san elijo hills: It’s a Marine-Layer Day in Carlsbad…Again - 10/23/11 06:12 AM
It’s a Marine-Layer Day in Carlsbad…Again
The fall weather has brought more of the marine layer here in Carlsbad. We’ve hardly seen the sun near the coast for several days.

It hasn’t just been the marine layer with gray skies but it has included the ground fog – quite heavy in some areas. You can see it rolling in and moving across the ground.

I was out in San Elijo Hills in San Marcos yesterday showing property (where it was sunny) and took the time to go to the top of Double Peak Park. The 360-degree … (7 comments)

The town center is growing in leaps and bounds now, after a bit of a stall for quite some time (lots of contro ersy about that). The Albertsons' grocery was added last year (with its Savon Pharmacy) and slowly but surely there are other retailers moving in as space is available.
Here's a partial list:

san elijo hills: Top of the World Views at Double Peak Park in San Elijo Hills, San Marcos California - 11/17/09 11:54 AM
I took a walk around Double Peak Park in San Elijo Hills, a master planned community in San Marcos, California. This newly created park (less than 1 year old) has incredible views in all directions, south to San Diego, north to Orange and Riverside Counties and of course west to the ocean.
It was a bit hazy and breezy and with the sun there are some moments when the visibility is not the best. It's well worth checking out if you are in the area.

san elijo hills: A Peak at a Double Peak in San Marcos - 06/27/09 10:43 AM
San Francisco has its Twin Peaks; Hollywood created Twin Peaks (the TV serial drama); and San Marcos has Double Peak.
Double Peak Park in San Marcos just opened, with much acclaim, and I took a peak a few days ago.
At 1644 feet (and one of the highest points in San Diego county), the unobstructed 360-degree views from the top of this newly opened park are incredible, even on a hazy day when I was there. Better than the views atop Mt. Soledad in La Jolla which are darned impressive.

san elijo hills: Bicycling and Bicycle Clubs in North County San Diego - 01/04/09 04:59 AM
Bicycling is a favorite pastime of many here in Southern California, and the weather allows for riding all year round (as long as one dresses appropriately in the cooler winter months). Because of the terrain, and the ocean, there are terrific places to ride that are fairly flat (especially along the ocean between Oceanside and Del Mar) for beginning and less advanced riders, as well as numerous hilly areas to challenge even expert riders. Mt. Soledad in La Jolla and Mt. Palomar being two examples
Many of the larger roads have well marked bicycle lanes so you are not riding directly … (2 comments)

san elijo hills: Mini-Dorms are becoming a Bigger Problem in San Diego - Are Distress Sales to Blame? - 10/27/08 07:21 AM
There have been many issues that have arisen as the result of the increasing short sales, foreclosures, and REOs in communities throughout the country.
Property values have dropped Appraisals come in low resulting in deal falling apart or needing renegotiation "Stephen King" pools are common leading to health concerns such as West Nile Virus Neighborhoods once attractive and well-kept take on a rather disheveled appearance with multiple vacant homes on the block Vandalism of vacant homes has increased Folks break into vacant homes to have parties Squatters sometimes take over vacant properties You get the idea.

san elijo hills: I Got Gas in Encinitas, California - 01/14/08 09:57 AM
It’s not what you might be thinking, especially given my recent series on local restaurants in Carlsbad, Encinitas, Cardiff and Solana Beach.
But I got gas in Encinitas, and I get it there all the time.
Like most folks in the area, I gripe about the high price of gasoline, and what appears to be gouging by certain gas stations. It always amazes me how there can be such dramatic price differentials from one place to another for the same stuff. Not just 3 or 4 cents but often 20 – 30 cents per gallon. Don’t get me started on … (5 comments)

san elijo hills: Fall in San Elijo Hills, San Marcos, California - 12/14/07 04:08 PM

I have had lots of folks visit the posts I wrote about the master planned community of San Eljio Hills in San Marcos, including the most upscale neighborhood under construction (the highest point in the community).
San Elijo Hills has received a lot of attention...not surprising given the location (fabulous coastal views from the highest point in North County), the design of the community, the diversity of home styles and prices, and much more.
I have also had a bunch of inquiries from interested buyers - not surprising given what this community has to offer. A downtown area reminiscent of a New … (19 comments)

san elijo hills: Is It Fake or Real? - 11/26/07 03:35 PM
This post reminds me a little of the classic commercial - "Is it live or is it Memorex?"
I suppose that's a bit dated; we have so many more options in fakery these days.
Why, there are fake teeth, flowers, fingernails, a variety of prosthetic devices, breasts (well, at least implants), seasonings, colorings, paintings which are forgeries, fireplaces, synthetic fabrics, synthetic stone, cakes, jewelry, gemstones, and so on.
And here in California (and I'm sure elsewhere) we have fake grass appearing more and more frequently at residential properties. Sure, there was the horrible (my opinion) bright green carpet-like stuff many put on their porches, … (36 comments)

san elijo hills: New Urbanism - What is It, and How Does it Benefit Us? - 09/25/07 06:16 PM
Have you heard of new urbanism? Or Smart Growth? Do you have a clue as to what these are or how they impact us? Are these some cute new buzzwords in the real estate world? Not at all!
Chances are you may have heard of one of these already. But if not, you likely will. And you will be hearing more and more, as single buildings as well as municipalities around the country embrace the new urbanism emphasis on design for communities which are livable, with greater appreciation for environmental impact, ecology and energy efficiency.
And Smart Growth initiatives, such as in … (34 comments)

san elijo hills: San Elijo Hills - A New Connection to San Marcos - 09/17/07 04:27 PM
San Elijo Hills now has a better connection to San Marcos, both on the east and west. The extension of San Elijo Road, which had previously run just from Rancho Santa Fe Road into San Elijo Hills (to the northeast end of the development) is now connected to Twin Oaks Valley Road over near the San Marcos campus of California State University.

This newly opened 2 mile road allows for improved commuting, and a much faster route to get into the heart of San Marcos and for those commuting west to Escondido, to the 78, or to the I-15 freeway to head north … (10 comments)

san elijo hills: San Marcos California - A Thriving Inland Residential Community - 03/17/07 03:53 AM
San Marcos CA
A Thriving Inland Community

San Marcos, in San Diego's North County, is located about 6 miles inland from the ocean, and about 30 miles from the downtown San Diego.

The community covers about 24 square miles and, as of the 2021 census, had about 95,000 residents. Census data also indicate a fairly diverse population.

San Marcos, because of its inland location, tends to offer a somewhat warmer climate than adjacent Carlsbad, although the west side of San Marcos gets some of the same coastal weather (marine layer, ocean breezes, cooler temperatures).

The town is a healthy mix of residential and commercial areas, … (11 comments)
