realtor: Relocation is NOT for Dummies (Part 3) - 01/03/08 11:03 PM
So far we have examined some of the emotional and psychological issues associated with a relocation (Relocation is NOT for Dummies Part 1), and a few practical issues you must consider when selling your home (Relocation is NOT for Dummies Part 2). Here in Part 3 the focus is on house hunting from a distance and how to make the most of buying your new home in a distant location. You can’t drive around neighborhoods to look at housing, and you may not know much, if anything, about your new location. In a relocation: How do you go about house hunting

realtor: For Sale By Owners in Carlsbad - What Are you Afraid Of? - 03/29/07 07:44 PM
So, you have decided to become an "unrepresented seller" and broker your own Carlsbad home (or as more commonly called, be a FSBO), or wherever you are. My guess is that you have a number of reasons for choosing to do this on your own, rather than enlisting the services of a licensed real estate professional. My question to you is...what are you afraid of? Let's talk about this from two perspectives: first, your possible reasons for making this decision, and second, concerns you may as an unrepresented seller. YOUR DECISION: Fear of Paying a Commission - well, perhaps fear is the wrong word,

realtor: The Buyer Presentation: What To Expect (Part 2 of 2) - 03/19/07 07:08 PM
In my last post I talked about why you should have a Buyer Presentation and how it can benefit you. Think of it as another hoop to jump through in the process. Now let's talk about what to expect. What should you find out? Here are some things to consider: Experience - years in business; homes sold; experience working with buyers, especially first time buyers (or buyers who are relocating, if that is you)Knowledge of the market - types of homes, different communities and neighborhoods, market conditions, pricing in different areas, inventoryPersonal style - find out how this person likes to work and communicate

realtor: Home Buyers and The Buyer Presentation | How Do You Benefit (Part 1 of 2)? - 03/18/07 11:50 PM
This is the first in a 2-part series on buyer presentations: 1. Why you should have one 2. What you should expect from a presentation If you are a first time home buyer, you need to learn a lot about the process of buying a home. And you likely have a zillion questions to be answered. Plus, as a first step, you need to decide who you want to work with in the purchase process. There are lots of agents out there, some good, some not. How do you choose? I've talked before about choosing a REALTOR (some articles have to do

realtor: You Wanna Sell Your Home or Not? (Are You Testing the Waters?) Part 1 of 2 - 12/18/06 06:50 PM
If you are thinking about putting your house on the market to see what might happen (testing the waters, so to speak), this article is NOT for you. I writing for serious sellers (e.g., those who REALLY need to sell due to family situation, divorce, relocation) who are truly committed to doing what they need to do to sell quickly and at the best price. This is especially important now that the market has shifted to become much more buyer friendly in many areas. Here are some things you need to do: Price your home competitively - Most people will tell you this is THE

realtor: So You Are Thinking of Selling Your Home Yourself? (Part 5 of 5) - 11/29/06 10:02 AM
This is the last in my series for sellers who are pondering becoming unrepresented sellers. That is not to say that EVERY issue has been raised, only the ones that seemed to be most important and having the most significant impact on the FSBO. But stay tuned - I have some thoughts for a follow-up. Price Setting - This is probably the most critical task, even for those working with a broker. There is huge competition these days, and pricing will determine if you sell, and when. Setting the listing price is not easy, even for professionals with lots of knowledge and

realtor: So You Are Thinking of Selling Your Home Yourself? (Part 3 of 5) - 11/27/06 10:37 AM
This is the 3rd in my series of posts intended to provide sellers with a list of issues to seriously consider before making the decision to sell their homes without the assistance of a licensed real estate agent. Selling your own home is time consuming and has a number of risks and liabilities, especially in a competitive buyer's market. Do not make the decision to take this on yourself lightly; give careful thought to these issues before plunging in! Marketing - Marketing a home is lots of work, and unless you are a marketing expert, you may be taking on more than you can realistically handle.

realtor: So You Are Thinking of Selling Your Home Yourself? (Part 2 of 5) - 11/26/06 11:32 AM
This is the second in a series of posts concerning issues that sellers should consider if they are thinking about selling their homes without representation. Time - Most sellers have no clue as to the amount of time it takes to market a house (ask any listing agent). And in a market that favors buyers, marketing times have increased dramatically to 3 months and often longer. How much time do you actually have each week (in addition to your job(s), dealing with your children, maintaining the house in showing condition AT ALL TIMES, grocery shopping and other errands) to spend returning phone calls, scheduling appointments

realtor: So You Are Thinking of Selling Your Home Yourself? (Part 1 of 5) - 11/25/06 06:40 PM
This is the first in a 5-part series on some issues to consider if you are thinking about marketing your home yourself. My intent is NOT to convince you that a REALTOR is the only way to go (even though I believe it is in the consumer's best interest, especially in a buyer's market) but to make you aware of things you should ponder before you make that final decision. Selling yourself CAN work but it does, on average, for less than 20% of those who try (and significantly less in many areas), based on recent surveys. Asa result, you will also

realtor: Selling in a Buyer's Market - LONG post - 10/31/06 10:23 AM
If you are in a situation when you really need to sell (e.g., relocation, change in family status, bought another home), and are not just listing your home to test the market and see if you can sell, here are some strategies to get you started, now that the market has shifted to become much more buyer friendly. While these are in no particular order, PRICE is probably most important. Price your home competitively – now is NOT the time to try to get what your neighbor got for her identical house a year ago, or 6 months ago…it won’t happen. The comparables

realtor: First Time Buyer? Choosing the Right Agent to Help You - 10/04/06 03:45 PM
Here are some suggestions on finding the right REALTOR to help you find your NEW CARLSBAD HOME (or for anywhere you may be moving). Since you are new to buying a home, having a REALTOR you can trust to help you find your new home, and educate you thoroughly about the process, is critical. You will have lots to worry about and coordinate with your move, and working with an agent who does not understand your issues, nor care, is NOT going to be helpful. 1. I recommend working with an agent who is also a REALTOR,not someone who is not. A

realtor: Relocation - House Hunting from a Distance - 10/03/06 04:23 PM
Looking for a home in your new location will be exciting, but challenging, especially if you are not nearby and need to focus only online. It can be even more stressful when you don't know the area and need to learn as much as possible quickly. The Internet is a great tool for doing this, given the amount of information that is there. And with your Realtor's help you should be able to target your search fairly quickly, once you narrow down the price range (by getting pre-approved) and the communities you are interested in. And if you know the other
