It really shouldn't be this hard to buy a cheap condo in this market. Granted there are lots of short sales and REOs, especially when you are looking under $100K in North San Diego County (yes, you CAN buy a condo in this price range in America's Finest City these days). Buyers, a serious question you need to ask yourself in our lower end housing market in San Marcos, Oceanside and other nearby communities is "how fast can you move?" Of course being able to move into a home quickly may have strong appeal for some sellers. Or, an appropriate question for a seller might be how fast can you move, since a buyer may want, or need, to take possession within 30 days. short sale: The Question Used to Be...How Much Less Will the Sellers' Take?? - 05/28/09 10:49 PM
It seems that the typical question we hear in the "buyer's market"...how much less will the sellers' take (or some variant)...is being replaced. The new questions are: Will an offer at the asking price be good enough? Should I make an offer over asking? How much over asking should I go? While this is not the commonplace question for your typical sale, it IS for the REOs and the short sales these days. Those are pretty heavy words to say to someone. But clearly Bruce Marks had no compunction about saying this (actually yelling on the phont) to a high-level banking official at BofA. I have to say I applaud his willingness to go after the folks who seem, by most accounts, to be at the heart of the continuing problems with our foreclosure mess, the unwillingness in many cases to attempt a loan modification, and the myriad of other issues that have cropped up in the housing crisis. This may sound like admonishment from your Mother, but it's really a warning for those of you showing distress sales to buyers. Don't open that refrigerator. I learned the hard way, and a showing today brought home the lesson loud and clear once again. I was taking new buyers around short sales last year in San Marcos, CA - fortunately he was the son of our good friends and neighbors, who were also present, so we all had a good laugh. Well, more of a gag. The home was beautiful, practically new, with gorgeous kitchen and stainless appliances. And a fabulous price.

SHORT SALES and FORECLOSURES Carlsbad buyers often believe that buying a short sale or a foreclosure will yield a tremendous deal. This can be a misconception, and seems to arise from all the hype in the media, and the notion that since they are distress or hardship sales the price will be much lower than a typical sale for a comparable home. This may or may not be true. No buyers should be surprised to hear that short sales can be difficult to finalize and may take many months to complete, or to even get an approval from the lender(s).
