Working with buyers in a distressed market, even on we have been dealing with for quite some time, remains a challenge.
Buyers need to understand the realities of the distressed market, and what these market conditions mean for them, in particular when attempting to buy short sale and REO properties. Buying a Short Sale in 2012 – A Revisit to 2007
I wrote Buying a Short Sale in late January 2007 to share my thoughts with consumers and encourage participation in an on-line dialog. I was 5 months into blogging.
Little did I know how many comments (well more than 400) this would inspire, and the extent to which consumers would share their stories, good and bad, and ask for advice on short sales. I’ve never had a post with this amount of buyer and seller participation, which is pretty cool.

Proof of Funds Needed in Order to Show Home Well this is a first…a note in the MLS that proof of funds (POF) was required before a buyer could be shown a home (a short sale).
Now granted a proof of funds is important. We see requests for them all the time on REOs and short sales, and itmakes sense to provide them upfront rather than waiting to be asked IMO.
It’s also certainly important in a cash transaction to know that the buyer does have the financial wherewithal to purchase the property and to demonstrate this to the seller … (15 comments)

The HAP Program - Pluses for Buyers And Sellers HAP, or Homeowners' Assistance Program through the Department of Defense, offers some real pluses for buyers and sellers.
Eligible homeowners include service personnel as well as federal civilian, including non-appropriated fund, employees. And HAP has been temporarily extended to include wounded, injured or ill service workers and DOD employees, surviving spouses, and others.
How about getting a short sale approved in advance, based on a full appraisal before the property is listed?

As a buyer watching the real estate market, you are undoubtedly aware that there are more "short sale" properties on the market, at least in many areas. A short sale is a home where the market value of the property is LESS than the loan amount owed to one or more lenders. And buyers often believe that these are the best deals, along with foreclosures.
Note that there may be state or regional differences in the requirements and paperwork - ask your agent.
