Forbes released its Most Expensive Zip Codes list and Rancho Santa Fe in San Diego County again is high on the list, coming out Number 3 (zip code 92067), dropping from # 2 last year (#1 Alpine in NJ and #2 Fisher Island – that’s in Ines Hegedus-Garcia’s territory BTW she has a great listing on Fisher Island if you are interested – are tied), with a median price of $2.58 million. Here are the summary statistics from the MLS for the month of May for Carlsbad, California. There are some things to note, especially with regard to changes since January 2007. The inventory has increased, which is typical for the spring market. While the median price for both attached and detached homes is about the same as last month (a slight drop for attached), prices overall have increased since January: 4% for detached homes, and 3% for attached homes (but see my note below). The inventory is a little under 6 months for detached homes, the lowest it has been since May of 2006. The

There is an amazing ocean-front home in Del Mar, consisting of 5 outbuildings (totaling 10,700 SF) which include a main home, 2 guest houses, pool, tennis court, health spa, theater, and a greenhouse, that has been on the market since July 2005 that is in escrow and due to close soon, if rumor, and the Union Tribune, are accurate. The price? Well it was listed at $50 million, which will about double the previous record for the highest price sale (at least publicly known). Buyers and Sellers - here are the summary statistics from the MLS for April 2007 for Carlsbad, California [view of of the Batiquitos Lagoon and the ocean from the La Costa hills] The Carlsbad real estate market continues to be fairly stable, with a modest increase in housing inventory in the last couple of months (but substantially less than the peak last summer).
