I have had lots of folks visit the posts I wrote about the master planned community of San Eljio Hills in San Marcos, including the most upscale neighborhood under construction (the highest point in the community).
San Elijo Hills has received a lot of attention...not surprising given the location (fabulous coastal views from the highest point in North County), the design of the community, the diversity of home styles and prices, and much more.

The media shouts it out often - in the news on TV and radio, the headlines, the talk shows, and on-line. Filings for foreclosure are at the highest rates ever, and so on.
It is true there are a lot of bank owned properties out there. And even more short sales. Some states are particularly hard hit - Florida, Colorado, Michigan, California, among others.
Short sales and bank owned properties, like other aspects of the industry (median prices, appreciation) are often very localized, although the impression a consumer might have from the media is that the housing market is dismal just about everywhere, … (0 comments)

San Marcos, in San Diego's North County, is located about 5 miles inland from the ocean and about 30 miles from the downtown San Diego. The community covers about 24 square miles and, as of the 2000 census, had about 55,000 residents and almost 18,700 household units. Census data also indicate a fairly diverse population.
San Marcos, because of its inland location, tends to offer a somewhat warmer climate than adjacent Carlsbad, although the west side of San Marcos gets some of the coastal climate (marine layer, ocean breezes, cooler temperatures).
