will become about the market and the type of home you like. Being educated about the marketis so important so you will
