pricing: What Message is "Price Reduced" Sending to Buyers? - 06/25/11 09:47 PM
What Message is "Price Reduced" Sending to Buyers? So, what message does "price reduced" send to buyers? And perhaps the question also is...what message do you WANT to send? Is it... We really need to sell...REALLY! We know we were greedy and now have adjusted our thinking... a little We are chasing the market in hopes of catching it We are repositioning our home so it fits better with the competition Our agent mislead us and told us we could get $X but we found out s/he was wrong We refused to listen to our agent and price it appropriately, but

pricing: You Gotta Have Showings in Order for Them to Fall in Love! - 11/27/10 11:14 PM
You Gotta Have Showings in Order for Them to Fall in Love! A wise seller client of mine said this to me. "You gotta have showings in order for them to fall in love." I thought that statement was right on target. I had called about the status of the property and the recent showings, and my client thought, perhaps, I was calling with good news...an offer. But the good news was there were a couple of recent showings and a call from an agent who toured recently with a buyer to check on the status. Obviously, if no one is

pricing: Why You Should Know About Building Projects in Your Community - 08/18/07 07:28 PM
As a buyer or seller, the more information at your disposal, the better the decisions you need to make will be. And this includes knowing about any building projects in your area that might impact either the sale of your home OR your decision to buy a home in the area. Many towns have projects that are either being proposed, under review or perhaps have been approved for construction. Building projects might be: providing additional needed housing, including affordable unitsbetter public transportation facilitiesimproving traffic flow (wider roads, intersections)installing storm drains (flood control)erosion controlnew utilities (gas or power lines)building new roads new golf

pricing: Agents and Sellers - Flex those PECS! - 04/07/07 02:14 PM
I apologize in advance, but just a little, for the analogy. But it works for me, so I thought I would share it...and get your feedback. I was at the gym early this morning, in my usual spin class. It was a rigorous one, which I like, plus it helps to burn off all the calories (which seem to somehow find their way into my system without my knowing it). Despite the difficulty of the class, or perhaps because of it, my mind was wandering, as it tends to do, and I "wrote" this post as the calories fell away from the

pricing: Sellers - What Are You Afraid Of? - 03/12/07 12:55 AM
You are selling your home for the first time, or maybe you have done it before. But I bet there are some things you are concerned about? Right? See if the following address some, if not all, of your fears and how to conquer them. Fear that your house won't sell - this probably crosses everyone's mind at some point, even if you know it is a gorgeous home, priced well, and the market is booming. In a slower market this has to be one of your biggest concerns. Armed with the correct market information from a competent REALTOR and pricing

pricing: So You Are Thinking of Selling Your Home Yourself? (Part 5 of 5) - 11/29/06 10:02 AM
This is the last in my series for sellers who are pondering becoming unrepresented sellers. That is not to say that EVERY issue has been raised, only the ones that seemed to be most important and having the most significant impact on the FSBO. But stay tuned - I have some thoughts for a follow-up. Price Setting - This is probably the most critical task, even for those working with a broker. There is huge competition these days, and pricing will determine if you sell, and when. Setting the listing price is not easy, even for professionals with lots of knowledge and
