moving: Are You REALLY Ready to Move into Your New Home? - 03/12/11 05:39 PM
Are You REALLY Ready to Move into Your New Home? Of course you are. You searched, you found, you made an acceptable offer, you got your loan, and you are set to go. You set up your new utilities to start the day of closing, you arranged for the movers, and now you are really ready. A word of caution... It is not unheard of for closing to get delayed these days, for a host of reasons. It may only be a day, but problems with lenders, escrow, or the seller (especially if a bank) can slow things down even with

moving: How to Write a Winning Blog for Relocations and Win Clients - 02/15/09 09:54 PM
I've done a bit of relocating (not just casual moves but significant distances) so I know a fair amount about what it's like, things you need to think about, and issues that can arise. I know how to move with pets, kids and multiple cars, and how to go about home searching in a community I have never seen before in a different part of the country. I also write fair amount about relocation: Relocation A to Z. Indeed, relocation is a focus of my real estate business, and the majority of my buyer clients are out of the area

moving: Relocating Buyers - Is Your Buyer Agent a Liability? - 06/27/08 06:44 PM
If you are relocating you have a lot to think about and accomplish. Even more so if you are selling your home. But the big task, in my mind, is finding a home in your new location. Depending on your familiarity with the new locale, and the time you have to find a home and purchase it, this task may be a huge challenge. Working with the right buyer agent to help find a home is a good idea, and for those of you moving to a brand new area, this may be the biggest aid to your home search. I

moving: Carlsbad Home Owners - Get Organized for Your Relocation: The Move Itself - 02/08/08 09:33 AM
Most folks can probably use a bit of organizing in their lives, and getting rid of some of that clutter. This is probably truer than ever if you are going to be relocating from your Carlsbad home, or moving here. Preparing Your Home to Sell Preparing your Carlsbad home to sell is perhaps the most important thing you can do when selling your home, apart from establishing a price that will make YOUR home the best value in the neighborhood, rather than the property that makes the competition look like the better value. Sadly, many sellers don’t look at it this

moving: Relocation is NOT for Dummies (Part 4) - 01/06/08 11:55 AM
You've made it through the emotional decision of deciding to relocate to Carlsbad, or wherever (Part 1 on the psychological and emotional issues), and hired an excellent REALTOR to help you sell your home and have done everything you should to get ready for presenting your home to the buying public (Part 2 on selling your current home). You found a terrific agent in your new location to help you, and you have started your house hunting and learning about the area you are moving to (Part 3 on house hunting from a distance). It’s not too early (and if you

moving: Relocation is NOT for Dummies (Part 3) - 01/03/08 11:03 PM
So far we have examined some of the emotional and psychological issues associated with a relocation (Relocation is NOT for Dummies Part 1), and a few practical issues you must consider when selling your home (Relocation is NOT for Dummies Part 2). Here in Part 3 the focus is on house hunting from a distance and how to make the most of buying your new home in a distant location. You can’t drive around neighborhoods to look at housing, and you may not know much, if anything, about your new location. In a relocation: How do you go about house hunting

moving: Want to Appeal to Buyers Who are Relocating? Here's How! - 03/29/07 02:02 AM
There are a fair number of real estate professionals on AR that work with buyers that are relocating, with some whose focus of their business is on relocation. Kristal Kraft is known for her blog on relocation to Denver, having moved there a number of years ago; the Marriotts (not the hotel owners, silly), Tony and Suzanne, write extensively on relocation to Phoenix and Scottsdale, Arizona, and provide relocation guides on different areas they service; and Rich Jacobson started a military relocation groupfor AR agents with experience in this market niche. Plus a whole host of other agents have written about,

moving: Are You Relocating and Need to Find a Great Agent? (Part 2 of 2) - 02/22/07 10:25 AM
As part of your search to find the perfect agent to help you find a new home when you relocate, here are some things that you might want to look for (Part 1 in this series talked about HOW to find the right agent) You will need to do some research to find a REALTOR® who matches your needs. Keep in mind what is happening here - you are making a major move from one part of the country to another unfamiliar area. So having someone you can trust and rely on is essential. WHAT TO LOOK FOR In your research I recommend looking

moving: Relocation - House Hunting from a Distance - 10/03/06 04:23 PM
Looking for a home in your new location will be exciting, but challenging, especially if you are not nearby and need to focus only online. It can be even more stressful when you don't know the area and need to learn as much as possible quickly. The Internet is a great tool for doing this, given the amount of information that is there. And with your Realtor's help you should be able to target your search fairly quickly, once you narrow down the price range (by getting pre-approved) and the communities you are interested in. And if you know the other

moving: Tips on Working with Relocating Buyers - 09/15/06 07:28 PM
Here are some suggestions for working with relocating buyers (coming to your area), gleaned from my personal experience relocating a significant distance 4 times (and moving 5 other times) and assisting multiple buyers in moves around the country. Always keep in mind that not only are you helping them with probably the largest purchase of their lives, but they are moving to a new area they probably don’t know which adds to the stress.Hopefully you have moved yourself so you can truly understand what they are experiencing at some level. Respond right away when you get the referral call (it always

moving: Some Feedback Needed on my New Blogs - 09/07/06 03:47 PM
I recently started two blogs to enhance my real estate business. I love to write and thought that these blogs would be a good way to use my writing skills, but more importantly a means to assist buyer and seller clients. The first blog, Fans of Coastal San Diego, is just what the title implies...a collection of information from a personal and professional standpoint to share with clients and prospects in the San Diego, California area, but also to directly assist my clients (and others) who are planning, or considering, a move to the area. I thought it would be fun to collect
