There are some interesting extremes in the San Diego real estate market. Sometimes you can't help but wonder about them. 
The range of pricing, especially on the beach?

I saw this in a store (got the owner's permission to take this) and thought it said a mouthful about the real estate market here, as well as about retail. 
Paying CASH? Move to the Front of the Line 
That is not to say that folks who are not cash buyers are out of luck. Far from it.
BUT, the reality is there are lots of buyers, many of them investors, who have the financial wherewithal to buy homes for cash. It seems to be especially common with REOs, and covers a wide range of prices.

Fall is officially here in Southern California, bringing with it a host of changes in the weather, vegetation, and of course activities. While folks outside of California, particularly those in area that really experience the change of seasons, may think the weather is always the same here, the reality is that we experience changes too - they are just not as dramatic.

The San Diego MLS known as SANDICOR has a new status. 
Up until recently we have dealt with Active, Pending, Sold, Expired, Cancelled and Withdraw - the usual routine. The shifts in the market has resulted in some long-needed changes with regard to short sale, pre-foreclosure and REO listings. The MLS had previously added some additional commentary agents were asked to include so folks would know what was going on with these properties (e.g., was there an accepted offer pending short approval by the lender).

There are lots of numbers floating around in the various reports that we see or hear about in the media, and a popular question folks often have is "how is the market doing?"
A complex question for sure, and so much of the answer depends on what aspect of the market you are talking about. Prices? Number of sales? What type of properties? Location? Time frame?

Dataquick is reporting that the home sales for September 2008 in San Diego climbed a whopping 56% over September 2007. This is great news. Or is it?
They also report that in the Southland (Southern California) sales rose an unprecedented 65% over 1 year ago (the 6 counties in this analysis ALL reported substantial sales increases in September). And home sales were up over August of this year as well.

San Diego has a number of beach communities north of downtown along the edge of the continent, each with its own feel, personality, and temperament. While they share the coast line, beach, and sunset views, they each have qualities that endear them to residents and visitors alike.

I have had a number of inquiries from relocation buyers from out of the area and in other states who want to move here, but need to have a marina nearby for their boat, or want to be able to go boating close by.
Relocation buyers, naturally, want to know more about the housing in these areas, too. Some are also interested in the possibility of live-aboard slippage, which is not common, as I understand, but it does exist.

Little Italy in San Diego is wedged in between the 5 freeway, San Diego’s Lindbergh Field (the airport), Harbor Drive, and north of B Street. This business and ethnic community has existed since the 1920s and has undergone many changes as a result of changes in local industries (especially tuna) where many of the local families worked, and the building of I-5 (which dramatically shrunk the community by about 1/3).
Little Italy, however, despite these changes and a long period of decline, is making a significant comeback which began in the 1990s.
