rancho santa fe: Does Your Home Have a Name? - 04/01/11 07:44 PM
Does Your Home Have a Name?  I was driving around Rancho Santa Fe earlier today, probably the most expensive residential community with many gated estates and homes with names. What I saw repeatedly inspired this post with more questions than answers.
Does your home have a name?
Is it pretentious to give your home a name and plaster it on a fancy sign or the gated entrance?
Or does it lend more personality or mystique to the home in addition to the numerical address which you are given?

Obviously a numerical address helps the post office, and is useful for … (13 comments)

Buyers seeking real estate buys in North County San Diego have a lot of choices, and with the price changes in the last several years plus some very favorable interest rates, it can be a great time to buy for some folks, provided you are financially stable, qualify for a mortgage (or have the cash), and plan to stay in your home for at least 3-5 years.

I have compiled the following list of articles about housing in Carlsbad, Oceanside, Encinitas, Cardiff, Rancho Santa Fe, Solana Beach, Del Mar and La Jolla which may meet your real estate needs, depending … (6 comments)

rancho santa fe: Walkable Neighborhoods – Rancho Santa Fe Real Estate Near Rancho Santa Fe Village - 12/24/08 10:40 AM
In this next article in the series of walkable neighborhoods we explore the affluent community of Rancho Santa Fe.
Rancho Santa Fe real estate has the reputation of being some of the most expensive in the country.
The median price of a detached home puts Rancho Santa Fe near the top of Forbes' list of the most expensive zip codes on more than one occasion (the median price of a detached home in RSF for 2008 YTD is $2.8 million, with the average over $3.5 million).
The town is unincorporated, although battle has raged recently in attempts to incorporate and thereby derive some … (8 comments)

rancho santa fe: Searching for Equestrian Property? Here’s the Scoop on San Diego Real Estate for Horse-Lovers - 12/17/08 10:19 PM

Finding the right equestrian property can be a challenge in the San Diego area, depending on what size property you are looking for, your budget, and the area you would like to be in.
Having grown up in horse country outside Philadelphia on the Main Line, and participating in equestrian activities for about 10 years (and owning horses myself), I have a pretty good idea of the what it's like to own horse property.
Here are some thoughts on questions you should be asking and issues to be aware of, plus some information on key equestrian real estate areas.

rancho santa fe: What's Up with all the Eucalyptus Trees in Carlsbad? - 11/19/08 10:01 AM
The eucalyptus tree is a common sight in northeast Carlsbad in an area known as Hosp Grove.  Hundreds and hundreds as a matter of fact.
You will see a smattering of them in some other areas, and large quantities in communities like Rancho Santa Fe, Scripps Ranch, Olivenhain (Encinitas) and La Jolla (especially near UCSD). I have one in my yard and there are a bunch along my street here in La Costa.
Like the palm tree, they remind many visitors of the Southern California, and in some ways seem as much a part of the vegetation as the palm trees, … (5 comments)

rancho santa fe: What Does $1 Million Buy in Carlsbad and Nearby? How About $5 Million? - 10/20/08 07:12 PM

A million bucks just isn't what it used to be.
It's still a heckuva lot of money, especially in terms of annual salary, but with regard to housing, at least here in California, a million dollars just doesn't buy what it used to. In some of the more expensive communities like La Jolla, Rancho Santa Fe, Del Mar and Coronado you can hardly buy any sort of detached home for under a million.
But with housing prices dropping in the last couple of years, one can certainly get more for a million dollars in my area than in … (13 comments)

rancho santa fe: Rancho Santa Fe - A Finer Art Affaire 2008 - 09/07/08 11:44 PM
The 8th Annual Rancho Santa Fe A Finer Art Affaire was held today in the village parks. The weather was beautiful, as always, and there were abundant artists on hand to showcase their creations, the bulk of which were paintings (all mediums) and jewelry.
Rancho Santa Fe is a beautiful, affluent community a few miles inland from the ocean, and the parks in town just east of the famed Inn at Rancho Santa Fe are a perfect spot under towering trees for a high caliber event such as this with over 150 fine art vendors. The event is run by the … (11 comments)

rancho santa fe: Carlsbad and Nearby Community Average Sales Prices - 08/22/08 04:40 PM

I often have inquiries from out of area or relocation buyers interested in the Carlsbad real estate market, or housing in nearby communities. Many time buyers do not have a good handle on the pricing and, I suspect, are rather surprised when they see what they can buy for the money. Or they are searching on my site and I can tell, given their price range, that they will have difficulty finding what they want in their stated budget.
The following is a summary table of average selling prices and prices per SF, for homes in selected communities for sales … (5 comments)

rancho santa fe: Rancho Santa Fe NOT to be Incorporated as a Town. Yet - 07/27/08 01:00 AM
The controversy brewing in one of America’s most expensive zip codes is over, for the time being at least.
I recently wrote about the push from a large contingent of Rancho Santa Fe homeowners to have the community become incorporated – there are benefits of doing so, but also lots of controversy among the residents, some of which revolves about the exclusive neighborhoods that would be excluded from the incorporation that are now considered Rancho Santa Fe.
For a community where the median home price right now is about $2.7 million, this is big news.

rancho santa fe: The Luxury Home Hunt in San Diego - 04/21/08 10:21 AM
Luxury home buyers in the San Diego area have lots of choices these days.
The key is knowing where to look for the type of property you want that meets your needs and budget, if any.
The coastal areas of San Diego include several communities where luxury homes are common (although you can find high-priced homes in just about any town), including La Jolla, Rancho Santa Fe (ranked the 2nd most expensive zipcode in the US for the past couple of years by Forbes), and Del Mar.
Luxury condo buyers have a number of choices in the downtown San Diego market … (2 comments)

rancho santa fe: Can You Do It Hands-Free? You'd Better, If You are in California - 04/17/08 06:56 PM
We are, of course, speaking about cell phone usage.
But can you do it hands-free? You’d better if you are in California.
It seems as if just about everyone in a car here in California has a cell phone and is on it while driving down the road. You pretty much tell by the driving –
they sit at green lightsmove more slowly down the road than anyonechange lanes without signals (lots of other folks do too)meander from lane to lane or make abrupt lane switchesand otherwise make it obvious they are paying attention to something more important than their … (26 comments)

rancho santa fe: Rancho Santa Fe – Incorporation as a Town: Pros, Cons and Controversy - 01/21/08 08:43 AM
Controversy is brewing in Rancho Santa Fe, the most expensive community in San Diego County (median home price as of 12/31 07 was about $2.9 million) and one of the priciest in the US.
Seems the community, some of it that is (primarily the Rancho Santa Fe Covenant), is pushing for the area to become incorporated as a Town and to include 8 surrounding HOAs. This is a long process, perhaps 18 months to 2 years for review, and requires voter approval (25% must approve the petition, which is then forwarded with an application to the San Diego Local Area Formation … (4 comments)

rancho santa fe: Rancho Santa Fe Homes – The Crosby: Golf Community Extraordinaire - 01/10/08 08:34 PM
Rancho Santa Fe home buyers seeking high-end homes on or near golf courses have a number of choices.
One of the more prestigious communities in Rancho Santa Fe is the gated subdivision of The Crosby at Rancho Santa Fe, anchored by the famed Crosby National Golf Course named after Bing Crosby, offering a wide range of homes with the casual architectural elegance defined by well-known area architect, Lillian Rice.
The Crosby at Rancho Santa Fe is located on the east side of Rancho Santa Fe, with a gate guarded entrance off Del Dios Highway, only 3 miles from Rancho Santa Fe … (9 comments)

rancho santa fe: Rancho Santa Fe is 3rd Most Expensive Zip Code in US - 01/08/08 09:32 AM
Forbes released its Most Expensive Zip Codes list and Rancho Santa Fe in San Diego County again is high on the list, coming out Number 3 (zip code 92067), dropping from # 2 last year (#1 Alpine in NJ and #2 Fisher Island – that’s in Ines Hegedus-Garcia’s territory BTW she has a great listing on Fisher Island if you are interested – are tied), with a median price of $2.58 million.
The list is based on sales prices from July 2006 to June 2007 collected by First American CoreLogic. Interestingly, when you look at MLS data for all of 2007, … (10 comments)

rancho santa fe: Rancho Santa Fe Real Estate - Luxury Home Buyer's Paradise in San Diego - 04/24/07 05:11 PM
Rancho Santa Fe (downtown, shown left), in San Diego's North County, is a bucolic and affluent residential community on rolling hills filled with Eucalyptus trees and orchards (years ago thousands of Eucalyptus trees were planted to be used for the railroad, but the wood turned out to not be appropriate).
Located about 5 miles inland from the ocean (adjacent to and east of Del Mar, Solana Beach and Encinitas) and perhaps 20 miles from San Diego, the Rancho Santa Fe real estate market offers the best of suburban living but at a hefty price.
The town is unincorporated and covers an … (3 comments)

rancho santa fe: Market Data for JAN. Through FEB. 2007 - Rancho Santa Fe, CA - 04/24/07 09:44 AM
Here are the summary statistics from the MLS for Rancho Santa Fe for January, February and March 2007. There are some things to note. [photo is of the Rancho Santa Fe Inn]
Rancho Santa Fe is a unique community in that the prices are very high, marketing times are long, and inventory of attached homes is very limited. Thus you will see some data are not available for the early part of the year for attached homes because none have sold. Because of the high prices, the median and average can shift quite a bit from month to month.
The inventory of Rancho Santa … (1 comments)
